    Putting energy bills under control

With reasonable investment, your building can gain quick payback from reduced energy consumption. Going by the European Union’s regulations and by Green Buildings Council, buildings without energy monitoring systems are more expensive to run and likely to suffer capital value depreciation. Solutions from Schneider Electric, the global specialist in energy management, are designed for both new and existing constructions for immediate savings.

Increasing building asset valueLike property location, energy efficiency has become a decisive differentiation factor in asset valuation. Energy-friendly buildings can appreciate in value from:

    • Higher safety and health standards for the inhabitants

    • Compliance with building codes

    • Reduced operating costs

    • Equipment in energy information systems

    • Qualification for incentives from energy-saving measures

Analyzing consumptions, to quickly spot corrective actions

Automatic metering at the source lets you see exactly how and where the building is using energy. It also performs intelligent cross references of energy usage by zones (offices, lobby, storage, parking, etc.) with usage by type (lighting, heating, hot water for sanitation, etc.).

    • Detecting usage issues, such as demand peaks, wastages, leakages

    • Planned development of your building’s energy usage

    • Informed occupants committed to meeting environmental and economic targets.

Getting buildings ready for energy audits

By 2050, the demand for energy is expected to double due to population, economic, and industrial growth around the world. At the same time, we must halve greenhouse gas emissions so as to reduce their catastrophic effects on global warming and climate change. As individuals, companies, industries, and government, we are all stakeholders with a commitment to safeguard our shared future through responsible energy consumption.

Regulations have started imposing efficient energy useEnergy efficiency directives for buildings are gradually being incorporated into national regulations and building codes. By regarding a facility like an electrical appliance, such as air conditioners and lighting equipment, we can give it an energy performance rating. Such ratings indicate a building’s energy expenditure compared with the typical usage rate of a similar facility.

Energy Performance Buildings Directive and EN 15232 standardThe Energy Performance of Buildings Directive is applicable to 27 European member states. This directive requires building automation and control systems to be set up with energy saving as a key function as outlined in the EN 15232 standard, also known as ‘The impact of Building Automation on Energy Efficiency’. This standard outlines four energy performance classes for BACS with the objective to achieve the best possible efficiency for commercial office buildings.

A large chain of small hotels did setup a global energy monitoring system, expecting to:

    Ensure and monitor

    customers

    comfort, and make it

    the same across all

    branches

    in relation to customers

    health and safety,

    and compliance with

    3

    A ACHETER

    Financial director

"I was doubtful about the final cost to setup this system. But there was no bad surprise at all. And our facility managers keep it working without any problem."

"We used to have somebody from technical direction visiting the hotels and collecting such data. But there were mistakes and the data packages were far from rich enough to do what we do now."

First priority: guests comfort and safety

    Warnings dispatched when customers well-being

    suspected at stake

In case of issue with potential impact on guests comfort

and safety, hotel attendants are immediately informed.

The system sends an alert mail, displayed on:

    > hotel manager and branch technical manager’s

    smartphones

    > all hotel operating computers (reception, offices etc.)

    > the electrical switchboard where the fault has been

    detected.

    Comfort and safety dashboards widespread

Every staff member also has permanent access to

a comfort and safety dashboard showing real-time

    the key values:

    > Deep freezers temperature

    > Key values of heating and air conditioning systems

    > Sanitary hot water temperature

    > Air temperature and humidity on each floor

    Headquarters compute historical alarm data

from all hotels, enabling evolution towards predictive

maintenance, with clear benefits on planning

    and budgeting.

    Business efficiency

Good practices shared across the companyEvery three months, hotel managers meet together

with corporate technical and financial directors.

They share their good practices and compare

    achieved improvements.

"We decided to equip a pilot site with solar water heating.

By relating its energy consumption to the other sites, we

could calculate the savings and payback, and decide

upon investing in this equipment for other sites".

A quarterly incentive awards the most performing

hotel teams. But as many have been purchased

before transformation, the challenge considers the

characteristics of each building: age, thermal isolation,

    location and climate etc.

No achievement without full staff involvement Each hotel manager and his technical staff have full-time

access to details of their recent energy consumption.

Abnormal consumptions are also detected and flagged:

overusages, leakages etc. The system breaks down

    electrical consumption into:

    > HVAC

    > Food conservation: deep freezers and fridges

    > General lighting and lifts

    > Cooking and dishwashing equipment

    > guest rooms

The whole staff is implicated through periodic information

    on spared energy and water.

Customers information and green marketingScreens reminding guests environment-friendly

behaviors, display to figures of resource savings recently

achieved thanks to their support and awareness.

    Energy efficiency

    A ACHETER

    Hotel facility manager

As soon as installed, the system frequently alarmed about one of our deep freezers Computing hourly historical charts we discovered temperature was actually rising too high during defrost cycles. We could fix that and avoid serious sanitary risk.

    Hotel director

We understood why we regularly had penalties from energy providers. The rated power was exceeded everyday for some minutes, when all rooftops were starting. We rescheduled all automatic equipment, and we could even lower our rated power subscription.

    Smart Panels: Ethernet connected switchboards

Ethernet is today the most widespread protocol in professional buildings, with all computers connected to it, and direct link to the Internet. It features the highest data transmission capabilities.

Thanks to Enerlin'X, switchboards can be connected to Ethernet, as simply as any other device, through an RJ45 socket.

Enerlin’X provides the whole interface between various electrical devices located in the switchboards, and local area network.

Enerlin’X design is largely inspired from the professional’s strongest expectations:

    > consistent functions grouped in the smart components (e.g. Acti 9 Smartlink)

    > error free cabling, fast connection-disconnection

    > space saving in the enclosure.

The embedded web pages of Enerlin’X energy servers make setup and configuration tests simple and intuitive.

Precise and well-ordered project documentation is automatically generated for maintenance and future evolution purpose. Other pages are dedicated to simple and real time monitoring and control.

Numerous tests have been carried out in our labs in order to ensure a great confidence into the Enerlin’X digital architectures.
