EXPLORE THE PAST

The rich history of Woolwich is woven into the very fabric of London’s dynamic character and worldwide attraction. Originally named after its prime position as a well-known trader of wool, Woolwich has continued to be an important part of the London story.

In 1512 Henry VIII chose Woolwich as the site for his flagship Royal Dockyard, which was to become a defining factor in its history. Woolwich served an important role in military support with the establishment of the Royal Arsenal and laboratory, which played a key part in both World Wars by manufacturing ammunition and goods for civilians.

As well as the important economic development provided by its military capabilities, Woolwich went through a period of extensive growth during the 19th Century with the opening of various factories and the advance of the South Eastern Railway line. The famous Woolwich ferry started in 1889, provided a free service connecting North and South – a service that is still free today!

Community has always been at the heart of Woolwich, and in 1868 the Royal Arsenal Co-Operative Society came into being. This important community movement became one of the biggest consumer co-operatives in the country and home to various shops, department stores and areas of entrepreneurship.

Steeped in a rich history of growth and innovation, Woolwich is also the birth place of one of the country’s best loved football teams. In 1886 a group of workers at the Royal Arsenal formed a football team called Dial Square. Winning their first game 6-0, the team went from strength to strength and became an official club. They soon changed their name to Royal Arsenal and at the turn of the century relocated to Highbury – becoming the Arsenal football club we know today. If you look closely, you will still see their connection to Woolwich – a cannon on their official crest!

The history of Woolwich stands as a proud testament to not only the bright vitality of London, but of the powerful community spirit that has endured throughout the ages in Woolwich. PLAN FOR THE FUTURE

Recent regeneration initiatives and the arrival of Crossrail usher in a new phase in the history of Woolwich. The last few years have seen an explosion of developments in Woolwich, including residential, office spaces, open spaces and amenities, and with the opening of Crossrail in 2018 providing faster, better transport to the centre of London, this is a trend that is set to continue. At Trinity Woolwich, we were inspired by the locations rich military history and the existing London stock brick walls which surrounded the former barracks, parade ground and stable blocks on the site. New homes are built in complimentary silver-yellow bricks and their ‘turreted shape’ echoes the historic events which took place in the area. Behind the new streets, homes look onto quieter courtyards and walled gardens where the building materials contrast in colour and texture. CHOOSING AND RESERVING

Once you have chosen your new Lovell home from those available, you may reserve it with an initial reservation deposit. This forms part of the total purchase price.

KEEP ING THINGS MOVING

Your initial deposit will hold the property in your name at the stated price for an agreed period, allowing your solicitor to deal with the legal formalities. Immediately after reserving your new home, you should do two things. Firstly, advise your solicitor and let us know of his/her name and address so we can forward contract documents. Secondly, make arrangements to obtain a mortgage if required – you may wish to deal with this yourself or make use of our facilities. We are able to put you in contact with independent mortgage advisors who will be pleased to help you.

EXCHANGING CONTRACTS

The legal formalities and your mortgage applications are processed during the reservation period. As soon as your solicitor is satisfied with the result of his/her enquiries, and your building society has sent you a formal offer of mortgage, you will be in a position to make a binding commitment to purchase, i.e. to exchange contracts. At this point, your solicitor will ask you to pay a further deposit. This is sent to our solicitor, together with a contract signed by you. Where applicable, your solicitor should ensure that the sale of your existing property is tied in with the purchase of your new Lovell home.

MOVING IN

Under the terms of the contract, a set period is allowed after the property is ready for occupation to enable financial completion to take place. Your mortgage repayments normally start one month after your purchase is completed. When your property is complete we will notify your solicitor, who will ask you to pay any outstanding portion of the purchase price and request the mortgage funds from your building society. This money is forwarded to our solicitors and they will complete the deed transferring the property to your name. On receipt of the money, we will authorise our on-site sales staff to hand you the keys to your new home. Of course, our sales team will be in close contact with you throughout this final period to make sure all goes smoothly.

ONE OR TWO ADDIT IONAL POINTS

We will arrange for the meters to be read on the day of your legal completion. Upon financial completion, the keys will be handed over to you by a member of our sales/site staff and you will be asked to sign a handover certificate and key receipt form. Finally, please remember that our aim is to ensure a trouble-free purchase and our sales team are always happy to answer your queries or assist you.
