Ecology and Biodiversity Property & Regeneration Client: Tesni Properties Ltd Location: Crewe, Cheshire East Project Overview Atmos were contracted to undertake an assessment of the feasibility of developing a 124 housing unit in Crewe, Cheshire East. Key Challenges The presence of a pond on site which contained a population of great crested newts threatened the via- bility of the site due to the potential cost and time im- plications for the development. Our Solutions Atmos undertook a suite of ecological surveys to establish a robust ecological baseline including an extended Phase I Survey and protected species surveys including great crested newt surveys. Atmos liaised closely with the developer to minimise impacts on protected species by careful site design at an early stage in the project. Atmos produced a mitigation strategy and habitat creation and manage- ment plan in agreement with the Local Planning Au- thority Biodiversity Officer. Habitat loss was ad- dressed through biodiversity offsetting which was agreed with the LPA and integral to establishing no net loss of biodiversity on site. The Successful Outcome As result of our advice our client was able to take the project forward and develop a robust planning application. This saved considerable costs and time delays and the project was subsequently awarded planning permission What our Client Said “Atmos retained involvement in the project from inception to determination and provided ongoing support, responding to an evolving brief. They guided us through the process, providing advice on layout design, construction methodology and miti- gation proposals assisting us in securing a detailed planning permission for residential development on this ecologically sensitive site.” “Atmos were particularly effective at dealing with the statutory authorities and presenting solutions to ecological issues that arose during the design process. I was particularly impressed with their commercial attitude in dealing with ecologically sensitive issues that have enabled us to add value to our development.” John Beardsell, Development Director

Project Overview

Atmos were contracted to undertake an assessment

of the feasibility of developing a 124 housing unit in

Crewe, Cheshire East.

Key Challenges

The presence of a pond on site which contained a

population of great crested newts threatened the via-

bility of the site due to the potential cost and time im-

plications for the development.

Our Solutions

Atmos undertook a suite of ecological surveys to

establish a robust ecological baseline including an

extended Phase I Survey and protected species

surveys including great crested newt surveys.

Atmos liaised closely with the developer to minimise

impacts on protected species by careful site design at

an early stage in the project. Atmos produced a

mitigation strategy and habitat creation and manage-

ment plan in agreement with the Local Planning Au-

thority Biodiversity Officer. Habitat loss was ad-

dressed through biodiversity offsetting which was

agreed with the LPA and integral to establishing no

net loss of biodiversity on site.

The Successful Outcome

As result of our advice our client was able to take the

project forward and develop a robust planning

application. This saved considerable costs and time

delays and the project was subsequently awarded

planning permission

What our Client Said

“Atmos retained involvement in the project from

inception to determination and provided ongoing

support, responding to an evolving brief. They

guided us through the process, providing advice on

layout design, construction methodology and miti-

gation proposals assisting us in securing a detailed

planning permission for residential development on

this ecologically sensitive site.”

“Atmos were particularly effective at dealing with

the statutory authorities and presenting solutions

to ecological issues that arose during the design

process. I was particularly impressed with their

commercial attitude in dealing with ecologically

sensitive issues that have enabled us to add value

to our development.”
