2. AMENDMENTS

10 Sep 2019 The document has been revised to be a word document. All related SVG information has been removed as this is no longer a supported DPTI program. There is no future requirement to create SVG components. Where they exist, these components are to be removed from the existing drawings. 3. INTRODUCTION

The SAMIS Drawing Specification for a Site and Building has been created to enable the drafter to create and update the SAMIS drawings. The SAMIS system is a DPTI owned system, however the data and drawings are owned by the agencies.

3.1. Purpose of the Site Plans

The purpose of the Site Plans is to deliver the following outcomes:

1. Support SAMIS Data Governance

The Site Plans are SAMIS’ single source of truth for the location of the following site elements:

Site Boundary

Structures – buildings, sheds and shade structures

Service Connection Points

Fire and Life Safety Installations – fire booster points, hydrants and hose reels.

Swimming Pools

Pavements, play areas, ovals and car parks

boundary fences and internal fences

2. Concept Design

The Site Plans provide a highly valued drawing resource from which design engineers and architects commence the concept designs and sketch plans for their initial design work.

3. Planning - Strategic and Operations

The Site Plans provide a base-line of reliable, accurate and clear site layouts to help facilitate Master Planning, Strategic and Tactical planning projects

4. Emergency Management

The Site Plans support emergency management by:

Providing wayfinding with accurate locations of essential safety provisions such as site

fire booster points, main switchboards and generators.

Providing accurate location of utilities switches and valves so as to isolate mains gas,

water and electricity. (When using the SAMIS plans for any other purpose other than a SAMIS Site and Building plan you are doing this at your own risk. The wayfinding’s are a guide and can change at any time.)

5. Maintenance and Operations Management

The Site Plans support wayfinding for maintenance staff by providing an accurate location of maintainable and operable service elements such as fence segments, pavements, tanks, HV Equipment, sewerage systems, structures, and connection/isolation points.

3.2. Purpose of the Floor Plans

Floor Plans are intended to deliver the following outcomes:

2. Planning - Strategic and Operations

The Floor Plans provide a base-line of:

reliable, accurate and clear information regarding building and room layouts to help

facilitate strategic planning for investment planning and development

reliable, accurate and uncluttered floor layouts to support operations planning at both

local and corporate level

3. Emergency Management

The Floor Plans Support:

wayfinding for emergency services staff by providing an accurate location of essential

safety provisions such as fire panels, hose reels and generators

Operations staff in emergency situations by providing accurate location of utilities

switches and valves so as to isolate mains gas, water and electricity at the building and

floor level. (When using the SAMIS plans for any other purpose other than a SAMIS Site and Building plan you are doing this at your own risk. The wayfinding’s are a guide and can change at any time.)

4. Maintenance and Operations Management

The floor Plans support wayfinding for maintenance and operations staff by providing an accurate location of key building elements such as lifts, access and egress points, IT hubs, UPS plant, service ducts and plant rooms.

3.3. Exclusions

Given that the SAMIS Site and Floor plans are owned by the agencies, they can be used for any purpose that agencies choose.

However, once the site and floor plans are downloaded there can be no guarantee that the content of the downloaded plans can be controlled, managed and maintained to a reasonable level of integrity. It must therefore be made clear that whilst the basic site and floor plans may be used for a wide range of other purposes than those for which they are intended, if they are used for maintenance or compliance work in areas such as emergency evacuation paths, locating fire extinguishers and hose reels and the location of thermal and smoke detectors for Fire Block Plans, neither DPTI, the SAMIS unit nor the drafters accept responsibility for the veracity of these non-standard plans at any time.

3.4. Agency Specifications

Various agencies have further requirements to their scope of works and drawing specifications. When updating a drawings where it’s know that further drawing specifications are required please contact the agency directly to obtain the latest version.

3.5. General Drawing Requirements

The underlying general drawing requirements refer to file delivery, software and drawing specification references.

Requirement Description

File Provision Alternative solution to File Delivery: If unable to upload the files to the relevant area in port]e[co the drafter should supply copies of each drawing file in DWG and PDF format to the Business Systems Service Desk on USB drive or CD.

