Who we areWe are Canada’s leading private mortgage insurer with a history dating back to 1995. Our Company, Genworth Financial Mortgage Insurance Company Canada (GenworthCanada), a subsidiary of Genworth MI Canada, provides default mortgage insurance toCanadian residential mortgage lenders that enables first-time homebuyers to own a home more affordably.

Known as The Homeownership Company, we have a track record of successful innovationsthat benefit both lenders and borrowers. Our customer-focused strategy, active riskmanagement platform and financial strength position us well for delivering ongoingprofitability.

As of December 31, 2011, the Company had $5.3 billion in total assets and $2.9 billion in shareholder’s equity. Based in Oakville, Ontario, we employ approximately 260 peopleacross Canada.

Dear Friends:

Since 1995, Genworth Canada has helped more than 1.2 million Canadiansacross the country achieve their dream of homeownership.

Our business had another solid year in 2011. We set some ambitious goalsfor numerous parts of the business and made good progress on each ofthose areas. This was achieved against a backdrop of economic stress innumerous parts of the globe. As the economy continues to recover, we will continue to focus on strengthening our position as the leading privatemortgage insurer in Canada. We will do this by delivering outstandingcustomer service, prudently and actively managing our risk, andmaintaining financial flexibility.

Genworth Canada believes that leadership includes being a good citizenand neighbour and giving back to the communities where we live andconduct business. Throughout last year, our Company and our employeesdevoted significant resources – in both time and money – to help supportcharitable organizations and build stronger communities throughoutCanada.

Among our many initiatives is our Homeowner Assistance Program. Thisprogram exists to help prevent families who are going through temporaryfinancial difficulties from losing their home. While a solution may not befound in every case, we take great pride in helping those we can. Offered atno extra cost to Genworth-insured homeowners, our program enables theborrower to work with us and their lender to find alternatives to foreclosure.

We also support many charitable initiatives and encourage our employeesto participate in volunteer activities regularly. Among the many causes ouremployees supported this past year, are the United Way, Habitat forHumanity, Juvenile Diabetes Research Foundation and countless others as you’ll see highlighted in the pages that follow.

To further encourage volunteer activity, we held a “Month of Service”campaign. Throughout the month of June, employees were encouraged to take part in hands-on volunteering activities in support of numerousorganizations. In that one month, our employees across Canada donatedmore than 564 hours in support of 17 programs.

As 2012 unfolds, we will maintain our commitment to enabling responsiblehomeownership and creating value for all our partners – lenders,shareholders, employees and communities across the country.

Helping Canadians buy homes from coast, to coast, to coast

From Victoria to St. John’s, and to the North, Genworth Canada is there to help Canadians who are ready for the responsibility of homeownership. We are proud to serve Canadians in every province and territory.

Through our mortgage default insurance products, we help Canadians purchase homes whenthey lack the funds needed to make a minimum down payment of 20 per cent. By providingproducts that insure lenders against borrower defaults, we position borrowers to benefit fromthe same low rates that would be offered to borrowers with a larger down payment.

As The Homeownership Company, we also believe in educating homebuyers about thehomeownership process, and promoting financial literacy to help protect the soundness and stability of Canada’s housing market.

The Genworth Canada Homeowner Assistance Program

A sudden job loss, illness, injury, maritalbreakdown or other life altering situation, can have a devastating impact on a homeowner’sfinancial well-being and threaten their ability to hold onto their home.

Genworth Canada’s Homeowner AssistanceProgram exists to help find solutions that can keep families in their homes while they struggle to manage through temporary financial difficulties.While a solution may not be found in every case, we take great pride in helping those we can.

Offered at no extra cost, this service identifiesalternatives to foreclosure such as increasingamortization periods, partial or shared paymentplans, or deferred payments.

Here are just a few examples of what Genworthhas done to help homeowners, across Canada,stay in their homes:

Taking time off to care for ourselves or a sick loved one canquickly drain our financial resources. The loss of income canthreaten our ability to pay a mortgage and to hold onto a home.

A homeowner in Quebec took extended time off work to provide special medical care for her disabled child; ineligible for government assistance, she fell behind on her mortgagepayments. To help keep this family in their home, GenworthCanada made an arrangement with her lender that gave herneeded relief from her mortgage payments until after she was able to return to work.

Losing a loved one is a painful emotional experience; it can also leave loved ones with unaffordable funeral costs that can threaten their ability to pay their mortgage.

A homeowner in New Brunswick experienced the tragedies of losing both her husband and her mother within the span of a year. The financial burden of both funeral costs made itimpossible for her to keep up with her mortgage payments.Genworth Canada worked with this homeowner and her lenderto help convert her mother’s suite into an income-generatingrental unit that gave her the ability to afford her mortgage, andenjoy a bit of extra breathing room.

Losing a job or suffering an unexpected loss of income is the single biggest threat to losing a home. For those withtemporary struggles, Genworth is often able to help.

After many years of loyal service, a homeowner in Ontario lost his job when his employer closed its doors. Genworth workedwith his lender to find a solution that gave the homeowner andhis family some financial flexibility, allowing them to keep theirhome while he temporarily withdrew from the workforce topursue training in a new trade.

