Purpose The purpose of this document is to provide an overview of DMRS reports. The report intent and criteria will be explained for each report listed within the document. Job Aid Prerequisite In order to fully understand these materials, DMRS users should have taken the DMRS Overview Video and Module 1 Training: Getting Started courses. These courses explain how a user will access and run reports within the DMRS application, which is content not included in this job aid. DMRS Reports Overview DMRS Inventory Reports were designed to provide users with information about foreclosure and bankruptcy volumes by provider, state, and other various segments. DMRS Exception Reports were designed to call out potential issues with reported data such as aged holds and sale fallout. Report Parameters: Although each DMRS report may have report parameters available that are specific to the use of that report, there are standard parameters available on most reports which are defined below.

Time Period: Select a pre-defined time period from the drop down, or select custom dates and enter a start and end date parameter. The maximum number of days for DMRS Standard Reports is 93 days (3 months). In order to obtain data for more than 93 days, multiple reports must be run in DMRS and compiled. Start and End Date: When the custom dates option is selected from the time period parameter, users should select a start and end date for the report. Use the date picker to select the needed start and end date. Organization: This will always be the name of your office. Investor: This will always be Fannie Mae. Servicer: Select the servicer assigned to the loan whose results should appear on the report, or select <ALL> to see all servicer’s results. Attorney: Select the attorney firm assigned to the loan whose results should appear on the report, or select <ALL> to see all firm’s results. Provider: Some reports have a parameter for Provider. Selecting a company name from this field will return results based on the entity that provided (reported) the data to DMRS. State: Select the property state for the loan, or select <ALL> to see all state’s results. Export Format: Most reports can be exported to PDF, Excel or Text files. The Export Format section of the report parameters will list all options available.

Run or Schedule: If a report is needed regularly, it can be scheduled to run on the selected day or frequency by selecting the Schedule Report button in the parameters section of the report.

Scheduling a Report: Follow the steps below to schedule a report in DMRS.

1. Select the report you wish to run and enter all applicable parameters.

2. Click the Schedule Report button. A new window will appear.

3. Click the Properties button and rename the report to something that will be easily identifiable by you.

4. Click the Recurrence button and set the Settings (frequency this report will run), Start, and End (if applicable) parameters. It is recommended you select a start time of at least a few hours from the current time.

5. Click the Distribution button. a. Once on the Distribution Page click: Folder Location… b. Select the Library Reports Folder and click OK. This saves the Scheduled Report to your Library

Reports folder for future access.

6. Click Save & Close.

7. Select the Library Reports folder and click save.

8. The scheduled report will now appear in the Library Reports folder.

9. Once the report runs according to the date and time parameters set, the report will appear in the folder

below the scheduler icon.

DMRS Dashboard Once a user is logged into the DMRS reporting workspace, the DMRS dashboard will appear. This summary view reflects the provider’s inventory, reporting statistics, and performance for the current month to date as well as the prior two months. The purpose of the DMRS dashboard is to give users a summary view of several key DMRS reports and therefore allow users to have an understanding of their performance at a glance. DMRS Standard Reports: Inventory Portfolio View Reports

DMRS1023 Loan Level Detail Inventory Purpose: This report shows the number loans reported to DMRS, by Provider.

Criteria: In order for a loan to appear on this report, the loan must have had a reported status of active or

on-hold foreclosure status or an active bankruptcy status on the most recent reported event (excluding

General Loan events). Also, loans will appear on the report where the last reported foreclosure or

bankruptcy status for the loan was inactive within the last year (365 days) (excluding General Loan

events).

Uses: This report is useful in reconciling inventory between a Provider’s source system and DMRS. SQW1000 Portfolio View (for servicers)

SQW1006 Non-Servicer Portfolio View (for law firms)

Purpose: These reports show the number of DMRS foreclosure or bankruptcy events reported within the

timeframe selected. When the results appear, users can drill down to a population of loans within each

milestone category and then drill down further to an individual loan level, if needed.

Criteria: In order for a loan to appear on this report, the loan must have had a DMRS foreclosure or

bankruptcy event reported within the timeframe selected in the report parameters.

Uses: This report is useful in determining servicer or law firm progress on a segment of loans or for

identifying loans that have completed or are awaiting completion of a specific milestone.

SQW1014 Foreclosure Milestone Portfolio (for servicers and law firms)

Purpose: The purpose of this report is to present a segment of data, by milestone categories, in order to

identify workable populations. Milestone categories include: Referred with no First Legal, First Legal with

no Service, Service Completed with no Judgment, Judgment Completed with No Foreclosure Sale

Scheduled, Foreclosure Sale Scheduled with no Sale Held. For example, a provider could see how many

loans fall within each of the categories and drill down to the loan level population.

Note that on this report, there is a parameter option for View. Users can select servicer, firm, or state to

view the population of choice.

Criteria: Loans will appear on this report when the foreclosure is reported to be active or on hold and the

servicer or firm has reported one of the major milestones (Referral, First Legal, Service, Judgment, Sale

Scheduled, or Sale Held).

Uses: This report is useful for identifying workable populations of loans that have not moved from one

milestone to another and are not on hold.

Purpose: These reports show the event chronology for the loan as reported by the servicer or firm.

Criteria: The report will reflect all events reported to date by either the servicer or firm for the loan

entered.

Uses: This report is useful for instances where a loan chronology is needed for research or discussion as

the loan chronology in the UI does not have an export/print feature.

