Sales at Halcyon Landing have blitzed
the market with more than 90% of the
8-Star energy efficient homes in the first stage
sold since the project was launched less than
a year ago. Project Director Chris Carley said
he was thrilled by the record sales.
“Halcyon Landing is currently the fastest
selling over 50’s residential development
on the Sunshine Coast, which proves our
unique financial model that features no exit
fees, no stamp duty and a single fixed
Stage One almost gone...

with purchasers.”
“Only nine homes remain in Stage One which
also signals the last nine opportunities to
take advantage of the Federal Government’s
$18,000 Housing Affordability Fund (HAF)
incentive,” he added.
The community is growing rapidly now as
ten people a month are moving in to
Halcyon Landing with Stage One expected
to be fully complete by September this year.

Already the first impromptu street parties
have taken place as the community begins to
take shape along the banks of the Maroochy
River. Work on the multi-million dollar
Recreation Precinct that will ultimately be the
social and sporting hub of the community is
ahead of schedule and due for completion in
June. Such is the success of the 90% sell out

The shifting SandsThe road to paradise for Graham and Pam
Sands began in Melbourne in 1988 with a
caravan and a dream to reach Cairns. Along
the way, stops included Ballarat, Caloundra
and a stint house sitting for friends in
Montville, before Graham coaxed Pam into
settling on acreage at Maleny.
Their new dream home in the Hinterland
came with stunning views to Moreton Island
and tropical fruits trees in abundance. As for
Cairns, they never quite made it there after
falling in love with the Sunshine Coast.
The self-professed travellers spent many
wonderful years at Maleny, continuing their
annual migration south towing the caravan
for holidays to catch up with close friends
in Ballarat. Life on acreage however comes
at a price and Graham was tiring of the
constant maintenance and upkeep of the
idyllic property. “All I did was spend time
on the ride-on mower,” he said. The final
proverbial straw broke after returning home
from a holiday.
“We were coming up the street, feeling great
after our trip away and we see that a tree
had collapsed onto the shade house and
demolished it… I literally spat the dummy,”
said Graham. By then it was 2006 and it
was Pam’s turn to shine. “A friend had seen
Graham and Pam Sands
Halcyon Parks and recommended we take
a look, I loved it immediately but Graham
wouldn’t have a bar of it initially…he wanted
his shed,” she said.
A short time later after a little gentle pressure
from Pam, one afternoon Graham finally
cracked. “Bugger it, if you want to live there
then I’m all for it!” he said.
For the Sands, this was something new and
exciting. “We both love the beach and we
knew we could travel and come back home
and everything would be how we left it,” said
Pam. What followed for the sociable couple
was several years of attending impromptu
street parties, regular get togethers at the
Rec Club with friends for bowls, zumba,
aqua aerobics, the gym and parties as well as
travelling, enjoying life. Graham could even
visit the community’s ‘Men’s Shed’ anytime
he wanted. “I lived at Halcyon Parks for
six years and never found a reason to think
about moving,” said Graham. That was until
he started entertaining the idea of moving a
little further north to Halcyon’s latest lifestyle
community at Bli Bli. Once again it was
Graham’s turn to sell the idea to Pam, after
all she loved living at Halcyon Parks.
It wasn’t long until Pam finally came on board
about the next move. The Sands then set
about listing their home at Halcyon Parks,
which sold within three days and included
a handsome capital gain. The Sands would
soon shift again!
The excited couple are now counting down
the days until their new home at Bli Bli is
completed. “We’re really looking forward
to moving in,” said Pam. “Were also looking
forward to things like kayaking, maybe some
fishing, meeting our new neighbours, heading
out together for dinner and a night out and
drinks at the Rec Club…We can’t wait!” she
added.
Soon their address will be different but all
the qualities that they enjoyed while living at
Halcyon Parks will remain the same. Brilliant
neighbours and friends, fun, facilities, security,
nature and space with somewhere to store
the new motor home.
Does the story end here? Who knows,
with more Halcyon communities planned
in locations along the Queensland coastline,
maybe the Sands might just make it to Cairns
one day in the future after all!
Like Sands through the hourglass, so are the Halcyon days of our lives

Halcyon’s new high flying corporate
television commercial has set tongues
wagging after making its debut recently
on Brisbane and Sunshine Coast television
during the Australian Open Tennis. So far
the feedback has been extremely positive
with one existing Halcyon home owner
even commenting, “Every time I see the
ad I want to buy here all over again!”

Certainty returns to the market place
Never before has Bli Bli been the focus
of so much attention with a staggering
$550 million worth of development currently
being pumped into projects in the region.
Residential developments like Cutters Ridge,
Park Lakes and Halcyon Landing’s over 50’s
lifestyle community are all part of the boost
to the local economy.
A $6 million redevelopment of the bustling
River Markets Shopping Centre is speeding
ahead and is set to energise the commercial
heart in Bli Bli. Ultimately the redevelopment
If 2012 can be remembered for anything it
should be remembered for the year that
property prices stopped falling. While this
does not mean in any sense of the word that
prices will now begin a rapid rise – at least
the fall in property values has abated and we
are back to a normal cycle.
If 2013 will be known for anything, it will
become known as a ‘fair’ market both for
buyers and sellers. With more stability in
prices and a return of confidence in the mind
of the buyers, 2013 will show us all that.
1) If you intend to buy, you will have a wide
variety of property to look at and you can
buy with confidence that your new property
will hold value and slowly begin to increase in
the coming years.
will span 3,150sqm of retail and commercial
space and will include a Supa IGA store,
the award winning Bli Bli Butchery, new and
larger shops as well as more medical and
retail outlets with upgraded parking for 154
vehicles.
Other major projects include the completion
of the Sunshine Coast Council’s $3 million
upgrade of Muller Park and the new $40
million Horton Park Clubhouse and 27 hole
golf course designed by Graham Marsh, that
is currently under construction.

can do so with confidence that a sale will be
