A Brief Commercial Roofing Expert
Danny Stokes’ first exposure to the roofing industry was
at the age of nine-years old when he began working for
his uncle’s roofing company in Illinois. After completing
his apprenticeship and graduating from the University of
Chicago Business School, Danny made his way to
South Florida and never looked back.
Over the years, he has grown his knowledge, skills and
abilities to become a leader in the commercial roofing
industry. Now with over 40+ years of experience in the
roof business, Danny is called upon by every major

Prerequisites to Qualify for a Roof Coating It’s all about the prep work!
1. Moisture: have an approved testing lab perform a moisture survey to determine what percent of the roof is wet. Cut out and replace all wet areas before coating.
2. Maintenance/ Repair: Stop the leaks before you coat. All leaks must be stopped and repaired before any coating is applied. And a full maintenance applied to the roof as well.
3. Roof Details: flashings scuppers, drains, penetrations and HVAC units need to be sealed, re-flashed, and replaced if damaged, and all ridging, blisters, splits and fishmouths must be repaired before coating to ensure maximum lifespan.
4. Low Spots: ponding water and constant evaporative process can harm the coating. Roofers can build up low areas with crickets or tapered insulation to divert water to drainage points before applying the coating.
5. Adhesion Test: Perform Slit/ Adhesion test to existing substrate.
NOTE: 25% Rule: Florida Building Code requires a full roof
replacement if more than 25% of the roof is found wet.
