Let me start by saying “I love AFN” and let you know
I am focused on always making a positive impact on the success
of Team AFN. What do I believe makes Team AFN so special? First off, one of the
pillars of success is built around support and teamwork, and I believe AFN has
these key ingredients that empower success for all of Team AFN. I believe the
greatest force at Team AFN—for all of Team AFN—is the AFN Culture! I’d like to
share some insights about the AFN Culture, which I call the AFN Secret.
AFN Culture, The Shermans, and the “It” Factor
What is AFN culture? Firstly, it’s special and unique to our company, American
Financial Network, Inc. (AFN), because of the genuine Spirit of Family that lives
and breathes throughout AFN and its employees. This core is foundational and
comes from the Sherman family themselves in their caring, generous nature and
willingness to create a unique opportunity for all of us who seize this opportunity
and build success for our business and our families. For me, the Shermans are
the heartbeat to what makes AFN so special, because they are truly very special
people. I encourage all of Team AFN to take the time to reach out to them to
say hello and thank them for the incredible opportunity they have given all of us.
Thank you Sherman family.
Secondly, the next powerful force of the AFN culture is the people that make
up Team AFN. We are Team AFN and a key component from which the power
comes. I get the opportunity every day to work with the most incredible, talented,
giving, supportive, genuine, positive, and team-oriented people that I have
worked with in my career. You are all simply Team AFN Powerful!

Automated Underwriting ConditionsAttention: Loan Officers, Processors ,
Underwriters
To help underwriting condition loans faster and more
thoroughly, automated underwriting conditions will
be added on all loans submitted on or after Friday
5/11/2018.
These automated conditions are based on documents
uploaded to the eFolder, loan type, and current loan
information.
Underwriters will still finalize the conditions list upon
their initial underwrite.
Examples:
1. If self-employed is marked, then tax transcripts
should be conditioned. For all others w2 transcripts
is conditioned. The underwriter can waive this
condition or amend if necessary.
2. If debts are marked to be paid off, then those debts
will be listed for funder to confirm. This condition
will amend automatically when a file is saved and
changes were made to liabilities.
The automated conditions and their respective triggers
may change in the future based on loan programs, post-
closing feedback, etc. Underwriters will be notified of
any changes.

PIW AlertAttention: Loan Officers, Processors , Underwriters
To help take advantage of Fannie Mae’s Property Inspection Waiver (PIW), an automated alert and
email have been created in Encompass to notify Loan Officers, Processors, and Underwriters that an
appraisal can be waived.
PIW is an offer to waive the appraisal for eligible transactions. PIW offers are issued through
Desktop Underwriter (DU) using Fannie Mae’s database of more than 26 million appraisal reports in
combination with proprietary analytics from Collateral Underwriter (CU) to determine the minimum
level of property valuation required for loans delivered to Fannie Mae.
When DU is run, your loan may have a PIW. An email will go to the Loan Officer and Processor informing
them that the transaction is eligible for a PIW. The alert below will also appear in Encompass:
• Alert Name: PIW Eligible
• Alert Message: File is eligible for a Property Inspection Waiver (PIW) per AUS findings. Please
cancel any pending appraisal orders if applicable to proceed with the PIW. See the information
below for the effective date of the PIW. Please review any subsequent AUS findings to confirm
Property Inspection Waiver eligibility still appears throughout the loan process.
• Protocol: Double check the current DU to make sure that your transaction is still eligible for a PIW.
If it is still eligible, do not order an appraisal. If it is no longer eligible, an appraisal is required and
you should proceed to order an appraisal.
• Loan Team Member Responsible: Loan Processor, Underwriter
• Team Member to Clear Alert: N/A The alert will go away automatically
after the Cleared for Docs Milestone is completed.
• When to Clear Alert: N/A
You can find the Alert/Message Matrix here.
It is very important to note that this email and alert only fires when you were
eligible for a PIW. This alert does not go away if you were once eligible
and currently are no longer eligible. It is important the Loan Processor and
Underwriter read their current AUS to ensure they are still eligible for a PIW.
In the alert, you can see when the PIW was granted by DU.

CONGRATS SCOTT
MCGINLEY!
Scott recently trained for the
Paris Marathon in an effort to raise
money and awareness for the
ALS Association and to honor his
brother Gary. His goal was to raise
$5,000 and with the support and
generosity of many, he was able to
raise $13,600.
When he started this journey, his
goal was to train, raise money and
finish the race. His journey however
evolved into something far greater.
The ALS Association caught wind of
what he was doing and asked him to
be a part of a relay team that would
roll a young mother of two, newly
diagnosed with ALS, through the
streets of Los Angeles so that she
could complete the LA Marathon.
He said " I ran mile 10 and that single
mile was by far my proudest and
the most important mile I have ever
run. I pushed her as she smiled and
we laughed." The event raised over
$165,000 for the Orange County
ALS Association Chapter.

