Spring has sprung and we're all busy outdoors. It seems we went from winter to summer. It's been so warm no one wants to go in the house until way after dark. Our 3rd vendor show was another success. If you didn't attend, you missed out. Lots of good information and plenty of door prizes. The show was a lot of work but well worth it. In light of everyone's busy schedule and the effort it took to put the trade show on, the Advisory Board decided to have an open forum for our next meeting. Since we won't be having a speaker, we'll have a round table discussion on whatever you want. March 2008 TuscREIA Secretary Notes…

The Tuscarawas County Real Estate Investors Association (TuscREIA) held our 2nd general meeting in 2008 at our new location, The Geib Family Center on East High Avenue, New Phila. Our guest speakers for the evening were attorneys from the law firm of Black McCuskey Hanhart Deeds & Bauer. Atty. Dave Hanhart & Atty. Bob Preston discussed topics discussed of eviction proc-ess & collections from beginning to end and 1031 exchanges for real estate. Numerous questions were ask and answered for those in attendance. Both attorney’s welcome any TuscREIA member to contact them for further information. Please make sure to let them know when you call you’re a TuscREIA member. Refreshments and the door prize was provided by Sally Dorn at American Title Co. Steve Sherer was the evenings door prize winner. Congratulations Steve. TuscREIA Trade Show, April 9th, 2008 The Tuscarawas County Real Estate Investors Association (TuscREIA) held our 3rd Annual Vendor Trade Show for 2008 at a new location, the New Philadelphia Elks.

Chairperson for the event was Jack Lewis. Jack provided placement information for all the vendors, vendor table assignments were handled by Chris Hopkins and visitors check in was handled by Linda Sherer. Jim Hopkins & Joyce Evans were in charge of the drinks. Jack Jones provided the MC services for the evening and Andy Lee manned the TuscREIA table. The rest of the officers & volunteers, as follows, helped wherever they were needed. Pat & John McCreery, Terri Jones, Michele McCreery, Bryan & Nellie Mitchell, Mike Baker. The New Phila Elks made sandwiches for the vendors and set up volunteers prior to the evenings event. The New Phila Elks and their employees were a great help through out the evening.

Over $2000.00 in Vendor & TuscREIA door prizes were given away to those who were present for the draw-ings. There were many new faces in attendance this year including some visiting from the Stark County REIA & Akron Canton REIA.

The officers would like to thank all who attended and a special thanks to all who helped put on such a won-derful show and the vendors who were so generous with their door prizes. Page 5 OREIA LEADERSHIP RETREAT February 29 thru March 3, 2008 Ohio Real Estate Investors Association held its annual Spring Leadership Re-treat on Feb. 29 – March 2 at Mohican Resort and Conference Center. We did question if it really was the “spring” retreat, since it snowed something terrible on Friday as everyone was converging on Mohican via dark and winding roads! Representing our group were Jack & Terri Jones, Jim & Chris Hopkins, and Bryan & Nellie Mitchell. Theme for the event was “Politics Makes Strange Bedfellows” and there was much to be learned.

OREIA President Tim Jones opened the session with a State of the State Ad-dress, including an overview of the current mortgage crisis in the US. Mi-chelle Wells, OREIA Legislative Director and a member of the Mahoning Valley REIA, spoke on “The Path of a Bill” and provided an overview of how a bill becomes law. She noted that there were currently 63 bills before the Ohio legislators that should be of interested to real estate investors and landlords.

Regarding HB 103 – Unpaid Water Rates – she noted the current status: 1/10/2008 – substitute bill ac-cepted. The group then participated in a mock Committee Hearing for HB 88 – Carbon Monoxide Detec-tors – current status: 3/27/2007 – Commerce and Labor (First Hearing). The Committee Hearing in-cluded sponsor testimony, proponent and opponent testimony with those testifying having 2 minutes to plead their case.

Bob Gibbs, State Representative 97th House District and Chair of the House Ways & Means Committee, discussed the state budget and impending financial shortfall by the end of the current biennial budget year and answered questions from the group.

Holly Johnston-Cook, Ohio Department of Commerce Division of real Estate & Professional Licensing spoke about real estate & appraisal licensing. She touched on some recent fraud cases her department is in charge of & shared the division’s website address http://www.com.ohio.gov/real

Rounding out the afternoon were Brooke A. Cheney, President and CEO of Governmental Policy Group Inc., who discussed the state budget, the make up of the current general assembly and the number of new faces filling those seats.