Software Requirements

Drafters must have software that enables them to open, edit and save drawing files provided by AGFMA to a file-type compatible with the current version of AutoCAD (.DWG). Note that the age of drawings can range from 0 to 20 years and drawings must be saved as 2000.

Specification Versions

Before commencement of any project work ensure that the latest versions of the Drawing Specification and prototype drawings (Templates) are used. To access these standards and templates visit the DPTI Website https://www.dpti.sa.gov.au/facilities_management/agfma_information_systems/samis When uploading files, two file types are required; these being .DWG (AutoCAD) and.PDF (Adobe).

PDF Layers When drawings are created as .PDF, the layers created in the .DWG drawing must remain available in the .PDF.

When accessing the Adobe Acrobat Reader there is a layer icon on the left hand

toolbox.

Click this icon and the AutoCAD layers within the drawings will appear.

This feature allows the user to turn on and off layers within the PDF.

3.6. General Drawing Conventions

These general conventions are to be applied for all SAMIS drawings.

Convention Description

AutoCAD defaults for units

AutoCAD defaults for units are as follows.

Decimal setting, Direction north at 270° and angles rotated clockwise.

Angles in degrees, minutes and Seconds (0°, 00', 00”).

Dimensions Drawing dimensions are to be +/-1% accurate. Dimensions are shown to 2 decimal places Place all dimensions 1/2 text height above or below the dimensioned section Align the dimension with the section Dimensioned elements include internal and external walls, fences and boundaries.

Stairs and Ramps Layer BLDG-STAIRS When Stairs, Steps and Ramps within the building are drawn:

Use the SAMIS symbol for Stairs and Ramps

Use the stair arrow to indicate the UP direction

The nominated stair room number is the upper level of the stair.

Lifts Layer BLDG-INTERNAL Type LIFT (use TEXT-2) in the shaft on every level except the lowest level of the lift travel.

The lowest level of the lift travel is to be assigned a room number.

No other level of the lift shaft is to have a room number.

Columns - Internal Internal and external columns are to be drawn on BLDG-INTERNAL and BLDG-EXTERNAL layers as part of the internal and external walls.

Scalable Elements (elements that can vary greatly in size)

When drawing scalable items such as water tanks and distribution/main switchboards, draw the element as close as possible to the size that schematically depicts the actual size of the item relative to the room or site element to which it belongs. e.g. large tanks should be able to be differentiated from smaller tanks.

Creating PDFs for publication.

Wherever a PDF is created from the .DWG, the following convention is to be observed: 1. Where a layer in the AutoCAD drawing is not intended to be displayed as a layer

in the .PDF, it must be FROZEN in AutoCAD.

2. Select a single plot task within Plot command, select the plot style table as

monochrome.ctb, select the paper size ISO full bleed A4 (210.00x297.00MM),

select the plot area and the scale should be fit to page.

Mandatory Items (Symbols)

Select from the table of mandatory symbols when applying site attributes such as fire hydrants and meters.

Optional Items (symbols)

Optional items are only to be selected where specifically requested by the site owner or Client Agency.

4. AUDIENCE

The SAMIS drawings are a unique information resource for site and building details on government sites across South Australia and as such they have a broad audience across Government Agencies. The content of the plans includes accurate property details, building locations and schematics, site and building element details and some details about the state/condition of the elements as found at the time of the site survey.

The level of detail available on the plans means that their uses are many and varied. They support planning, management and operations activities in almost all Government facilities and are a valuable resource for engineers and architects when carrying out initial concept planning and sketch planning for capital and minor works projects.

The SAMIS Drawing Standard targets the contract drafters and any in-house staff who have been tasked with updating existing, or drawing new, site and floor plans for SAMIS. It is expected that each of these people will be able to use this standard and associated templates with minimal interaction from SAMIS or AGFMA staff, as they will have a good understanding of drawing techniques using CAD, AutoCAD being the preferred drawing platform.

The SAMIS Drawing Specification can also be used as a reference for drawing Quality Control staff who are tasked with ensuring that the drawings are produced in keeping with the requirements of the Specification.

Client Agency staff who are using SAMIS drawings may wish to refer to the standard if they have any doubt as to what is mandated and what is optional for inclusion on the drawings.

Note that clients are not to make changes to SAMIS plans and reload them into SAMIS. All drawing amendments must be done by SAMIS contractors, so any relevant/associated data can be updated at the same time.