AccountChek by Form Free is live in the Cloudvirga system!
• Close your loans faster by utilizing digital asset verification
• Paper statements from borrowers will not be required
• AccountChek is more secure than emailing, faxing, or mailing statements
• Asset Verification is available for the majority of banking institutions
• Day One Certainty (D1C) is given by Fannie Mae in the majority of transactions where
AccountChek is used
• Borrowers gain a level of privacy utilizing the service as limited information is available to AFN
The Cloudvirga companywide rollout is expected to happen sometime in June. Stay tuned for training
dates for utilizing Cloudvirga and AccountChek.
2017 Fraud Trends
Fannie Mae released their Mortgage Fraud Trends Report for 2017. Forgery was the leading self-reported
Fraud Characteristic, increasing by almost 600% from 2016. In today’s world many people are using digital
signatures that aren’t verified through a service like Docusign. If your borrower or a third party to the
transaction (e.g. a CPA) does, the documents signed in the loan file may match signatures exactly. This can
raise the suspicion of investors and agencies. If you notice this trend for your borrower or a third party to the
transaction, please be sure to address the trend with the party so that they can respond from a verifiable
source like an email address that includes their name or is from the domain of the company they work for.
Foreclosure rescue was the number one Fraud Scheme reported to Fannie Mae in 2017, doubling from
2016 and taking over property flipping which fell to second. Non-Arms length transactions should be
closely reviewed to verify the borrower’s intent to make payments on the loan and not simply help a
family member or friend lose their home. If delinquent taxes or any lender actions against the borrower are
reported to title or visible through Fraud Guard, it is a sign of distress and AFN will not able to make the
loan.

Jack Sherman has been my main mentor since
my first day at Team AFN and one day he taught
me about the “it” factor and that some people
just get it, and unfortunately some people just
don’t get it. Support is the “it” factor, and I believe
with all my heart that Team AFN has got the “it”
factor which is the desire to support each other in
every way to create Team AFN Success. The day

successful we needed to do it together, not by
ourselves or individually.
AFN Fusion, Team AFN Culture (and Secret), and Pillars of SupportI have been on the AFN Forum Tour with Jack
Sherman sharing what I call AFNFUSION2018,
which has given us an opportunity to build that
bridge of Team AFN support even deeper across
the country. I believe there is Fusion within
Team AFN; in fact, I am a walking testimonial of
what Team AFN Fusion is. It empowers me to
incredible levels and I want to encourage all of
you to tap into the AFN Culture and AFN Fusion
so it can take you to an even higher level of
success.
What is AFN Fusion? It can be limitless AFN Energy
but it requires a tremendous amount of heat. The
AFN Culture creates heat and it can be unlimited
if you just plug in! (I’ve plugged in, so I know.) How
do you plug in? One day Jack Sherman told me
to “Make it your own Tony.” He wasn’t suggesting
I make AFN the company my own, but to become
one with it and create something special out of
the opportunity that has been given to me. This
truth changed my life forever at AFN so I became
one with the Team AFN Culture and in fact I now
support the evolution of Team AFN Culture in
every way possible.
I want to encourage all of Team AFN to become
even more immersed into the Team AFN Culture
in every way possible, in particular, by taking more
time to know other Team AFN members and really
taking time to know just how much Team AFN is
here to support you through all the departments
and technology at our disposal. These support
teams and technology tools support us to go to
even higher levels of success with AFN. That’s
truly the vision of AFN; to give you the tools to
create success in your business.

The power of Team AFN goes off the charts when our focus goes from me to we. When we connect to
the idea of Team AFN it actually creates more energy, because now we are working together toward
common goals, and the truth is we are more powerful together than individually. I encourage each
member of Team AFN to connect and immerse yourself and your team into the Secret of AFN and
reach a higher level. The AFN Culture is not a secret anymore.
Examples of pillars of the AFN Culture that support success for all of Team AFN are our dedicated
departments, such as Branch Relations, AFN Help Desk, Marketing, Human Resources, all of
Operations, plus all other AFN departments. The focus is on Customer Service and Support with high
level communication; the major focus of these departments is to “support your success.” That’s what
Team AFN is all about. See the AFN Department Index and get to know just how much support is
available to you and your teams. It’s tremendous and built around supporting all of Team AFN.
Team AFN Communication and SuccessA major Team AFN goal is to be the concierge of Mortgage Banking by being the best at
communicating within and outside of Team AFN. Some thoughts about the power of positive and
effective communication within the Team AFN culture and how we can be the best at communication,
especially within Team AFN: always strive to be the best in the industry; answer your phone, if at all
possible, every time it rings (if Jack Sherman was calling you, would you answer the phone? Absolutely!);
perception is everything when it comes to communication (procrastination is a communication and
efficiency killer); respond immediately, or as soon as possible (strive to return a phone call or email
within 10 min to 1 hour if you can’t pick up the phone immediately). When calls or emails aren’t returned
it’s a negative reflection on Team AFN communication. Remember the Team AFN Train stops and the
customer perception changes when our communication breaks down. Team AFN should constantly
smile and work through challenges without taking things personally. Don’t let pressure change your
positive and professional communication within or outside of Team AFN. Our job at Team AFN is to
develop solutions for the Team and our borrowers at all times and always strive to be positive with
each other. Let’s treat each other special at Team AFN because the bottom line is we are on the same
team.
Team AFN creates high levels of success together, as a team, and because of this truth we continue
to collectively find solutions to create continued Team AFN success. Let’s make a choice to continue
to be the best Team AFN we can be.

