The south-eastern portion of the site fronted onto the Fosse Way, with the presence of a possible Roman cemetery to the south-west that may have encroached onto the site itself. Roman findspots were noted at the site. The study area lay close to the Spital, a medieval hospital and leprosarium. It was thought that a cemetery associated with this may have been located at the site. It was also expected that severe truncation of archaeological features had occurred, however the impact of future development at the site would have a further detrimental effect on any archaeological deposits. There were records of a number of buildings on the street frontage that potentially had medieval or late medieval origins. There were not thought to be any prehistoric remains, although the site's proximity to a river was noted as a possible find spot for such remains. The extant factory on the Loughborough Road frontage was thought to be of architectural value with its Art Deco styling. Overall there was seen to be more potential for remains, especially of the medieval and post-medieval periods, on the southern boundary of the proposed development area. The area was thought to hold a moderate potential for the discovery of further archaeological remains.