5. DRAWING PROCESS FOR SITE PLANS

This section of the document describes the process to be followed when creating or updating a SAMIS site plan.

Note: Refer to the Asset Data Standard (kNet #14435843 – Drawing Conventions for details of the drawing conventions to be followed when creating or updating Site Plans.

5.1. Mandatory Site Plan Elements

Description

S01

Select and save the SAMIS drawing template:

Open the site plan template drawing downloaded from the

AGFMA Resources Sharepoint site.

Select save as and use the SAMIS asset site number as found

in SAMIS for the site being drawn - e.g. 00123

S02

Scale the template for existing/new plans:

For existing AutoCAD plans (OPTION 1 or OPTION 2) scale the

sheet up or down as required to fit the site plan outline and

move the correct scale bar to the top of the sheet.

For new plans see Option 3 below

Delete the unused scale bars.

This drawing contains all relevant layers, borders, title bar

and amendment column plus a choice of scale bars (from

1:200 to 1:3000.

Position the template:

After scaling, reposition the sheet so the bottom left hand

corner of the sheet is located at (0,0,0).

Refer to the scale factors adjacent to the scale bar for

specified sheet size is scaled, move the correct scale bar to

the top left-hand corner of the sheet.

Delete all other unused scale bars and items.

OPTION 1 Create SAMIS drawing from architectural AutoCAD DWG:

For an existing AutoCAD drawing file, (e.g. design

construction drawing) insert this into Model Space.

Adjust the scale to 1 unit = 1 metre

Delete all unnecessary linework, layers and entities etc. that

are not required as a base for the SAMIS drawing.

Orientate the plan with North towards the top of the sheet

where practical and adjust the North point to suit.

OPTION 2 Convert BLAMS/SAMIS drawing to current SAMIS standard:

If there is an existing BLAMS/SAMIS drawing transfer the title

block, amendments column information and all drawing work

from the drawing to the newly created site template.

Delete the old BLAMS title bar, legends, sheet borders and

amendment column.

Convert the existing BLAMS drawing entities into SAMIS

drawing entities and continue from step 7.

Purge and/or delete all non SAMIS layers and blocks..

OPTION 3 Create SAMIS drawing from hard copy plans or site survey:

Draw at 1 unit = 1 metre

Scale the template sheet 1:1000 sheet up or down to fit the

site within the sheet borders (i.e. the site fills approx. 80% of

the sheet).

On completion of any of the options above (OPTION 1, 2 or 3), the following process is to be applied:

Draw the Land Title information: Layer - SITE-ALLOTMENT

Draw the allotment boundary based on Land Title information with all distances (meters to 2 decimal places) and corner angles (in degrees, minutes and seconds) with TEXT-3

Write in the Deposited Plan (DP), Folder/Portfolio (FP) and Certificate of Title (CT) information as shown in the drawing adjacent.

Enter title information within the allotment boundary. Note: Boundary lines can be used as a base for the fence lines. Freeze layer SITE-ALLOTMENT before completion of the drawing.

Draw the asset Site Boundary: Layer - SITE-BOUNDARY

An assets boundary will usually be the same as the site

allotment from the CT. Where this is true, trace the site

allotment with SITE-BOUNDARY layer as a closed polyline.

Where the boundary differs from the CT, draw the asset

boundary. Examples include one unit in a set of four or

where a fence line does not follow the CT.

Draw Building and Shed footprints: Layer - BUILDING-EXTERNAL

Copy Building footprint from SAMIS floor plans or draw

buildings and sheds based on existing AutoCAD file or site

survey with the external walls as closed polylines.

Where buildings and sheds may have an open side, draw this

opening as a dashed line.

Refer to Section 2 for layer properties, legend of text height,

polyline width factors & line type scale.

Layer – BLDG-VERANDAH Copy or draw verandahs onto site plan.

Enter Building, Shed numbers and Street names: Layer - TEXT-3 Enter building and shed numbers in centre of building polyline or adjacent if it does not fit.

Add adjoining street names.

Add adjoining building or shed details if they exist as a thin

polyline on layer BLDG-EXTERNAL.

