What are the drivers? • Most international players have CSR obligations • A widespread CSR commitment is to rent energy-efficient, sustainable buildings
(proved by certificate) • The CSR commitment is strongly related to the rating of the company • The quality and level of the award is decisive rather than the label And what about the investors? • Many investors now prefer green buildings, some are even no longer
considering non-certified offerings • Investors often use certificates as a risk management tool - they assume that
certified buildings can avoid future losses • Among others the Royal Institute of Chartered Surveyors (RICS) recommends
energetic data and aspects of sustainability to be taken into account in appraisal reports

Implementation of an energy effective cooling concept

Central chilled water production
• The main cooling unit is located in the basement.
• The cooling energy is supplied via a central chilled water pipe system.
• In addition to the chillers, geothermal energy (use of groundwater) is used over a heat exchange unit and two ground-water cooled heat pumps.
• Geothermal energy thus can, as a function of the groundwater temperature, provide up to 100 % of the required total cooling energy for the building in summer and at least 70 % in the winter.
• To cover peak loads in winter the chillers work in free cooling mode and they are taken in operation only when needed.
• In this way the mechanical refrigeration can minimize and reduce electricity costs.
