Duchesne River Ranch is located in Uintah County, approximately 150 miles SE of Salt Lake
City, and 130 miles east of Provo, Utah. Google GPS coordinates for the property are 40.170328,

HISTORY
Duchesne River Ranch is located in the central portion of the Uinta Basin, which extends sixty miles into western
Colorado. The northern rim of the basin is formed by the Uinta Mountains, the western rim by the Wasatch
Mountains, and the southern rim by the Roan and Book Cliffs. The basin is the geological remnant of prehistoric
Uinta Lake.
Prehistoric Indian sites suggest that the Uinta Basin was inhabited thousands of years ago by Archaic, and more
recently, Fremont peoples. In historic times, it was part of the Utes’ domain. Today, the Ranch is surrounded by the
tribal lands of the Uintah-Ouray Reservation established by President Lincoln in 1861.
The first white men in the area were Fathers Dominguez and Escalante, who traveled through the Uinta Basin
in 1776 searching for a land route to Monterey, California. In his diary, Escalante called the basin “a fine plain
abounding in pasturage and fertile, arable land, provided it were irrigated.” Nearly fifty years later, American and
French trappers found the basin rich in beaver and other wildlife.

LAY OF THE LAND
The Duchesne River Ranch sits approximately 4,700 feet above sea
level in the heart of a beautiful riparian corridor. The Duchesne
River winds through the property for 1.3 miles. The property
consists of two non-contiguous blocks: 377 acres of lush river
bottom, and 120 acres of range ground.
The 377-acre parcel boasts a large pond along with 80 acres of
irrigated fields. The fields are lined with buck and pole fencing to
protect the riparian habitat along the river from roaming cattle.
Russian olives and towering cottonwoods dot the landscape.
The 120-acre parcel is approximately one mile to the south and is
accessible via a dirt road. While not as beautiful as the parcel to
the north, this block contains multiple oil pads that provide passive
income to the landowner. The pads are intentionally located in this
non-impact area of the ranch. The Seller has negotiated to have
mufflers placed on the wells to ensure silent running.

WILDLIFE
Wildlife is plentiful. Moose, mule deer, cougar, elk, and a variety of waterfowl and upland game are all seen on the ranch. The Seller has worked extensively
with the NRCS (Natural Resources Conservation Service) to preserve and protect wildlife habitat.
HUNTING
If you’re a hunter looking for a place to shoot trophy bulls and bucks on your own property without drawing a tag, look no further! Elk and deer can’t resist
the food and water available in the alfalfa field and wetlands. Multiple bulls ranging from 300-390 have been spotted roaming the property. Large bucks are
common. Deer and elk tags are available over the counter. Abundant wetland habitat attracts a significant waterfowl population including wood ducks and
geese. The upland game hunter will enjoy excellent opportunities to pursue pheasant and turkey.

RECREATIONThe area surrounding the property offers every form of high mountain recreation and hunting
imaginable. The nearby Ashley National Forest is full of trails for hiking, biking, horseback riding,
4-wheeling adventures, and snowmobiling. Strawberry and Starvation Reservoirs, both a short drive
from the property, offer uncrowded waters for boating, kayaking, and swimming. Strawberry Reservoir
is well known for its large trout and excellent ice fishing.

UTILITIES
Power is provided by Moon Lake Electric Association, a rural electric cooperative
located in Roosevelt, Utah. Vernal-based Strata Networks provides local landline,
cell phone, and internet services.
WATER
According to the Utah Division of Water Rights website, water rights 43-12154 and
43-385 are appurtenant to the Duchesne River Ranch. #43-12154 includes .25 acre-
feet of water approved for domestic use. The existing well associated with this right
will transfer to the Buyer upon closing. #43-485 includes 400 acre-feet of irrigation
water. The state irrigation duty in the region is four acre-feet per year, meaning this
right is appropriated to irrigate up to 100 acres. Irrigation water can be converted to
domestic or stock water subject to approval by the State Engineer’s office.

ZONING
The 377-acre parcel is located in an Agricultural Zone with a 16,000 SF minimum lot
size. The 120-acre parcel is in a Mining and Grazing Zone with a minimum lot size of
5 acres. Building is subject to Uintah County Community Development approval.
ANNUAL TAXES
Property taxes for 2014 were approximately $340.00.
The Ranch is taxed under the Greenbelt Provision of the Utah Farmland Assessment
Act passed in 1969. The Utah Farmland Assessment Act allows qualified agricultural
property to be assessed and taxed on its productive value instead of its market
value. This law is commonly called the “Greenbelt” law. Should a Buyer change the
use on the Ranch, a five-year roll-back tax will be assessed and paid by the Buyer.
