TO ELEUTHERA

Although the Bahamas is a chain of 700 islands in the sun, each one exhibits its own distinct personality. Eleuthera is no exception. Eleuthera, this noble island known as “The Land of Freedom,” offers a life of simplicity…..no stress, no strain, no struggle…no problem! Kind and hospi-

table Eleutherians are a synthesis of various peoples and cultural dialects resulting from a unique blend of American, European, and Caribbean essence. We are outgoing, friendly, and very warm and inviting to our guests. Even the land itself calls visits to relax, release, and be rejuvenated. Here, pink and white powder beaches stretch along our shores, waiting to be enjoyed. Balmy breezes blow gently and the wind seems to whisper each listener’s name. For the blessed visitors reaching the Eleuthera mainland, Harbour Island or Spanish Wells, the natural landscape and the natural charm of our people will not disap-point. And at the end of your stay, you will know that you are always welcome in this land of beauty and leisure.

EleutheraVisitors’Guide 17

In the mid-1600’s, industrious Bermudian busi-nessman and mariner Capt William Sayles landed on Citagoo Island – today’s Eleuthera. He and his fellow shipmates came in search of freedom,

prosperity and a simple life. Recent archaeological finds at Preachers Cave, near Sayle’s landing site, and other historic sites around the island, offer evidence of daring explorations and adventures of those that came afterwards. Today, Eleutherians from all walks of life have unit-ed as One Eleuthera to reignite our community’s pas-sion for and commitment to our little piece of Heaven on Earth. Together, we will rediscover and redefine Cigatoo as a place where our unique history, culture and heritage – forged over 1,500 years - inspires and guides the future of our beautiful island. Together… as One Eleuthera..

As New York Times Travel writer Denny Lee describes Eleuthera: “This 100-mile-long Bahamian fishing island, with its spectacu-

lar barrier reefs and lazy pace, is being groomed as the next big thing… But for everything that Eleuthera lacks, there is a beach with your name on it. Gaulding Cay Beach is so shallow that you can walk out 150 feet and still be waist-high in water. French Leave Beach is arguably the most beautiful, with pink-hued sands hemmed by crystal-blue water. Surfer’s Beach is for wave riders, but there are also beaches for snorkelers, swimmers and shell collectors.” This island has experienced celebrity glamour as early as the 1940’s when British royalty flocked to Windermere Island, a private gated island located a few yards off the Atlantic Coast of Eleuthera. Today to the north-east of Eleuthera, Harbour Is-land, a three-mile long isle with coral pink sand draws well-known fashion icons and supermodels to its shores. Eleuthera is being rediscovered so come to Eleuthera.....

General Procedure for Non-Bahamians

wanting to own Property in The Bahamas.

The International Persons Landhold-ing Act passed in 1993 made it easier for non-Bahamians and companies under their control to own property. 1. A non-Bahamian or permanent resident who purchases or acquires an interest in a condominium or property to be used by him as a single family dwelling or for construction of such dwelling must apply to the secretary to the Investment Board to register the purchase following completion of the purchase. 2. Upon receipt of the above the acquisition is registered and a certificate of registration issued. 3. A permit to acquire property is required as a pre-condition to comple-tion of the purchase if the property is undeveloped land and the purchaser would become the owner of two or more contiguous acres. A permit is also required in cases where property being purchased is not for use as a single family dwelling (for example if the purchaser is buying a resort, restaurant or other commercial venture).

4. Non-Bahamians who own homes in The Bahamas may apply to the direc-tor of immigration for an annual home owner’s residence card. This entitles the owner, spouse and dependent children to enter and remain in The Bahamas for the duration of the validity of the card. This is intended to facilitate entry but does not confer resident status. All applications for permits along with fees made payable to the Public Trea-sury should be submitted to the Ministry of Financial Services & Investments for consideration by the Investment Board.

Fee ScheduleCertificate of Registration fee ……$250.00Permit Fee ..................................$500.00Annual home owner’sresidence card ............................$500.00

What is Stamp Duty? Although there are no taxes on

capital gains, inheritance, corporate and personal income, dividends and interest in The Bahamas there are Real Property Tax and Stamp Duty. A one time Stamp Duty is payable on real estate transactions calculated on the value of property which is not always the sale price and is a prerequisite to having your ownership registered.

The Government Stamp Tax on Property Conveyances

The government Stamp Duty on the prop-erty conveyance or realty transfer is graded as follows:Up to & Including Stamp Duty$0-$20,000.00 ...................................4%$20,000.01-$50,000.00 .....................6%$50,000.01-$100,000.00 ...................8%$100,000.01-$250,000.00 ...............10%Over $250,000.00 ............................12% In property sales the vendor and the purchaser each pay half the Stamp Duty unless otherwise agreed.

Real Property TaxIn respect of owner-occupied propertyup to $250,000 ........................... exempt$250,000 - $500,000 ......................3/4%$500,0001 - $500,000.00 ..................1%$500,000.00 + ..................................¾%In respect of unimproved propertyup to $3,000 .....................................$30$3001- $100,000 ...............................1%$100,001 or more ........................1 1/2%In respect of any other property:up to $500,000 ..................................1%$500,001 or more ............................. 2%

Stable Economy - Moderate rate of inflation, rising employment and strengthened reserves all point to our stable economy. No direct taxes - on profits, income, capital gains, corporate earn-ings, sales, inheritance or dividends.Bahamian Currency - one-on-one to BS and USD makes far easier transactions.Time - Eastern Standard Time - this makes work day transactions possible for those doing business in New York, London or Geneva.Climate - the beautiful clear waters, sun, sand and beaches.

What to wearHow to pack for your trip to The Bahamas depends on the time of year, where you plan to stay and what you plan to do. Sum-mer wear is appropriate for day and eve-ning. In the evening, depending on your choice of restaurant and activities, you can dress casually.

Church ServicesWesley Methodist ChurchTarpum Bay Tarpum Methodist Church is believed to be the oldest church in the settlement. It was erected in 1809 by Rev. Turton. Methodist Work initially began in Tarpum Bay in 1806 by Rev. Turton. By 1812 three quarters of the inhabitants were member of the Tarpum Bay Security. This did not last long and it was not until a new wooden chapel was built in 1837 that encouraged signs in morals, and spiritual depths of Church attendance were seen. St. Patrick’s Anglican (Episcopal) Church Dedicated in 1892 with its histor-ic pipe organ, beautiful tabernacle (which is the most beautiful in the country), and gothic architecture, is one of the favorite tourist attractions.

It was recorded that in 1648 Captain Wil-liam Sayle led a group of Christians called the Eleutheran Adventurers on a voyage to seek religious freedom from Bermuda.

Their voyage ended in a ship-wreck off of Eleuthera, in The Bahamas at the Devils Back Bone. There they discovered a huge cavern where they sought shelter. History has it that a large stone formation inside the cave served as a pulpit and it was here the Adventuers held the first Christian religious service in the Bahamas

At present, this historical place is being investigated for evidence as to who the Arawak Indians really were. It is visited by domestic and international tourists, mainly for interest in the rich facts or to soak up the sun on an exotic pink sandy beach nearby.