The afternoon wrap up was presented by Attorney Jonathan Dever of Greene County, who owns and op-erates Real Estate Legal Wizard.com with practice areas including real estate, business, estate planning and asset protection. He discussed the sub prime mortgage mess and how it all got started. There’s a lot of interesting information on his website at http://www.realestatelegalwizard.com/

The annual banquet Local Recruiters and Volunteer Leaders from each Chapter were honored. TuscREIA Recruiter was Terri Evans-Jones and the honored Volunteer was Bryan Mitchell. Terri also received hon-orable mention for her work as editor of the TuscREIA newsletter ‘Units of News’! Our newsletter won out over all OREIA Assoc.

Way to go, Terri!

The event wrapped up Sunday morning with Leader-ship Breakouts the ORIEA Board meeting, which Jack & Terri and Bryan & Nellie Mitchell attended. Round Table discussions were held concerning communica-tion, legislature, commerce, officer leadership, & pro-gramming. The OREIA Quarterly Board Meeting was held beginning at 1pm which both the Joneses and the Mitchell’s attended.

Page 6 Property Rehab, Repair & Maintenance Tips - Carpet & Flooring Jack Lewis, Advisory Board. Part 1

I like to fix up my rental units when I first buy them doing all the necessary repairs and upgrades so, except for tenant damage and normal wear and tear, I don’t have to mess with anything for five years. It’s a lot eas-ier to do all of this when the unit is empty. The one major thing that may have to be replaced within this five year period is carpet. One of the questions you should ask on your rental application is “Do you own a vac-uum cleaner?” Think about it, if they don’t have one?? Even if they have one maybe we should ask if they know how to operate it. As with paint if you own multiple units pick one color, style and grade of carpet and vinyl for all of your units. This way you will always have spare pieces to repair flooring in any house. You can always get a better price if you buy a complete roll of carpet and vinyl. This works out great if you have a place to store it and then your installer can just cut off what he needs for his work. Some of the flooring wholesalers will even store the rolls for you and your installer can just go there and cut what he needs. Before new carpet can be installed the old must come out. Carpeting can be heavy and bulky to tear out and can be even worse if it is glued down. Invest in a good quality razor knife. There are several out there. I bought a folding one with a lockable blade and a thumb pad on top for about $11. It clips to my pocket and is so handy. Cut the carpet into strips about 25” wide and pull it up. I know some landlords who gave up on carpeting altogether. They simply got tired of the expense of con-stantly having to replace worn out and damaged carpeting. Pull up the carpet and padding. If you are lucky you may find hardwood floors. If they are in good shape sand, stain with a dark color and apply 2-3 coats of polyurethane top coat. This will look great and last a long time. If damaged you just sand, repair and refinish small areas. If the floors are not hard wood but some kind of wood other than plywood or OSB they can usu-ally be cleaned, repaired and painted dark brown and then use the same polyurethane top coat. Polyure-thane applies as a translucent milky color and dries clear. Lightly sand between coats and in the end you will have great looking floor with a very hard but easily cleaned surface. Let the tenants supply their own rugs if they want to. Consider only finishing the exterior couple of feet and put a throw rug in the middle of the room slightly overlapping the finished area. Painting Tip: When painting floors first “cut in” the exterior using a brush and then use an extension pole to roll the paint on the rest of the floor. This goes really fast and saves your back and knees. You may be able to use the handle from an old broom or mop if it is threaded on the end saving you from buying a new pole. To give a lower end rental a higher end feel use quality padding and cheaper carpet. It will have that “bouncy” feel of more expensive carpet. Consider using the same padding but install commercial carpet. Commercial carpet is less expensive and is easier to clean. Use a darker color to hide stains. Think about not using any padding at all or use the commercial kind that has the padding and carpet bonded together. You can very cheaply cover stairs and hallways with runners. They are 24” wide can be installed with double stick carpet tape or tacked down. I can still remember my grandparent’s house having runners and throw rugs throughout their house.

A tool you should consider investing in is a manual carpet kicker. You can usually get them at a place like Harbor Freight or on the internet for $30-50. As carpets wear they stretch and get wrinkles. The tool has small spikes that grab the carpet while you use your knee to kick the tool’s padded end stretching the carpet and pulling out the wrinkles. It just makes a room look better without the wrinkles. Do you know why there are no old carpet installers? It’s because they have bad knees. It’s one of those jobs I would not want to do for a living.
