The following rules shall be observed in the determination of the Allowable Maximum Building Footprint (AMBF) for buildings and related habitable structures. If the stated rules are compared with

(1) Rule VIII Table Vlll.l.- Reference Table on Percentage of Site Occupancy and Maximum Allowable Construction Area (MACA);

(2) Rule VIII Tables Vlll.2. and Vlll.3. (setbacks, yards and courts); or

(3) with the applicable stipulations under this Rule and with the applicable stipulations of the Fire Code,

the more stringent but applicable regulation out of the aforementioned rules should be observed.

Example 2 A young bachelor has decided that his R-1 zoned

property, with a Total Lot Area (TLA) of 450 sqm and located in Anti polo City, shall host his dream house.

The Project Site is an inside lot, with a IS-meter wide frontage facing west. The Project Site uniformly slopes at I 0% towards the 14-meter wide street, i.e. the road-right of way (RROW) that is relatively flat and which has 2.0-m wide sidewalks (which includes a 0.80-m wide planting strip) at both sides. The surface at the center of the Project Site frontage is considered as elevation 0.0-m.

A roofdeck shall be provided which will serve as a viewing and entertainment area for guests because of the magnificent view of the Manila skyline and the sunset.

What is the Allowable Maximum Building Footprint (AMBF) for the Project? What is the Maximum Percentage of Site Occupancy (PSO) for the Project?