Homeownership Education Week

Genworth Canada’s second annual NationalHomeownership Education Week was held April 10-14, 2011. This is a focused week during which we provide homebuyers with anopportunity to learn about the fundamentals of buying a home.

Each day of the week focused on a different topic, including financial planning,understanding your credit report, and marketinsights. Seminars and live webinars took placeacross the country, featuring presentations byGenworth Canada and other industry experts.

As The Homeownership Company, our goal is to help Canadians achieve their dream ofhomeownership. Recognizing the need formore resources to educate prospectivehomeowners on all aspects related to buying and owning a home, we developedwww.homeownership.ca. This one-stop website provides guidance on every step of the homeownership journey. Whether lookingfor tips on budgeting, financing and mortgageoptions, or expert advice on anything fromchoosing the right neighbourhood to how togo about home improvements, this site has it all. Improving thehousing financesystemProtecting consumers and the industry

Genworth Canada is committed to working with law enforcement, lenders, government and others in the industry to help improve the Canadian housing finance system.

Identity theft, mortgage fraud, and other relatedproperty offenses cost Canadians hundreds of millions of dollars each year; that is why we,through our underwriting process, continue toincorporate innovative new technologies andsystems to detect and prevent mortgage fraudand other illegal schemes that can exposeCanadians to risk.

We host numerous training sessions for lenders,brokers, REALTORS® and other professionals,with presentations from our internal experts, aswell as guest speakers from law enforcementand other government entities.

We also extend this education and awarenessprogram to prospective homeowners throughour Homebuyer Seminar Series.

Supporting financial literacy Monitoring the financial fitness of Canadians

As part of our commitment to enableresponsible homeownership, we believestrongly in helping enhance the financialunderstanding and literacy of homebuyers. To support this effort, Genworth Canadaestablished a relationship with the CanadianAssociation of Credit Counselling Services(“CACCS”) in 2009, and we continue to work

with them andsupport theirefforts to helpCanadians getinto betterfinancialshape.Working withCACCS, weheld a series

of seminars across Canada in 2011, teachingthe basics of financial fitness and the steps totake to achieve financial goals.

Genworth Canada and CACCS also conductedan annual financial fitness survey. The results of this survey help us monitor Canadians’attitudes on finances and homeownership sothat we can continue to deliver the right toolsand resources to educate homebuyers andpromote responsible lending practices acrossthe country.

The survey questions can be found atwww.financialfitness.ca, along with many otheruseful tools and resources around financialplanning, credit ratings, budgeting, managingexpenses and setting long-term goals.

Supporting housing projects across Canada

Genworth Canada is constantly looking for newways to make homeownership more affordablefor Canadians. We provide mortgage insurancesupport for initiatives sponsored by governmentand non-profit entities, developers and lenders.

Through our work with the Canadian Housingand Renewal Association, and our proactive work with other industry players, we continue to increase our involvement with innovativeprojects that enhance access to affordablehomeownership. As part of our mandate, welook at ways to adapt our underwriting processto meet the demands of specific programs, and we offer reduced mortgage insurancepremium rates for properties associated with these programs.

In 2011, we approved 344 mortgageapplications relating to affordable housingprojects across the country and lookingahead we have approved 13 new projectsand programs in communities across Canada.We worked closely with Attainable HomesCalgary Corporation (AHCC) to support theirfirst project, Treo at Beacon Heights. AHCC is a non-profit organization owned by the City of Calgary, and created to empowerhard-working middle-income Calgarians to move from ‘the rental market’ tohomeownership. We are also excited aboutour involvement in supporting an importanthousing project in Regina, Saskatchewan, that will provide affordable housing for 126 individuals and families.

Habitat for Humanity Canada

For some Canadians, the dream ofhomeownership can only be realized throughthe help of good neighbours. GenworthCanada and its employees have helped familiesacross Canada through active support andinvolvement as a National Sponsor of Habitatfor Humanity.

As part of our commitment to affordablehomeownership, we partnered with Habitat for Humanity in 2006; since then, our Company and its employees havesupported more than 30 Habitat for Humanityaffiliates across Canada and made totalcontributions in excess of $1.7 million.

The Path to Home Program

In 2011, Genworth Canada entered the second year of the Path to Homeprogram, a $1-million three-year commitment to Habitat for Humanity Canada.

The Path to Homeprogram is a GenworthCanada initiative with Habitat for Humanity that supports home building grants, access to educational resources, and employeevolunteer commitments, to projects andprograms across the country.

Our employees contributed more than 685 volunteer hours to Habitat in 2011; fromworking on construction sites, Habitat Re-Stores,and sitting on local boards and committees –our people were proud to step up to helpCanadian families.

This past year, we sponsored Habitat affiliates in the Canadian communities of Prince EdwardIsland; Saint-John and Moncton, NewBrunswick; Halifax, Nova Scotia; Montréal andSherbrooke, Québec; Ottawa, Toronto, Halton,Hamilton and Windsor, Ontario; Winnipeg,Manitoba; and Calgary, Alberta.

