Those nominated have shown their support of BOMA Kansas City by volunteering their time and resources to the organization. This year, BOMA KC is proud to recognize Shelly Lemon, Highwoods Properties as the 2014 James Ruffini Property Manager of the Year & Nick Baldi, KC Window Film as the 2014 Allied Member of the Year. Shelly has been a BOMA Member since 2006 and has 19 years property management experience. Her portfolio: 9 commercial office buildings in excess of 500,000 square feet. She served as BOMA Board Director, Sect/Treasurer, 2 nd Vice President & 1 st Vice President, Committee Chair Education; Co-Chair of Membership; Member of Golf, Holiday and Website Committees. Shelly was instrumental in working with BOMA International in the development of BOMA KC Emerging Professionals. As Education Chair she created policies and strengthened the relationship with BOMI International. She made great strides improving the marketing materials and promotion of BOMA Kansas City’s education classes on a regional level. Since moving to Kansas City in 1995 Nick committed himself and his resources to the community. In 1997 Nick started Auto Glass & Tint Shop and KC Window Film. Since joining BOMA in 2008, Nick has been the backbone of the social committee. For many years he has donated his time and efforts to help organize, cook, supply and set up tents for the tailgate parties and 1 st Friday events. He is instrumental in assisting with the coordination of the donated durable goods/toys for the holiday party and also has been the holiday party dessert sponsor the past several years. Nick’s involvement in the community extends itself to his involvement with the fraternal organizations of Masons and the Shrine (since 1974) and their support of the 22 Shrine hospitals for children. Nick is now the CFO for Ararat Shrine in Kansas City and 3rd Vice President of the International Shrine Treasurers Association. Nick’s community efforts have involved many other organizations that support children. Crossroads Academy, Children’s Campus of Kansas City, Women Crises Shelter and the Ronald McDonald House among others. Nick’s generosity to the community is quiet but committed. BOMA would like to recognize all James Ruffini Property Manager and Allied Member of the Year nominees. They represent the best in the commercial real estate industry through their leadership and personal integrity. Professionally My hope is to continue to help Servpro of Olathe team members deliver an outstanding customer experience Being part of accomp l i sh ing t ha t i s energizing and a lot of fun Personally I want to take time to count my blessings and be grateful for what I have every day I also want to enjoy a great reunion with family and friends this fall at our sons wedding in Carmel Valley California We are gaining a wonderful new daughter 2 But someday you would like to experience Go on a live aboard sailing and dive trip with my family

MC Realty Group Takes Home LEEP Award MC Realty Group LLC was been selected by the Lighting Energy Efficiency in Parking (LEEP) Campaign as an award winner for ldquoHighest Absolute Annual Savings in a Retrofit at a Single Parking Structurerdquo for the IRS Facility Parking Garage The LEEP Campaign Awardsrsquo Recognition event was held on April 15 2014 at the IFMA Facility Fusion Conference and Expo Gaylord National Resort and Convention Center Washington DC The Lighting Energy Efficiency in Parking (LEEP) Campaign is a program offering free guidance and recognition to facility owners interested in implementing energy efficient lighting solutions in their park-ing facilities Organizations that do not directly own or manage parking lots or structures are eligible to join the campaign as supporting partners The US Department of Energy Better Buildings Alliance is providing technical support to the campaign and its participants

WHATrsquoS HAPPENING EPA Publishes an Advance Notice of Proposed Rulemaking on the Framework for Lead-Based Paint Hazards in Public and Commercial Buildings

