Welcome to this showcase of One Housing’s recent and upcoming developments. Building has been at the heart of our organisation for over 50 years and we are passionate about helping everyone to live better in a high-quality home.

This is an enormous challenge because we work in areas with some of the highest land values in the world. To succeed, our development team has fostered a highly skilled and innovative approach.

We are proud to be the first housing association to guarantee that every home we build will have smart technology built-in, including all affordable homes. We are also the housing association that is least reliant on income from the public purse to build new homes.

In the last ten years, our capacity has rapidly increased. The Victoria Quarter scheme in Barnet is our most ambitious yet, creating over 400 new homes. There have also been flagship joint ventures that have strengthened both One Housing and our partners. Our developments with Mount Anvil at Dollar Bay and with Mulalley at Ladderswood exemplify our ability to work with others to create truly landmark properties.

OUR OBJECTIVES

We work across London and the South East to address the housing crisis. We also develop specialist homes, such as those where we can provide extra care, to meet the housing needs of a wide range of people.

We plan to develop 3,000 homes for private sale by 2021, including retirement housing, to cross-subsidise homes and services that meet our social objectives. We believe in creating balanced, sustainable communities rather than the 100% social housing estates of the past.

All of our private sale homes are developed by Citystyle, our private development arm.

BUILDING LUXURY

We develop beautiful, high-specification homes in prime locations for the private market. We aim to delight our customers and have won customer satisfaction awards for our new build schemes.

Over the next five years we will be developing more than 3,000 private sales properties. We use the proceeds to fund new affordable homes.

Dollar Bay has pushed our development capacity to new levels. This project is a joint venture between One Housing and Mount Anvil. It has created 115 beautiful and feature-rich private sale and ten shared ownership homes, ranging from studios to breathtaking three bedroom penthouse apartments enclosed within the crystaline glass facade. On-site amenities include a residents’ gym and lounge, 24-hour concierge, private underground car park and landscaped garden.

The building has a state-of-the-art cooling system that uses water from the dock to remove surplus heat. It stands just a short walk from Canary Wharf with its vibrant, up-market shops, bars and restaurants. The area has fast, reliable transport links to the City and beyond, which will further improve with the opening of the brand-new Elizabeth Line (Crossrail) in 2018.

Sales profits from Dollar Bay have funded 64 new affordable homes at nearby Thomas Road (see page 54).

WENLOCK ROAD: REGENT APARTMENTS Hackney

Just off buzzing City Road in Islington and a short walk from fashionable Shoreditch sit the seven and eight-storey blocks of our Wenlock Road development.

The scheme incorporates 74 luxury homes – 68 for private sale and six for shared ownership. Features include a concierge, striking double-height lobby and smart-home technology. Acton Town Hall opened its doors in March 1910 and was further expanded in the 1930s when Lord Rochdale, who peformed the official ceremony, described it as “very noble and thoroughly English without extravagant ornamentation.” The newly expanded building, constructed with locally-made red bricks together with Portland stone dressings, included an assembly and concert hall for ‘municipal occasions’.

This meticulous conversion project retains original features while adapting the site to provide the best in modern living. The 71 new one-, two- and three-bedroom homes in this sought-after part of West London comprises 57 for private sale and 14 for shared ownership.

The former town hall is close to a variety of boutique shops as well as Acton Central station which provides regular Overground services direct to Richmond in the west and Stratford in the east.

This mixed-tenure scheme has created 89 new homes – 76 for private sale together with 13 affordable (four of which are for shared ownership). This development sits in the heart of a regeneration area, close to the Galleons Reach Docklands Light Railway station.

Homes feature large windows, many of which overlook the River Thames and Albert Docks. Contrasting light and dark brick blocks of mixed height create a dynamic, contemporary feel.

BATAVIA ROAD Lewisham

Our Batavia Road development has revitalised what was a run-down, light industrial area close to the centre of New Cross.

The scheme has created 114 new homes - 101 for private sale and 13 for shared ownership – as well as commercial units for office and retail use. Three blocks, ranging from four to ten storeys, give an undulating, energetic profile to the development.

It has spectacular, uninterrupted views of the London skyline to the north which includes iconic landmarks such as The London Eye and Canary Wharf.

One Housing is the affordable housing partner with developer St James Group in this Foster and Partners-designed scheme on the southern stretch of Albert Embankment in Lambeth.