AFN’s Clean Desk Policy
AFN is committed to operating in the most efficient, organized, and secure way possible. In addition to
going paperless when possible, a crucial factor in achieving this goal is AFN’s Clean Desk Policy. There
are several reasons for a clean desk policy. First, it increases efficiency and organization, ultimately
leading to increased success for both AFN and its employees. Second, it helps create an enjoyable work
environment as well as a positive image for investors, auditors, clients, and others visiting our beautiful
corporate office. Third, it reduces the threat of security breaches with respect to consumer, employee,
and proprietary information. This is especially important in the mortgage industry, as the Gramm-Leach
Bliley Act establishes safeguards for protecting consumer information and prohibits financial institutions
from disclosing nonpublic personal information.
Protecting confidential and proprietary information is a top priority for AFN, and everyone is expected
to comply with the guidelines below:
• Employees should never leave consumer, employee, or company information unattended in plain
view anywhere in the office, including, but not limited to, desktops, work spaces, common work areas,
conference rooms, copiers, etc. This includes at end of day as well as when leaving for breaks/
lunches/meetings.
• All non-digital (paper) confidential information should be kept in locked cabinets and drawers, and
keys to the drawers and cabinets should never be left in the lock. Rather, keys should be kept on an
employee’s person.
• Digital confidential information should only be stored on AFN servers and Encompass (do not store
files on your pc’s local drive).
• When making copies or printing confidential or proprietary information, employees should retrieve the
printed or copied materials immediately.
• Employees should only disclose confidential and/or proprietary information on a need-to-know basis
for a proper business purpose.
• Employees working remotely must also fully adhere with AFN’s clean desk policy.
• When paper documents containing confidential or proprietary information are no longer needed, they
must be discarded into locked shred bins or shredded if working remotely.

proprietary information as well as keeping our new corporate office looking great!
Written Authorization Required Prior to Obtaining a Credit Report
The Fair Credit Reporting Act (“FCRA”) is a federal law enacted in 1971 that regulates the collection,
disclosure and use of consumer information, including consumer credit information. It is
implemented through Regulation V and is designed to protect and promote the accuracy, fairness
and privacy of credit information. It is American Financial Network, Inc. (AFN) policy to comply with
all applicable federal, state and local rules and regulations and to protect nonpublic consumer
information.
As such, AFN requires written authorization from a consumer prior to ordering his/her credit
report; verbal authorizations are not permitted. If an applicant provides authorization verbally,
Loan Originators must memorialize such verbal authorization in writing prior to ordering a credit
report (email confirmation is sufficient provided it is saved in the loan file). In order to avoid any
issues, it is also a good idea to let applicants know whenever we will re-run their credit, even if they
have previously provided written authorization. This can avoid miscommunication and potential
complaints.
Per § 604 of the FCRA, a consumer’s authorization is necessary prior to furnishing a consumer
report. According to a legal opinion released by the Federal Trade Commission, written
authorization is necessary even if requesting a consumer credit report for a legitimate business
purpose. Violations can result in penalties for both AFN and individual Loan Originators requesting
an unauthorized credit report. Further, the FCRA permits private enforcement of violations, and
places no limits on punitive damages. Finally, any person knowingly and willingly obtaining a
consumer report without customer authorization, or under false pretenses, is subject to fines,
imprisonment, or both.
Employees who obtain a credit report without written authorization may face disciplinary action,
up to an including termination of employment. Remember, written authorization can take the form
of a signed application, email, text, mini-application, or borrower’s express authorization.

Generally speaking, social media is best for quick hits of information and is used to spread awareness
and show your own personality. Below are a few practices that should help you if you feel a writer’s
block for social media.
Brevity Is Essential!We can be overwhelmed on social media with the amount of ads, posts from those we follow, and
even just personal stories. Space is limited on social media, and for good reason; you may not be able
to catch someone’s attention with a short novel. Keep it short and sweet and if you are posting any
images to go with it make sure they match the text.
Know Your AudienceNo need to panic, who knows your borrowers needs better than you? Just think to yourself before
posting what they would like to see. Do they spend a lot of time on social media? If so find out
the perfect time to engage with your audience (see April Branchwire) Get them excited and make
personal connections, once your trust is built you are on your way to a new lead!
Have Some FunYes you are using this for business and to gain some leads but don’t be afraid to be yourself and add
some fun to it. Do something that will make someone smile and again CONNECT! That is how you
can build a personal trust with someone.