On May 30 2014 the Environmental Protection Agency (EPA) published in the Federal Register an Advance Notice of Proposed Rulemaking seeking public comment on the ldquoFramework for Identifying and Evaluating Lead-Based Paint Hazards From Renovation Repair and Painting Activities in Public and Commercial Buildings The Framework describes an approach for identifying and evaluating hazards created by renovations of public and commercial buildings The Framework also describes how the analyses under this approach would be performed and presents results of some preliminary analyses that evaluated the impact of different variables on exposure estimates for young children The EPA will consider these comments as the agency determines whether hazards are created by public and commercial building renovations and if appropriate develop proposed requirements To read the Federal Register announcement and the Framework document and make comments please go to httpwww2epagovleadframework-identifying-and-evaluating-lead-based-paint-hazards-renovation-repair-and-painting EPA will consider all public comments as it continues the process of assessing whether or not ldquohazardsrdquo are created by public and commercial building renovations Public comments are due on or before June 30 2014 By July 2015 EPA plans to propose nationwide legal requirements to reduce any hazards if found Such new requirements would also undergo public review and comment and would most likely stem from the current EPA Lead Renovation Repair and Painting (LRRP) ruleat httpwww2epagovlead Currently EPArsquos Lead Renovation Repair and Painting rule applies to paid contractors working in pre-1978 housing and a small subset of public and commercial buildings specifically buildings where children under 6 years old spend significant amounts of time such as daycare centers and schools (commonly called ldquochild-occupied facilitiesrdquo) The rule requires that renovators are trained in the use of lead safe work practices renovators and construction firms be certified providers of renovation training be accredited and that renovators follow specific work practice standards It includes provisions for the retention of compliance records and the verification of compliance with work practice obligations as well as pre-renovation education requirements (ie the distribution of EPA pamphlets and document compliance) Additional information can be found on the EPArsquos website athttpwwwepagovleadpubsrenovationhtm The Buildersrsquo Association is an EPA and Kansas Lead Renovation Repair and Painting (LRRP) accredited training provider For more information please contact Phil Shoemaker Safety Health and E n v i r o n m e n t a l S e r v i c e s D i r e c t o r a t 8 1 6 - 5 9 5 -

City approves new parking regulations in response to increased downtown activity residents and construction The City of Kansas City Missouri Public Works Department advises that newly updated parking regulations and increased enforcement will affect downtown motorists The City Council approved several traffic ordinance changes last week due to increased activity residents and construction in downtown Kansas City Theres a lot going on downtown right now and a number of challenges due to construction said Parking Manager Bruce Campbell We hope that visitors business owners and residents of downtown Kansas City will continue to work with us to keep roads accessible The recently-approved regulations limit the time drivers can park in passenger and property loading zones and require use of emergency flashers for the duration of loading or unloading In addition the regulations prohibit parking within eight feet of a streetcar track or any public transit station including bus stops and streetcar stations Motorists found in violation of these regulations may be towed and fined as much as $500 We want to help motorists learn how parking will be affected by the streetcar now to mitigate potential parking issues when it starts operating said Councilman Russ Johnson Police will begin enforcing these new regulations immediately In addition officers will crack down on vehicles illegally parked in no parking zones or blocking lanes of traffic To make parking downtown easier last winter the City launched Parkmobile a mobile app that lets motorists pay for any of the Citys 1500 metered parking spots with their smartphone To use the Parkmobile system individuals can register for free at wwwparkmobilecom or their smartphones app store Once registered they can use the mobile app the Internet or a toll free number - 877-PARK-HLP or 877-727-5457 - to pay for parking They can also select the option to receive alerts and reminders 15 minutes prior to expiration of their parking session

City approves new parking regulations in response to increased downtown activity residents and construction The City of Kansas City Missouri Public Works Department advises that newly updated parking regulations and increased enforcement will affect downtown motorists The City Council approved several traffic ordinance changes last week due to increased activity residents and construction in downtown Kansas City Theres a lot going on downtown right now and a number of challenges due to construction said Parking Manager Bruce Campbell We hope that visitors business owners and residents of downtown Kansas City will continue to work with us to keep roads accessible The recently-approved regulations limit the time drivers can park in passenger and property loading zones and require use of emergency flashers for the duration of loading or unloading In addition the regulations prohibit parking within eight feet of a streetcar track or any public transit station including bus stops and streetcar stations Motorists found in violation of these regulations may be towed and fined as much as $500 We want to help motorists learn how parking will be affected by the streetcar now to mitigate potential parking issues when it starts operating said Councilman Russ Johnson Police will begin enforcing these new regulations immediately In addition officers will crack down on vehicles illegally parked in no parking zones or blocking lanes of traffic To make parking downtown easier last winter the City launched Parkmobile a mobile app that lets motorists pay for any of the Citys 1500 metered parking spots with their smartphone To use the Parkmobile system individuals can register for free at wwwparkmobilecom or their smartphones app store Once registered they can use the mobile app the Internet or a toll free number - 877-PARK-HLP or 877-727-5457 - to pay for parking They can also select the option to receive alerts and reminders 15 minutes prior to expiration of their parking session