This development falls within the £15bn Vauxhall, Nine Elms and Battersea regeneration area, which runs from Lambeth Bridge to Chelsea Bridge and aims to transform this long-neglected part of central London.

The mixed-use towers range from 15 to 27 storeys, with spectacular views of the river and Westminster at the front and the City and Shard to the rear. One Housing have created 84 retirement homes, including 36 for shared ownership. PRETORIA ROAD Haringey

Residents’ well-being is at the heart of this scheme, designed to accommodate both couples and singles with 44 one-bedroom and eight two-bedroom properties.

Private balconies, patios, communal gardens, guest suites and a spa-style bathroom are among the features residents can enjoy.

Extra services and facilities are on-hand when residents’ care needs increase. Eight homes have been specifically designed to be dementia friendly. The communal area offers a relaxed environment for meeting and socialising with other residents and also includes special features for those with dementia.

Strong transport links by Overground from White Hart Lane station and by a variety of buses on nearby White Hart Lane and High Road give residents opportunities to get out and about while giving easy access for friends and family to visit.

MERCHANT TAYLORS’ Lewisham

The Merchant Taylors’ and Christopher Boone’s Almshouse Charity chose One Housing as its development partner to build 90 new homes and refurbish 24 of the existing historic almshouses, which date back to 1824.

This will include 62 one- and two-bedroom homes for people aged over 57, 32 of which will be returned to The Merchant Taylors’ Boone’s Charity as almshouses for their beneficiaries. A further 24 homes for open market sale will help pay for the development and there will also be two houses built for social rent.

The surrounding area is mainly residential with a mixture of post-war social housing, consisting of Georgian houses and converted flats. Both primary and secondary schools are within walking distance as well as a variety of retail and leisure facilities conveniently located on Lee High Road and in Blackheath Village.

The development provides excellent transport links from nearby Lewisham and Blackheath stations.

The Merchant Taylors’ project in the up-and-coming borough of Lewisham consists of three sites in Blackheath that will create private, retirement and affordable homes.

CAMPSHILL ROAD Lewisham

This 53-unit Extra Care scheme on Lewisham’s Campshill Road will provide 41 one-bedroom, two two-bedroom and six wheelchair-accessible homes together with a range of communal living and support spaces. The development is designed to help residents live an active life where they can choose to spend time with the community or enjoying their own private space.

The scheme also includes a new residential mews with an upgraded car parking area between the Extra Care building and an existing residential block. Upgrades to the existing frontage, together with enhanced boundaries, will provide enhanced safety for residents.

Eleven parking spaces include three disabled bays and the site also has a minibus drop-off point for group outings.

This scheme will adapt and expand an existing site to create better facilities and more homes with care in South London.

MORETON AVENUESouth Oxfordshire District Council

Wallingford is a charming Oxfordshire historic market town that was home to Agatha Christie and has provided locations for the TV series Midsomer Murders.

This Section 106 project with David Wilson Homes will deliver four shared ownership flats and ten affordable-rent houses for One Housing as well as 40 luxury Season Extra Care homes for older people (ten shared ownership and 30 affordable rent).

These contemporary homes bring modern comforts with a traditional style that integrates into the landscape. The shared ownership homes incorporate solar panels and have access to generous communal gardens as well as allocated parking spaces.

The Season homes will provide independent luxury homes for over-55s, with the reassurance of care and support on-hand if needed and access to an active community.

Victoria Quarter is One Housing’s largest ever land-driven development scheme. The former gas works site sits to the north of Albert Road in New Barnet, close to the town centre, and is well served by local services and facilities including rail, London Underground and bus services. Extensive remediation work, already underway, will bring this long-standing industrial site back into the public domain.

The site will provide over 400 mixed-tenure homes, 116sqm of retail floor space and 558sqm of flexible commercial floor space. Plans include an extensive basement car park, landscaped public areas and the re-location of an existing sub-station.

This major regeneration project will provide private sale and shared ownership flats and houses, rented flats and a new energy centre supplying heating and hot water to the entire site.

Ladderswood sits in a prominent location, alongside and to the north of the North Circular Road. Enfield Council selected the joint venture partnership of One Housing and Mulalley to regenerate this ageing estate and light industrial space into a vibrant new community that will set the standard for future schemes in the borough.

This large and exciting regeneration scheme will provide 517 much needed new homes in Enfield (368 private sale, 90 social rent and 59 shared ownership). As well as flats and houses, the scheme includes a new purpose-built community facility, commercial space, a hotel and improvements to streets and open spaces.

