Our firm was involved with designing the exte- rior shell and doing the space for the client occupying the upper floors. With 2 architects involved on one project made the filing process with building department (DOB) very complicated. Existing: Building is composed of 3 row houses. Our proposed design is a penthouse which exceeds the zoning height of 60’ - 0”. However Landmarks approved this design under zoning resolution 74-711 which states that a design may be granted a vari-ance in a historic region so long as the new design contributes to the neighborhood.. Our firm in this case would be removing the ugly modern portion (far right in elevation) with a continuous penthouse that is more contextual.

Construction Type OverviewUnderstanding the Construction of the building was critical in doing our design intervention. The build-ing needed to be reframed on all floors. What was most critical was how our space (Floor 5, 6 and Roof) were structurally arranged because the rest of the floors would have to carry the loads and resolve down to the foundation level.

Building 4 was composed of composite steel framing (i.e. steel framing with concrete form work). This is an outdated form of construction as steel is fireproofed with spray on concrete.

Building 6 - 8 was framed with steel beams and girders. Originally building was framed with wood.

GENERAL NOTES:

1. Scope of Work: Interior demolition of existing office building throughout.No change to use, egress or occupancy under this application.

2. All work shall conform to the requirements of the New York City Building Code,Fire Department regulations, utility company requirements, and the best tradepractices.

3. Before commencing work, the Contractor shall file all required Certificates ofInsurance with the Department of Buildings, obtain all required permits, and payall fees required by governing New York City Agencies. 4. The Contractor shall verify all existing conditions in the field prior to commencingwork, and shall report any discrepancies between drawings and field conditionsto the Architect.

5. Minor details not usually shown or specified, but necessary for proper construction of any part of the work shall be included as if they were indicated on the drawings.

6. The Contractor shall coordinate all work procedures with requirements of local authorities and building management.

7. The Contractor shall be responsible for the protection of all conditions andmaterials within the proposed construction area. The Contractor shall designand install adequate shoring and bracing for all structural or removal tasks.The Contractor shall have sole responsibility for any damages or injuries causedby or during the execution of the work.

8. The Contractor shall lay out his own work, and shall provide all dimensions forother trades (plumbing, electrical, etc.)

9. Plumbing and electrical work shall be performed by persons licensed in their trades, who shall arrange for and obtain inspections and required sign-offs.

10. The Contractor shall do all cutting, patching, repairing as required to perform all of the work indicated on the drawings, and all other work that may be required to complete the job.

11. All piping and wiring shall be removed to a point of concealment and shall be properly capped or plugged.

SAFETY NOTES:

1. General: All work to be done in accordance with the New York City Building Code,Article 19, and regulations of all other agencies having jurisdiction.

2. Structural: Contractor to provide adequate temporary bracing and shoring wherever any structural work is involved.

3. Fire Safety: All building materials stored at construction area, and/or in any areaof the building are to be secured in a locked area. Access to such areas to becontrolled by Owner and/or General Contractor.

4. Dust Control: Debris, dirt, and dust to be kept to a minimum, and be confinedto the immediate construction area; and be cleaned up and cleared from building periodically to avoid any excessive accumulation.

5. Construction operations will arrange for temporary power.

DEMOLITION NOTES:

1. Contractor shall perform all operations of demolition and removal indicated on the drawings and as may be required by the work. All work shall be done carefully and neatly, in a systematic manner.

2. All existing surfaces and equipment to remain shall be fully protected from damage. The Contractor shall assume full responsibilty for damage andshall make repairs required without additional cost to the Owner.

3. No debris shall be allowed to accumulate on the site. Debris shall be removedby the contractor as the job proceeds. The site shall be left broom clean at the completion of the demolition.

4. No structural elements shall be removed unless portions affected are adequatelysupported by either temporary shoring or new structural elements as requirecd toprotect the stability and integrity of the existing structure.

5. All adjoining property affected by any operations of demolition shall be protectedper the requirements of sub-chapter 19 of the NYC Building Code.

6. Remove or relocate all wiring, plumbing, and mechanical equipment affected byremoval of partitions. Removed pipes and/or lines shall be cut to a point of concealment behind or below finish surfaces, and shall be properly capped orplugged

7. The Contractor shall provide, erect and maintain all temporary barrier and guards, and all temporary shoring and bracing as required by Department ofBuilding rules and regulations.

8. The Contractor shall provide adequate weather protection for the buildingand its contents during the course of the work. All openings in any wall orroof shall be protected from all forms of weather or water penetration.

9. The Contractor shall file all necessary Certificates of Insurance with the Department of Buildings, pay all fees, obtain all permits and provide any and all bonds required by any city agency in order to the work herein described.

While our firm removed the first floor portion of Building 4 which would require an addition to fill the void. The design adheres to the zoning setback of 30’-0” and we created a steel framed addition with a masonry cavity wall that has wide windows which would allow occu-pants to overlook the backyard.