The Meaning of Home National WritingContest

Genworth Canada’s national writing contest,The Meaning of Home,was created to raiseawareness among students of the importanceof having a home.

The contest calls on Canadian students ingrades 4, 5 and 6 to express what ‘home’means to them through a short story, poem or essay. As part of the program, teachers areencouraged to download education modulesonline and use the program to encourageliteracy, community support and charitablegiving in their classrooms.

Chosen among 3,200 entries, our2011 winner was 10-year old EdieSchnell of Calgary,Alberta. This younggirl wrote aninspirational essaycomparing herexperiences inCanada and Ethiopia:

“At the end of the day I would use the [river]

water to make dinner. My Birth Mom told meshe was sending me to a better place …Now I am in a perfect school with friends…Watercomes from a tap and I know it is clean…Sometimes things in life can be hard but having a good home can make a difference.”

As the fifth winner of the annual contest,Genworth Canada contributed $60,000 to the local Habitat building project of herchoice, which in this case was the Calgaryaffiliate. Since 2007, the contest has resulted in Genworth Canada donating over $450,000to more than 30 Habitat affiliates throughoutthe country.

To celebrate thefifth anniversary of The Meaning of Home contest,we, in partnershipwith Habitat,published acommemorativebook of winningand finalist entriesfrom the last fiveyears. Copies ofthe book can beordered at www.MeaningofHome.ca and allproceeds go to Habitat for Humanity Canada.

Helping build stronger communitiesGenworth Canada is proud to give back to the communities it serves. In addition to numerousin-kind donations, the Company’s total cash-based contributions to community causes in 2011was $698,286.

Community builder of the year

We are recognized across Canada for ourcontributions to charitable causes. In Laval,Québec, Genworth Canada received theCoupe Défi Entreprise Award for our support of the Juvenile Diabetes Research Foundation(JDRF); and, in Oakville, Ontario, the Companyreceived a 2011 Oakville Award for BusinessExcellence in the first-ever Community Builderof the Year category.

We are proud to support several communityinitiatives in our hometown of Oakville,including the new Oakville Hospital, HabitatHalton, SafetyNet clothing drive, United Way of Oakville, Big Brothers Big Sisters, WellspringCancer Support Centre, Oakville Public LibraryTeen's Centre, JDRF, and the Oakville FamilyDay.

United Way campaign

The 2011 Genworth Canada United Way Team raised nearly $117K for United WayCharities – with more than $50,000 contributedby Genworth’s 260 employees through payrolldeductions and other initiatives, US $50,000from the Genworth Foundation, and theremainder donated by Genworth Canada.

Throughout the course of the year, ouremployees led special fundraising eventsacross the country, including a silent auction to which employees and the Company donated nearly 100 prizes.

Month of Service

Giving back to the communities we serve is something we do all year round; but this past June 2011, the Genworth Canada Team went above and beyond with its annual Month of Service.

Our Month of Service is a time when our employees pulls together to support causes andorganizations that are important to the communities we serve, and have great meaning to us and to our families.

During the month, Genworth Canada supports its employees by offering paid time off to support community organizations and campaigns, and in many cases, the Company also provides donations and gifts in kind.

Taking our commitment to OttawaEach year, the Government of Canada makesimportant decisions that impact the housingmarket. These changes affect consumerconfidence and the financial stability ofhomeowners and prospective homebuyersacross the country. As The HomeownershipCompany, Genworth Canada is committed toworking with key government departments and officials to provide recommendations in support of sound policies that reflect thehousing needs of Canadians.

Genworth Canada also believes the privatesector has an important role to play insupporting young Canadians who wish topursue careers in the public service. Throughour sponsorship of the Parliamentary InternshipProgram and the Forum of Young Canadians,we are providing students with access tolearning opportunities on Parliament Hill. TheParliamentary Internship Program is designed to provide university graduates with directexperience working for Members of Parliament.The Forum Experience is an intensive bilingualacademic program held in Ottawa thatimmerses students in the world of politics. It is offered annually to 600 high-school orCegep graduates from across Canada.

Yvonne Burghardt-McEwan

Financial Controller, 6 years of service

Yvonne was the maindriver in the successfultransformation of theCompany’s financialstatements to conformwith IFRS. This projectwas a significantundertaking, requiringextensive research andunderstanding ofaccounting principles.Because of Yvonne’s

efforts, the Company’s transition to IFRS was seamless.

Jay Iyer

Senior Risk Analyst, 8 years of service

Jay played aninstrumental role inseveral high-priorityanalytical projects. She consistently wentabove and beyond to achieve her goals.Her portfolio analyticalwork providedmanagement with thenecessary detail toadequately explain

results to investors and our Board. Jay alsoacted as a coordinator for our Habitat forHumanity involvement.

Jason was extremelyeffective in managingthe Ontario Regionduring 2011 andkeeping his sales team focused on thenecessary activities to grow our businessand support lendersthrough servicing,training and visibility.He has continued to

Kimberley Oroszy