Hatch the adjoining buildings to differentiate them from the subject site on layer BLDG-HATCH. Add adjoining details in TEXT-2, for example – BUILDING ASSET 12345 ADJOINS or SHED ADJOINS.

Draw Fences, gates and detail: Layer - FENCE

Draw all fences. See fence types to enable labelling of specific

fence types.

Draw each different fence section as a closed polyline

separated with a fence “star” at each end.

Only draw internal fences if they provide security or safety,

(e.g. above a retaining wall) or around a court.

Polyline widths, text heights, line scale see Section 5.1.

Draw vehicle (VG) and pedestrian (PG) gates using standard

site symbol “X” at each end of gate width.

Mark each separate section of the fence with code - height

type - fail year (four digits) - length (to nearest metre) e.g. A-

18CM-2005-285 same height as TEXT-2 where possible. Refer

sample site plan in fence legend.

The Fence Section and details for each section are to be

blocked - FENCE_A, FENCE_B etc.

Where no boundary fence exists or there is no defined

boundary draw in layer FENCE and change to a continuous

line with no thickness in colour 8.

Mark “No fence” on the boundary section with “NF”.

Draw adjoining streets on FENCE layer same as no fence.

Note: For solid non-life cycled fence use layer FENCE-WALL-RETAINING and label e.g. brick wall, stone wall, conc. fence. If a security fences exists, select layer FENCE-SECURITY, colour cyan

to identify security fences sections. Combine all matching sections as one fence.

Draw Paved Areas: Layers - PAVE-BITUMEN Draw only the Paved Area types that are to be Life-cycled as

requested by each client. See 5.2.Optional Site Plan Elements for layers PAVE-CLAY-PAVERS, PAVE-CONC-PAVERS and PAVE-CONCRETE. Use the legend on the site plan to:

Select a paved option from the SAMIS Site Plan template

Match the hatch pattern and scales.

Note: Each separate life cycle paved area must be identified

with its own unique alphabetic code (A, B, C). Outline, hatch

and code to be blocked individually.

Paved Areas are to be blocked - AREA_A, AREA_B etc.

When surveying paved areas do not include kerbs, water

tables, sumps and other insignificant site features within

paved areas. (e.g. tree rings, planter boxes, fixed seats, minor

traffic islands etc). Where kerbs exist measure to the vertical

face of the kerb.

Populate Building Legend: Layer - BUILDING-EXTERNAL Amend/add to the building legend to reflect building and shed numbers with the descriptions that exist in the SAMIS database. Other Building assets on the site not owned by the primary occupant (e.g. a CPC or Dental Clinic on a Primary School site) add the asset number to the building description in the legend. (e.g. Building 4 is a 05169-asset occupied building, different from site asset 00123).

Update Paved Areas Legend: Layers - PAVE-BITUMEN Amend and add as required to the paving details:

Ensure that the pavement type is applicable to the layer

o 1 bitumen = play area, paths or general paving

o 2 bit-veh = carparks and driveways

o 3 bit-crt = tennis or basketball courts

Apply 4-part identification code - A, B, C etc. - material type - fail year - area (to nearest m2 by selecting the area of the polyline border and deduct any internal unpaved islands in the paving). Layer - FENCE Show only fence types used on site plan, e.g. PI – profiled iron, PW post and wire, NF not fenced.

Draw Swimming Pools: Layer - SITE-POOL Show all Swimming Pools:

Draw all Swimming Pools using the length and width as

closed polylines.

Label as POOL-1, POOL-2 etc. in TEXT-2.

Draw Fire-Life-Safety: Layer - FIRE-LIFE-SAFETY Display all fire installation elements, such as hydrants, boosters, fire tanks and hose reels and other equipment using symbols from the template.

Draw Site Symbols: Layer - SITE-SYMBOLS Display the symbol of any elements as may exist on the site. Refer to the List of Items for Site Plans for the mandated list of items to be added to the site plan.

Add applicable site details: Layer - TEXT-2 Show notes regarding verandahs, car parks, ovals and other items of importance with TEXT-2. E.g. VERANDAH, CAR PARK, OVAL etc.

Update SAMIS Title Bar: Layer – SHEET

All text to be updated in Title Bar will be in colour White.

