Our day began at the
Cranberry Business Hub
as Township Manager
Jerry Andree, Chief
Strategy Officer John
Trant and Projects
Administrator Chelsea Puff
greeted us. All of those in
attendance received an
overview of the services
the Business Hub provides
to those interested in
opening a business or
relocating to the township.
The Schreiber Industrial
Park North in nearby
Zelienople was our next
stop. This location has
up to 80,000 square feet
of warehouse available
for those businesses that
are looking for affordable
space.
The Jackson’s Pointe
Commerce Center is a
new development that is
owned by the Buncher
Company. Buncher has
been developing
commercial properties in
Western PA since 1954
and Phase One of the
Jackson’s Pointe deve-
lopment is already home
to UPS, LabChem and
Highmark. The park is
comprised of 180 acres
and features flex space,
office space and light
assembly and processing
space as well. The park
is conveniently located in
Jackson Township at the
intersections of Routes
19 and 528 and provides

From the Executive Director’s Desk
This quarterly newsletter provides details on recent new members to your CDC organization.
We welcome all who have made the financial commitment to support economic development
in Butler County and look forward to working with our new and existing members to continue
bringing jobs to Butler County. Johnstone Supply is continuing to complete their office and
warehouse build-out in Pullman Business Park Expansion, which should be completed in
August. The closing for lot#6, an eight acre parcel at Victory Road Business Park, is also
expected before August. The construction of a new manufacturing facility there will bring
new jobs to Butler County and continue to build out the CDC’s business park in Clinton
Township. The remaining available land, approximately forty acres, is a Keystone
Opportunity Zone, which provides real estate tax relief through December 2017. Pullman
Center Business Park has approximately thirty acres remaining and is a prime site with all
utilities in place to accommodate any buyer who needs to move quickly. Staff has been
presenting the Pullman site to developers, brokers and directly to potential buyers, with
negotiations occurring on two acres.
The CDC relies partially on rental income to assist in sustaining our organization, and we
unfortunately lost a tenant who was occupying 3,400 sq. ft. at 120 Hollywood Drive, known
as the “Bantam Building”. There is also 3,600 sq. ft. at 112 Hollywood Drive, which is first
story space with ample free parking. Please contact our staff to advise us of any leads you
may have for this very nice office space.
The Parks and Property Committee is charged by the board to review and recommend site
development projects and speculative buildings. They are key contacts in helping sell
existing CDC property and rent available space in the three CDC owned buildings at Pullman.
The committee is comprised of: William McCarrier, chair; Dave Johnston; Joe Gray; Art
Cordwell; Mike Cully; Ron Olsen; Ed Shields; and Maggie Stock. The process of prioritizing
sites, gaining control of the property, accessing the demand for the particular site and
preparing for adequate utilities and infrastructure is a time consuming yet critical step to
prepare for future growth in Butler County. As a community led organization, the staff at the
CDC relies on valuable input from our membership. Any and all investor-member input is
appreciated by the committee.
The CDC organization relies on an active membership to participate in building economic
growth for Butler County. We thank the members who responded to the recent survey on
how we can better interact, which resulted in the invitation included here to join with other
members at Pullman Park July 25th to enjoy our first-class baseball park located in the City
of Butler, and have a relaxing evening!
Your assistance in providing staff with leads on growing companies is greatly appreciated.
The CDC is the first stop for anyone who wants to build or expand in Butler County, whether
they need land, financing, or information on resources to help them with workforce or
technical assistance. Thank you for your support.

79. In addition, the park
is only ten minutes from
the PA Turnpike.
The next two projects that
we visited are still in the
planning stages. The
Cranberry Springs
Business Park, which is
located between
Interstate 79 and the
Cranberry Crossroads
Retail Center, will provide
businesses with exposure
along Interstate 79 once
completed. The second
project, the Village of
Cranberry Woods, is the
future site that will house
the Pittsburgh Penguins
Training Facility as well as
additional retail, residen-
tial and office space and
two hotels. Developer
Don Rodgers and FRA
Development indicated
that the 57-acre site will
be developed in five
phases and hopefully will
be open for business in
the summer of 2015.

