2.1 LOCATION - SURROUNDING TOWNSCAPE

The immediate context of the site is shown in this aerial photograph. Abbeymount

is a mixed neighbourhood of traditional tenements, industrial units, that has seen

high levels of development in recent years with the construction of a large complex of

student housing. Holyrood park close by provides a large publicly accessible outdoor

space.

The site is located to the East of the City Centre -just out with the Old Town and New

Town Conservation Areas.

The key landmark visible from the site is Holyrood Park and Arthur’s Seat to the south

offering desirable views from the upper floor.

2.4 SITE ANALYSIS

There is currently no vehicular access into the site, however there is lane running to

the south of the site which currently provides access to existing garages. The single

track lane is currently only accessed from the site by means of the fire escapes from

the rear hall.

Pedestrian access to the existing ground floor commercial units is from Abbeymount

and the hall to the rear is accessed by means of the existing pend access.

The site is bounded by an open communal garden to the north and a 2 storey

traditional terrace to the south. A stone wall running along the East boundary

separates the site from an open site, currently used as garaging and storage. To the

West sits the 5 storey tenement that includes the existing ground floor commercial

units of the application site.

The site benefits from views of Arthurs Seat from the lantern/upper storey of the

existing hall and potentially a pleasant outlook onto communal gardens to the North.

The most common use of the buildings surrounding the site is residential, with a

mix of terraced tenements, Georgian townhouses, mews, colonies and modern

apartments. These vary in height from 2-3 storey to 4-5 storey.

The commercial uses primarily consists of ground floor retail premises. There are a

number of local schools and community use buildings.

3.1 DESIGN PRINCIPLES

Policy DES The design approach for the proposed commercial units is to continue the commercial use and community cafe at No. 4, however fully renovate and upgrade the facilities. The commercial unit to No. 2 will be converted into 2 studio apartments. The street frontage to No. 2 will remain unaltered with the exception of new shopfront glazing with openable elements and the paint removed from the original stonework. The hall to the rear will be converted into 9 studio apartments with communal living areas on the upper floors, with views over Arthurs Street. The top most storey also includes an open roof terrace with prime views. The concept behind the design has been to retain and restore the existing fabric of the properties and introduce and insert new contemporary elements which contrast and compliment the existing fabric and setting of the existing buildings. IMPACT ON SETTINGa) These proposals will have a positive impact on the local setting and will help to regenerate and improve this area. The existing facilities are currently under-used and the property is in a state of disrepair. EXISTING SITE FEATURESb) The existing buildings on the site are to be retained and altered where required to suit the new building use. Original features will be refurbished and any remnants of the buildings original use retained. The surrounding outshots and add-ons will be removed from the existing hall and its original brickwork facades exposed and restored.ADAPTABILITY OF DESIGNd) The development will be designed for adaptability for future needs of the occupants.PUBLIC & PRIVATE SPACESe) Public spaces will be clearly delineated through the use of timber screens and fences. SECURITYf) The access to the apartments is by means of the existing pend which will be well lit and secure by means of an access gate. The apartments all overlook the access routes so will be self-monitored by residents. SAFETY & ACCESSIBILITYg) Solid smooth surfaces will be employed to ensure safe and convenient access & movement across the site for all people.FACILITIESh) Refuse, recycling and cycle storage facilities have all been sensitively integrated into the design.

PROPOSED WEST ELEVATION

3.3 SUSTAINABILITY STATEMENT

The environmental sustainability for this project has been carefully considered

within the constraints of the existing site and the following measures will be

incorporated within the project:

- Existing building envelopes upgraded where possible

- High efficiency central heating systems

- Low energy lighting

The highest EPC level will be sought to assist in marketing the project.

3.2 ACCESSIBILITY STATEMENT

EVALUATION OF EXISTING VEHICULAR & PEDESTRIAN ACCESSThere is no existing vehicular access to the site.

There are 2 access points from Abbeymount to the tenement building and by means

of the private lane to the south.

DESIGN PROPOSALS & ACCESS APPROACH The existing access to the cafe and the pedestrian pend will be maintained. A new

point of access will be created for the new studio apartment to the ground floor of

the tenement.

The front doors of each property in the converted hall will have a level access

threshold. The front door access points have been designed to be visible and safe.

Internally the common stairs include space for future stair lifts and are fully

accessible. The internal layouts provide a level of flexibility for adaptation for future

use and allow for living on a single level.