Ensure asset TOWN or SUBURB, ASSET TYPE, STREET

Site Plan PDF Generation in AutoCAD: Use the plot command to generate PDF files from Model Space The drafter will need a full copy of Adobe Acrobat or similar with the pdf writer and printer drivers installed. The line work in the .PDF is all in black on a white background. Install SAMIS -Black.ctb file. Select window from the bottom left hand corner to the top right-hand corner of the sheets inside border, sheet size to be A3. Site plan PDF files are designed to print in landscape format.

Draw Paved Areas - life cycled: OPTIONAL: Layers - PAVE-BITUMEN, PAVE-CLAY-PAVERS, PAVE-CONC-PAVERS and PAVE-CONCRETE

Show all paved areas on relevant pavement layers for pedestrian,

roads, driveways, courts and carparks paved with bitumen,

concrete, clay or concrete pavers, e.g. area A, B, C and area D.

Draw each area with a closed polyline border, specified hatch

pattern, area code circle (4mm diam. plotted) plus code letter

(text height 2mm plotted - colour 7).

DECD only has PAVE-BITUMEN life cycled and hatched, the other

paved area types are not shown.

Each separate area must be individually hatched.

When surveying paved areas do not include kerbs, water tables, sumps and other insignificant site features within paved areas. (e.g. tree rings, planter boxes, fixed seats, minor traffic islands etc). Where kerbs exist measure to the vertical face of the kerb.

6. LOADING SITE PLANS INTO PORT]E[CO

SAMIS site plans need to be loaded into port]e[co in 2 formats. 1:- AutoCAD latest version for editing 2:- PDF files for printing

Note: If users do not have the required access rights for this in port]e[co contact the Business Systems Service Desk Phone: 08 8343 2850.

Login to Port]e[co Go to https://porteco.samis.sa.gov.au Under Preferences select the Preferred Business Entity e.g. DECD and press “Go”.

Simple Search function window Type in "Cowan" to search for Cowandilla Primary School and press enter or click <go> to display the search results.

Search Results Click on Site in Service and select the magnifying glass to display the Asset Details.

Asset Details Click on Documents & Images on the right hand side under Asset Details. This will list the .DWG and .PDF site files for the site together with the site name.

Preparation Before Uploading Site Files

The site .DWG and.PDF files are identified by the site name in the description. Click on the file to be replaced by a new file this will bring up the file options window. Click “Delete” to delete the files to be replaced by the new files, repeat for all site files (.DWG .PDF and .SVG) Note: The new files will not override the old files even if the file name is the same.

Uploading Documents and Images

Under the Upload a Document/Image title: Select File Type (.DWG or .PDF). Browse for File Name – click “Browse” to locate file to upload ensuring it is the same file type as previously selected. Copy site name as it reads in SAMIS i.e. <Cowandilla Primary School> into the Description field. Select Category – Either Site Plan or Building Plan. Do not change Effective Date. Add Notes if required. Ensure both .DWG and .PDF files have been uploaded.

7. DRAWING PROCESS FOR FLOOR PLANS

This section of the document describes the process to be followed when creating or updating a SAMIS Floor plan. Note: Refer to the Asset Data Standard (kNet #14435843, Section 7.5 – Drawing Conventions for details of the drawing conventions to be followed when creating or updating Floor Plans.

7.1. Mandatory Floor Plan Elements

Select and save the SAMIS drawing template:

Open the building plan template drawing downloaded from the

AGFMA Resources Sharepoint site.

Select “save as” and use the SAMIS asset building/level number as

found in SAMIS for the building level being drawn, e.g. 00123-01-1

Start a new SAMIS building drawing in AutoCAD:

For existing AutoCAD plans (OPTION 1 or OPTION 2) scale the

sheet up or down as required to fit the building plan and move the

correct scale bar to the top of the SAMIS template sheet.

Select the SAMIS template (A4 portrait or A3 landscape) to suit

the building outline. If the A3 template is used - reposition the

sheet so the bottom left hand corner of the sheet is located at

(0,0,0).

Delete the unused sheet and scale bars.

For multi-storey buildings, place all levels on same size scaled

sheet to fit largest level (where practical) and ensure each level

aligns correctly with the level below.

This drawing contains all relevant layers, borders, title bar and

amendments column.