The Victory Road Business
Park was acquired by the
CDC in 1997 and at the
present time only 40 acres
of the original 350
developable acres remain
for sale. The park is also
a Keystone Opportunity
Zone through December
31, 2017 and this
designation makes the site
quite attractive to
businesses looking to
relocate or expand in
Butler County.
In addition, to the Victory
Road property, the CDC
also has 30 acres
available at the Pullman
Center Business Park
Expansion. The PRA staff
also received a brief tour
of this property and the
office space that is
currently available at the
Pullman Commerce Center
and the Bantam Commons.
After a brief lunch at the
CDC headquarters the bus
was off to the Iron
Mountain facility located in
Boyers. The PRA staff
was quite impressed by
the extensive facility that
is actually one of Butler
County’s hidden gems.
The vast underground
facility provides national
and international
customers with a variety
high tech services such as
data storage and records
management. Some of
the more famous
collections stored at the
Boyers facility are Bill
Gates’ Corbis photo-
graphic collection and the
original Gone With The
Wind films.

Our final stop was the
Slippery Rock Technology
Park. The 29 acre
business park is overseen
by Ed Bucha and the
Slippery Rock Foundation.
The Butler Health System
operates a FastERcare
facility in the park that
provides area residents
with an urgent care facility.
Bucha continues to work
with local and national
firms that would benefit
from the business incuba-
tor environment at the
park, which is adjacent to
Slippery Rock University.
Unfortunately the
whirlwind tour was unable
to include several other
sites that are available for
development in Butler
County, but the day-long
adventure did provide the
PRA Staff with a much
better understanding of
the great opportunities for
economic development
that are available in our
county.

Johnstone Supply recently purchased the Trinity Building located at 140 Hollywood Drive in the Pullman Center Business Park Expansion and we would also like to welcome them as a new CDC member. Johnstone is a wholesale distributor to the HVAC, refrigeration and maintenance industries. Russ Stockhausen is the owner of the Butler location and he also owns and operates several other locations in the Pittsburgh area. Stay tuned for the announcement on the grand opening of their new location here at the Pullman Center Business Park Expansion.
Many of you may already be familiar with the Regional Learning Alliance (RLA) as their Director of Business Development, Kristina Smith, was the 2012 Leadership Butler County Representative on the CDC’s Board of Directors. The RLA is the region’s premier learning center as they offer 30 degrees from 11 schools; if you are looking to obtain an undergraduate, graduate or doctorate degree contact the RLA for additional information. The RLA is also a premier meeting and training facility. Small Business DEP Energy Efficiency Grants Available
On July 8th, Governor Tom Corbett encouraged Pennsylvania small-business
owners to apply for DEP’s Small Business Advantage Grant to finance pollution prevention and energy efficiency projects.
Businesses can apply for 50% matching funds of up to $9,500 to adopt or acquire energy-efficient or pollution-prevention equipment or procedures.
“Supporting projects that promote energy efficiency, especially in small businesses,
will help keep Pennsylvania on the path to energy independence,” Corbett said.
Applicants must be a for-profit corporation, limited liability corporation, partnership, sole proprietorship or other legal entity with 100 or fewer full-time employees. The grant-supported project must be located in Pennsylvania, be owned by the
applicant and save the business at least 25 percent plus $500 in annual energy consumption or in pollution handling or prevention related expenses.
Applicants may be manufacturers, retailers, service providers, mining operators or
agricultural businesses. Eligible projects include HVAC and boiler upgrades, high-efficiency lighting, solvent recovery systems, waste recycling systems and auxiliary
power units deployed as anti-idling technology for trucks. The application deadline is September 6th. Eligible applications will be approved on
a first-come, first-served basis from July 8th through September 6th or until funds are exhausted, whichever comes first. Funding is eligible for those costs incurred
between July 8, 2013 and June 30, 2014. Applications must be mailed to the Department of Environmental Protection’s Grant
Center, P.O. Box 8776, Harrisburg, PA 17105-8776 or hand delivered to DEP’s Grant Center, 15th Floor, Rachel Carson State Office Building, 400 Market St.,