The development will be served by an energy efficient communal power plant and is minutes away from both New Southgate train station (which looks set to be part of the proposed Crossrail 2 network) and Arnos Grove Underground station.

Kidwells Estate lies within walking distance of Maidenhead town centre – just off Cookham Road. The scheme has replaced an ageing estate dating from 1968, with seven brand new, individual three and four-storey blocks.

The redevelopment has created 204 homes - 75 for rent to existing and new tenants, nine for shared ownership and 120 for private sale. It was officially opened by the Prime Minister, The Rt Hon Theresa May MP, in 2016.

This joint venture between One Housing and Mulalley will expand and enrich the existing estate with 149 beautiful new homes surrounded by attractive public spaces. The first phase will create 17 shared ownership units to provide an affordable step onto the housing ladder for local people.

ALLEN GARDENSHackney

The estate features several Grade II listed Victorian blocks on the corner of Bethune and Manor Road in Hackney which have been painstakingly and carefully refurbished. Designed and built by Matthew Allen in 1875, Allen Gardens is a prime example of Victorian architecture and was the first concrete framed residential building to be built in the UK.

The façades were meticulously restored to maintain their original 19th century appearance and character, while the interiors were modernised both in design and interior decor. The buildings have been converted by re-configuring selected flats and maximising space, to provide 48 affordable rent and 15 shared ownership homes.

Hallsville Quarter sits in the heart of Canning Town in Newham. It has great transport links as it sits adjacent to Canning Town Station and the A13.

Phase 1 is complete and has created 179 new homes – 94 private sale flats, 14 private sale town houses, 20 shared ownership and 51 affordable rent apartments.

Phase 2 comprises three residential blocks which will provide a further 349 new homes – 160 private sale apartments, 55 affordable apartments and 134 private rented homes – as well as a 196 bedroom hotel, split-level car park and a large new retail unit.

At the heart of the residential scheme is the courtyard garden with secure bicycle parking. Located on the podium above the retail units, the garden will be accessible to residents of all tenures and will provide a range of amenities, including an area for social events, a children’s play area and lawns.

Newham Council chose One Housing in partnership with Bouygues UK as the affordable housing provider to regenerate the Canning Town and Custom House area. This major regeneration scheme extends across six hectares of the borough.

Located on the corner of Church Road and Archway Road, this development sits just 500m from Highgate Undertround station and is less than a kilometre from charming Highgate Village. Across the road is one of North London’s most natural green spaces – Highgate Woods – which provides a leafy escape from the city right on the doorstep.

One Housing will provide nine shared ownership and 17 affordable rent new homes under a Section 106 agreement with Bellway Homes. The site as a whole will provide 82 new properties.

Sitting within the Highgate Conservation Area, the design includes a landmark tower which steps down to three storeys to blend in with neighbouring houses. Inset balconies, protruding bays and a stepped building line together present a dynamic facade to the street. The design was praised by Haringey Council’s design officer as being “...well designed to respond to its context yet create a notable, attractive, well composed and well-designed piece of architecture”.

One Housing’s partnership with Bellway Homes will create 26 affordable homes as part of this development scheme in an attractive, desirable and accessible part of North London.

One Housing joined forces with the King’s Cross Central Partnership in July 2009 as the affordable housing provider. As well as the incredible transport links from nearby King’s Cross and St Pancras, the area is becoming a new ‘destination’ within the Capital with an ever growing number of shops, cafés, restaurants and beautiful public spaces such as Granary Square with its ‘dancing fountains’.

Previously completed One Housing projects at King’s Cross include Rubicon Court, Tile House, Saxon Court, Roseberry Mansions and Arthouse. The redevelopment of the Brewery Industrial Estate in Hackney has provided 30 affordable homes in one of London’s most sought-after and up-and-coming boroughs.

The Brewery site was part funded by the proceeds of our Wenlock Road: Regent Apartments private development further along the street (see page 13). It comprises three, four and five storey blocks surrounding a central and private communal garden and courtyard.

The redevelopment of the site has created 30 homes – 21 for affordable rent and nine for shared ownership. The design reflects and incorporates the style and materials of the historic Wenlock Arms pub on the corner.

The scheme is conveniently situated close to City Road in Islington and approximately half way between Old Street and Angel Underground stations with easy access to the Regents Canal and the shops, restaurants and services of Islington’s Upper Street.

Thomas Road is the off-site affordable provision development delivered as part of the Dollar Bay private scheme (see page 10).