OPTION 1 Create SAMIS drawing from architectural AutoCAD DWG:

For existing AutoCAD drawing file, (e.g. design construction

drawing) insert this into Model Space.

Adjust the scale to 1 unit = 1 metre.

Delete all unnecessary linework, layers and entities etc. that are

not required as a base for the SAMIS drawing.

Orientate the plan with North towards the top of the sheet where

practical and adjust the North point to suit.

OPTION 2 Convert BLAMS/SAMIS drawing to current SAMIS standard:

If there is an existing BLAMS/SAMIS drawing transfer the title

block, amendments column information and all drawing work

from the drawing to the newly created building template at a

scale size to best fit the building footprint.

Delete the old BLAMS title bar, legends, sheet borders and

amendment column.

Convert the existing BLAMS drawing entities into SAMIS drawing

entities and continue from step 6.

Purge and/or delete all non SAMIS layers and blocks.

Generally, in former BLAMS drawings the internal and external walls were drawn as single polylines with a ‘certain’ width. In these instances, re-draw all walls to the new SAMIS specification of parallel lines with solid fill.

OPTION 3 Create SAMIS drawing from hard copy plans or site survey: Select the appropriate sheet and scale bar:

Draw at 1 unit = 1 metre

Scale the template sheet 1:200 sheet up or down to fit the

building within the sheet borders.

On completion of any of the options above (OPTION 1, 2 or 3), the following process is to be applied:

Draw the external footprint of the building: Layer - BLDG-EXTERNAL

Draw the outside face of the external wall as a closed polyline (with zero width) to the measured dimensions.

Draw exposed external columns that are larger than 200mm.

Layer - BLDG-VERANDAH

Draw verandahs and balconies. Eaves are not drawn. Layer – BLDG-OVER • Show any sections of upper or lower levels that extend externally above or below plan level on layer BLDG-OVER with a dashed line and note with TEXT-2 i.e. “LEVEL 1 BELOW” or “LEVEL 2 ABOVE”.

Draw Internal Walls and Partitions: Layer - BLDG-INTERNAL

Draw the inside face of the external wall and all branching internal

walls.

Draw exposed columns.

Mid-height openings (reception counters and serveries) should be

shown as an open space. Do not hatch mid height openings.

Draw toilet/wet area partitions walls and doors.

Draw fixed or de-mountable partition walls that do not reach the

ceiling as double lines.

Do not fill these walls with solid fill hatch.

Cubicles in toilets with ceiling height walls that define each cubicle

are to be drawn as partitions, not as rooms

Draw Doors and Floor lines: Layer - DOORS

Draw internal doors as lines across openings from centre of jambs.

Layer - FLOOR

If a wall opening signals a transition to a different room, draw the

line from the corner of the wall as a dashed FLOOR line.

If there are folding walls/doors, use the folding wall/door symbol

and connect the internal end with a line to the other wall face or

folding wall end with dashed FLOOR line in between.

Any change of room function or change of floor covering type

within a walled room need to be depicted with a dashed FLOOR

line.

Layer – BLDG-FENCE

Where there is a fence inside a building, show on BLDG-FENCE

layer, label “fence” and “gate” in TEXT-1.5.

Add room areas: Layer – AREA-ROOM

Select BOUNDARY tool.

Click in each area that will require a room number.

This tool can also be used to create verandah and balcony areas.

Use PROPERTIES tool to collect room area data.

This layer is to be FROZEN after use.

Enter building text: Layer - TEXT-3

Add room numbers.

Level 1 room numbers go from 1 to 199 if possible.

Level 2 room numbers go from 200 to 299.

Level 3 room numbers go from 300 to 399, and so on.

Layer - TEXT-2

Enter description for verandah, balcony, courtyard etc.

When an existing building floor plan is being altered so that rooms

are merged and then other rooms created:

a) Use the first of the room numbers from the merged rooms (i.e. if

room numbers 1 to 5 are merged, keep room 1)

b) All other room numbers are to be discarded (e.g. discard numbers

2 to 5).

Re-start the room numbering from the last of the pre-existing room numbers (new room number is 6 onwards.

Walls are to be drawn as a closed polyline with no width. Draw the footprint of walls/retaining walls where the base thickness is greater than 200mm.

