Fast Lube Profitability
A Modulube® Level-One fast oil change facility and specialized Level-Two facilities are
a complete solution to the auto services industry. They include the facility, equipment,
computer system operations training, and a “Go-Live” program. There are also several
follow-up options to maximize the comprehensive program. The Modulube program
was designed and implemented by experienced fast lube and service personnel, and is
recognized by all the major oil companies.
Typical Turn-Key Facility Investment
A typical Modulube Level-One turnkey system begins around $250,000 depending
on size of system. When compared to typical stick built facility projects, the modular
solution is more cost effective. The key is to compare project-to-project costs and
returns, instead of building-to-building solutions.

Stand Alone Modulube SystemsModulube’s stand-alone facilities are commercially designed and manufactured in a controlled factory envi-
ronment, trucked to the site, and erected by cranes in less than a day. They meet all local building codes and
are recognized by the IRS as equipment, allowing for accelerated depreciation (check with your tax adviser).
The exteriors are designed to match required codes or CCRs.
All stand alone systems are commercially designed to withstand the extremes of any climate. The system
equals or surpasses all national code requirements for wind loading, snow loading, and seismic zones. An
independent third party inspection agency inspects all aspects of the manufacturing process assuring com-
plete code compliance.
The system is pre-wired and pre-plumbed greatly reducing installation time. Final wiring and plumbing con-
nections are made by local professionals.

Structure • Interior Walls – Finished with .030” fiber-reinforced plastic (FRP) panel lami-
nated to 1/2” plywood.
• Ceiling – Finished with .030” FRP panel laminated to 1/2” plywood.
• Roof – R-38 cavity insulation. Finished with a single ply membrane.
• Floor – Steel and concrete finished with a durable, non-slip vinyl composite
floor covering that resists petroleum spills and is easy to clean.
Exterior
Finished with a variety of exterior sidings. Stand Alone Systems may
incorporate a synthetic stucco exterior insulation and finish system (EIFS). The
result is an attractive wall system with high impact resistance.

Architectural Plans
Construction plans and calculations are provided with each system. Plans and calculations are sealed by a
Professional Engineer registered in the state of destination and are approved by state or local authorities.
After the plans and calculations have been approved, copies are provided to the buyer.
Modulube provides foundation drawings that can be stamped by a local engineer to account for local re-
quirements such as soil conditions and frost levels. The building plans, foundation plans, and site plans com-
prise the submittal package to the local building department.

Training Program
Modulube provides a comprehensive multi-day training course that prepares all management and staff for
successful service operations. Training topics include day-to-day operations, invoicing, inventory functions,
and employee/staff management. On the final day of the training program the trainers typically “Go-Live”
with the facility staff to ensure a smooth transition into full operation.
Financing Program
Modulube facilities and equipment can be financed through a national financial institution upon approval.
Because the Stand Alone lube systems facility can be relocated, a capital equipment lease is recommended.
Modulube has relationships with leasing corporations that offer aggressive lease programs with buy-down
payments that allow the dealer to retain more cash for marketing.
We also strongly encourage the local oil company representative to join the initial consultations with the
proposed dealers as they may offer financial assistance. The IRS has recognized the Modulube modular fast
lube building to be a piece of equipment, and it qualifies for accelerated depreciation (Check with your tax
adviser).

Zip Pit™ System
The Zip Pit is a pre-molded, one piece fiberglass unit designed for easy and efficient
access to services performed below a vehicle and uses a patented technology. The
Zip Pit leak-proof design is environmentally friendly. Oil, water and fluid spills are
safely contained in the bottom of the Zip Pit for easy clean-up.
The Zip Pit enables technicians to work above and below vehicles at the same time.
Its ergonomic design promotes a healthier work environment. It reduces stress on the
technician’s neck and spine compared to standing in a full basement or under a lift.
The glider system is custom fabricated to ensure durability and comfort. It is installed
onto a track system to eliminate lateral movement and provide stability.
Reducing the cost of concrete and construction required for a full basement facility
makes the Zip Pit installation significantly less expensive . The Zip Pit system saves
money by eliminating the need for floor drains, oil/water separators, and frequently
required explosion-proof lights.
Equipment LIst
• Zip Pit – Pre-molded, one piece fiberglass unit designed for secondary containment. Zip Pits can
be fitted with a commercial grade, continuous duty centrifugal in-line duct fan as an option,
which may be required by local safety codes. Complete foundation drawings are provided.
• Gliders - Gliders are custom fabricated, powder-coated units designed to be durable and comfort-
able. Gliders are installed onto a track system to eliminate lateral movement and provide stability.
• Waste Oil Recovery Pans - The Waste Oil Recovery Pan holds approximately 10 gallons (about 10
vehicles) of waste oil and connects to the recovery systems via a flexible hose and cam-lock con-
nection.
• Zip Pit Kits – Zip Pit comes with the following components necessary to finalize installation.

Blazer 9000 Lift
Designed by Modulube and engineered for the fast lube industry, the Blazer 9000
Lift easily converts conventional oil change pits into tire rotation service bays. When
paired with the Zip Pit™ system, oil changes and tire rotations can be completed
simultaneously! A natural addition to any lube shop menu, tire rotation service can bring
thousands of extra dollars to your bottom line.
The Blazer 9000 is loaded with standard features that include a commercial duty 1.5
HP Power Unit, electronic Push-Button Controls and remote Air Operated Safety Locks.
With a lift rating of 9000 lbs this workhorse will easily handle heavier Pickup Trucks,
SUV’s, 4x4’s, Commercial Service Vans, and Passenger Vehicles. There will be no need to turn away
profitable business because your tire rotation lift is ETL rated at 9,000 lbs.
Easy to install, the Blazer 9000 may be flush-mounted or surface-mounted without interfering with
your lube bay opening. Installation materials, hydraulic hoses and hardware are included with each unit.
Optional engineered accessories allow safe lifting of all vehicles weighing up to 9,000 lbs. using vehicle
manufacturer designated lift points.
The Blazer 9000 is ETL Tested, ALI Certified and conforms to ANSI /U.L. STANDARD 201 (some state &
local laws require this certification on all installed vehicle lifts).

At the conclusion of day one,
the fascia and sign are installed.
The roof is watertight.
During the following two days,
all plumbing, air, and electri-
cal were connected between
the modules. The building was
connected to the foundation.
Electric, water/sewer, tele-
communications and gas were
connected to outside sources.
Water management was
connected from roof to ground.

The “A” module weighing
48,000 lbs. is the last module
installed. The five modules

Accessory Post
The Accessory Post is designed to consolidate hoses and
outlets in one place. It has the following features:
1. Lift motor mount and controls
2. The air release
3. An air choke connections
4. A general 110v electric outlet
5. A dedicated 110v computer circuit
6. A dedicated data port
One face of the acessory post is flat to accomodate the
computer podium. All these items are located in conduits
below the concrete floor. The result is a non-cluttered work
environment.
