Location Study

Location

The site is not part of the core town but future development needs to reflect the townscape and the conservation area to reinforce the waterfront.

There is a strong relationship with Endeavour Wharf and River Esk that acts as a traffic corridor to the North Sea.The site is viewed from all elevations including from above as the site is set at the lowest point in the valley. One of the notable views will be back through town towards piers.

Our Approach; looking for distinction

The Net Shops are tall black wooden sheds which were built to provide a weather-proof store for the fishing gear made from natural materials to prevent them from rotting in wet weather. The sheds were originally built on posts to allow the sea to go underneath, however more shingle has built up and the sea no longer reaches the huts.

- Value and different ownerships determine character- Small varied frontages and deep plots- Common to waterside development

Waterfronts have historically presented the most valuable frontage. This has led to local distinctive massing and building forms. The wharf buildings traditionally have narrow gables fronting the river and extend back from the front to maximise value and efficiency. The fishing net huts in Hastings are also an expression of value manifest in architecture. We have followed this historical precedent to articulate the building form and make it appropriate to the historic context of Whitby. The varied gables and heights articulate the building in a way that reflects the incremental growth of Whitby over time.

Articulating Building Mass

Conceptual Approach

Our current design is orientated towards the key harbour frontage where materials and services will be loaded on and off the support vessels. This creates an active and varied massing fronting the harbour and reflects the complexity and variation on the opposite bank.

The concept articulates the massing to reflect the different programmes but is carefully orchestrated to enable large single floor plates internally that can be space planned to allow for flexible arrangements and inter-department working.

Scheme Precedents and materials

We are looking to use traditional materials common to harbour side environments but in a modern interpretation and using modern construction techniques. We propose using a rain-screen façade where the external facing material is decorative and doesn’t provide the water and weather tight envelope. The facing materials can then be finely detailed avoiding large flashings and complicated detailing to resolve the geometric forms.The facing material could be treated timber and / or metal panels, although we feel a degree of material uniformity would enhance the composition of elements currently designed. There are numerous precedents where these materials have been used in marine environments successfully.

We have also allowed for a concrete flood defense around the perimeter of the building to ensure that the ground floors risk of future flooding is minimised. This plinth is also incorporated into the buildings design to raise floor levels.

We have respected the site boundary as provided and accommodated all of the proposed building’s area into a building which rises to its apex at the North East corner. It is in the North East upper most corner that the Marine Offices are located. The brief suggests other associated uses and the potential for future expansion. The design concept lends itself to future expansion by the continuation of the gabled façade along the river frontage much as the historic grain of Whitby has evolved over time.

HARBOURThe frontage on the harbour is percieved to be heigher due to the face of the retaining wall aound the north and east perimeter.

Proposed Flood Strategy

WINDOWSThe Ground floor windows will require flood prevention boards, these have been designed into the scheme to ensure permanent protection is provided.

ENTRANCEAll doors to have either manual flood

protection or automatic flood barriers. Both would provide the desired protection against

flooding up to a presrived height.

WALLSThe walls have been designed to accomodate a 1.2m heigh retaining wall. This will resist the flow of water around the perimeter of the building and ensure the building is protected.

We are looking to use traditional materials common to harbour side environments but in a modern interpretation and using modern construction techniques.

1. External concrete retaining walls up to 1.2m from the external ground level

2. Metal sleeves around windows to provide emphasis on window openings in the cladding

3. Internal expressed ceilings and services to reduce ceiling heights

4. Timber cladding with metal louvres to plant areas for ventilation

5. Roof lights flush with external slate roof finish

6. Internal Birch faced ply to all upper floor walls to reduce wet trades

7. Fare faced block work walls to ground floor to allow water resistance

8. Internal ground floor concrete floors for flood resistance

9. Weathering of British costal timbers over a period of 15 years

10. Frameless glazing systems to be utilised on all windows to reduce dominance of glazing

11. British grown timber in 100mm x 38mm slats laid vertically in bands to delineate floors.