FIRE-LIFE-SAFETY This layer displays the external fire and life safety items such as fire hose reels, fire hydrants, fire hydrant boosters, fire pumps and fire tanks. Other optional entries could include eye washes, safety showers.

PAVE-BITUMEN This layer displays the location (A, B, C etc), area (m²) and fail year of bitumen areas.

9. BUILDING PLAN DEFINITIONS

Element Definition

Building Additions Where an addition has been added to an existing building it is desirable to clarify the building number with the Business Systems Service Desk rather than creating it as a new building. Ring 08 8343 2850 for support.

Building Area: On each building floor plan drawing enter the building area for that level in the title bar (BLDG-AREA m2). This is the area enclosed by a closed poly line around the external face of the external walls containing the secured floor space on that level. The area should not include significant voids (i.e. light wells, open courtyards plus upper spaces of gymnasiums and theatres etc.). Include lift and stair wells, vertical service ducts and risers and any other small voids in the building area. The building area does not include open sided undercover areas such as verandahs and balconies. Clarification may be required on some open sided buildings, (e.g. school shelter sheds).

Buildings: A building is a solid or prefabricated structure generally used for human habitation. Transportable buildings all have an identification number on a metal tag on an external wall. SAMCON (4' 00" panels) and DEMAC (1.2m panels) are demountable modular panelised buildings made for the Education Department. All tag numbers should be shown on the building plan in the top left hand corner. For clarification check with the Business Systems Service Desk.

Building Footprint A representation of the area of ground under the perimeter of the building. It excludes all structures not under the main roof of the main building (e.g. leanto verandas).

Carports If a carport is under the main roof structure of a building it is considered a veranda and its area is added to any veranda areas and the total listed in the title bar of the floor plan drawing to the nearest m². If it adjoins a building but has its own roof structure is classified as a Shed. If it is an independent structure it is a Shed. With a free standing Carport without any walls draw the eaves line on layer BLDG-EXTERNAL change line type to dashed and show any paving that extends under it on the appropriate layer.

Internal wall An internal wall is a fixed or demountable structure that is connected from floor to ceiling.

Levels A level in a building consists of any complete section of floor that is accessible for human occupation. This area may have minor changes in floor level through ramps and/or stairs. A level includes areas such as basements, mezzanines, attics, roof plant rooms, etc. Draw each level as a floor plan on its own sheet. Start with the lowest level as level 1.(Note that this is Level00 for SA Health)

Partition A partition is a fixed (sometimes fixed and demountable) structure >1.5 metres high, generally used to define work spaces and toilet cubicles.

Element Definition

Doors and openings are to be shown into rooms as well as cubicles

Rooms A room is defined as either: a) an enclosed space (i.e. with fixed walls over 1.8 metres high) large enough

for a person to enter and with a floor area greater than 1 m².

b) an unenclosed space >1sqm that has a different floor covering to the bulk

of the rest of the room e.g. most of the room is carpet (numbered Room 1),

but a small portion is vinyl (numbered Room 1a).

This includes air locks, walk-in-robes etc. This does not include toilet or shower cubicles unless they have full height walls or a different floor finish. Different areas of floor finish or room use within a room should have a separate room numbers If in doubt check with the Business System Service Desk for clarification.

Sheds A shed is a is non-habitable building, being a garage, carport, shed or similar (NCC building classification) Sheds can have concrete floors, power and lighting. (e.g. vehicle garage) Pre-fabricated structures used as workshops should be classed as buildings. Sheds that contain in-situ plant or equipment that needs routine maintenance should be classed as buildings.

Site Area The Site Area is measured inside of the site boundary. This may be different to the fence line. Use area from Certificate of Title (hectares) to 4 decimals (1000 m² = 0.1 hectares or 1000 m² = 0.1000ha).

Verandah A veranda is the footprint of an exterior or separate section of roof structure sheltering an entrance into a building. This generally does not include eaves overhang.

10. INTERIM PLANS FOR EDUCATION

Interim plans are now a requirement as requested by DECD. These are preliminary plans outlining new project work and based on the architectural drawings. The drawings are required to be entered into the SAMIS data base documents as .dwg. and .pdf. The hierarchy does not require updating. This template is available on the DPTI website.
