Dear Mr. Cajigas,

Please be advised that I have been appointed as the Committee to conduct the publicauction sale of the above referenced property by the Superior Court for the Judicial District ofNew Haven at Meriden, which has jurisdiction in the above noted foreclosure case and hasentered a judgment offoreclosure by sale of the above noted property in said case. I am writingthis letter to you, an owner of the subject property, at the direction of the Court to call thefollowing matters to your attention:

1. Pursuant to the judgment of foreclosure by sale, a public auction will beconducted at your property, as identified above, on Saturday, December 19, 2015,at 12:00 Noon;

2. The deposit required of all bidding parties except the plaintiff is Twelve ThousandThree Hundred ($12,300.00) Dollars;

3. The Court has previously found that your property has a current fair market valueof One Hundred Twenty Three Thousand ($123,000.00) Dollars;

4. The debt found due to the foreclosing plaintiff is fixed in the amount of SeventyThousand Eight Hundred Fifty Two ($70,852.52) Dollars and Fifty Two Cents asof September 28,2015, to which shall be added attorney's fees, interest, andtaxable costs of the action;

5. You have the right to be represented in this matter to protect your ownershipinterests, including any net equity. I strongly urge you to consider retainingcounsel;

6. Given the difference between the judgment debt and the appraised value of yourproperty, there may be proceeds from the auction sale available to you if they arenot otherwise exhausted by claims of lien holders junior in right to the foreclosingplaintiff; and

7. At the very least, you should monitor the foreclosure file and review theCommittee's report, which I shall file subsequent to the auction date, to learn ifthere are any sale proceeds which could be distributed to you by order of theCourt after payment is made to the foreclosing plaintiff and to such defendant lienholders that appear and prosecute an effective claim for payment.

If you have any questions about the process of the auction, I will be happy to discussthem with you. If you have any questions about the foreclosure action brought against you, Istrongly suggest that you seek the advice of an attorney of your choice.

As the committee appointed by the Superior Court, I am requesting access to yourproperty for the auction sale itself, which is scheduled for Saturday, December 19, 2015, at 12:00Noon. It will be necessary to show the premises to interested bidders from 10:00 AM throughthe completion of the auction that afternoon. Please contact me upon the receipt of this letter atthe above telephone number to discuss and schedule the requested access.

Further, please consider other housing and/or storage arrangements. I will request anorder for possession of the Round Hill Road property that may be ordered by the Court if the salegoes forward.