Vacant Properties SQW1004 Vacancy

Purpose: This report provides a list of loans where the property occupancy status has been reported as

vacant.

Criteria: Loans will appear on this report when a servicer reports the Property Current Occupancy Type

data point value of vacant on the applicable events. This report is only available for servicer reported

data because servicers, not firms, are expected to maintain knowledge of the property occupancy status.

Uses: This report is useful to identify loans with a vacancy occupancy status when scenarios arise that

would allow the loan to be handled differently based on the occupancy status.

Foreclosure Sales SQW1005 Sales Fallout (for servicers)

SQW1009 Non-Servicer Sales Fallout (for law firms)

Purpose: The purpose of this report is to identify the loans that were scheduled for sale, but the sale did

not occur as of the scheduled sale date within the timeframe parameters selected for the report.

Criteria: Loans will appear on this report when a scheduled sale date was reported by a servicer or firm

and the scheduled sale date is in the past, but no sale held event was reported by the same provider as

of the date of the report.

Uses: This report is useful to identify loans that should have gone to sale but did not.

SQW1020 Projected Sales Scheduled (for servicers)

SQW1022 Non-Servicer Projected Sales Scheduled (for law firms)

Purpose: This report identifies the population of loans that have a scheduled sale date reported within the

timeframe parameters selected for the report.

Criteria: Loans will appear on this report when a scheduled sale date was reported by a servicer or law

firm.

Uses: This report is useful for identifying loans that have been scheduled for an upcoming sale date.

Also, because hold reasons and the bankruptcy status are listed on the report, users can easily determine

if the loan scheduled for sale has an active hold or bankruptcy reported for the loan.

Loan and File Transfers SWQ1012 Servicing Transfer Portfolio (for servicers)

SQW1013 Attorney Transfer Portfolio (for servicers and law firms)

Purpose: The purpose of this report is to provide a list of loans that have either moved from one servicer

to another (SQW 1012) or from one firm to another (SQW 1013).

Criteria: In order for a loan to appear on this report, the Servicing Transfer Sent or Received events must

have been reported by a servicer (SQW 1012) or the Attorney Transfer Sent or Received events must

have been reported by a firm or servicer (SQW 1013). Note that only servicers will report the Servicing

Transfer events and therefore only servicer data will appear on the SQW 1012 report. However, servicers

and law firms can report the Attorney Transfer events for analysis in the SQW 1013 report.

Uses: This report is useful for identifying loan movement from one servicer to another or file movement

from one firm to another.

Missing Documents SQW1015 Missing Documents (for servicers)

SQW1016 Non-Servicer Missing Documents (for law firms)

Purpose: These reports show all loans that have an open or active delay reported by the servicer or firm

for 30 days or more where the delay type is missing document.

Criteria: Loans will appear on the report when a delay event for a missing document was reported by a

servicer or firm and the delay for the missing document has not been reported as closed or ended.

Uses: This report can be used to identify all missing documents reported by a provider, the document

type, and the age of the missing document delay.

Other Inventory Reports SQW1021 Pursue Deficiency

Purpose: This report show all loans where the servicer or law firm has reported that the deficiency

judgment for the debt may be pursued.

Criteria: A loan will appear on this report when the foreclosure status is active and the servicer or law firm

has indicated through event reporting that the deficiency judgment for the debt may be pursued.

Uses: This report is useful to identify the population of loans for a provider where there is an intent to

pursue the deficiency judgment.

Purpose: The purpose of this report is to list all events that did not pass the event level review performed

by the system prior to posting events to a loan.

Criteria: Events appear on this report when system rules are triggered for an event indicating that the

event broke a system rule for that event.

Uses: This report is useful to identify events that should be resubmitted by a provider in order for the

event to be posted to a loan.

Performance Exceptions DMRS2010 BRE Active Exceptions

Purpose: The purpose of this report is to list all active/open exceptions that have been identified by the

DMRS Business Rule Engine (BRE).

Criteria: Loans appear on this report when the Business Rule Engine has identified an exception to the

foreclosure or bankruptcy process based on the events reported by both parties (servicer and law firm).

Uses: This report is useful to find instances where processes are not following the expected state

processes or timelines, or when provider’s data is not aligned.

DMRS2011 Failed Spreadsheet Validation Errors Purpose: The purpose of this report is to list all event rows within the DMRS Spreadsheet Upload

template that were identified as having errors at the time the spreadsheet was uploaded to DMRS.

Criteria: Events appear on this report that were on a submitted DMRS Spreadsheet Upload template

within the date range selected for the report and contained an event error.

Uses: This report is useful for DMRS spreadsheet upload data providers who need to correct event errors within a spreadsheet that was submitted to DMRS.

DMRS2026 Invalid Loan Error Details Purpose: The purpose of this report is to provide users with additional information for research when an

event fails for the reason of “Invalid Loan” on the SQW2000 report.

Criteria: Events that failed for the reason of “Invalid Loan” within the date range selected will appear on

the report.

Uses: This report is useful when users do not understand the reason that the “Invalid Loan” failure was generated on the failed event.

DMRS2028 Failed Submitted Events

Purpose: The purpose of this report is to provide users with the complete event row for an event that

failed contextual validation. The user can then take the failed event and paste it into the DMRS

Spreadsheet Upload template for easier re-submission.

Criteria: Events that failed within the date range selected will appear on the report.

Uses: This report is useful when users do not have an existing operational process in place to re-submit failed events to DMRS.

SQW2009 Daily Event Submission Purpose: The purpose of this report is to list all files successfully processed by DMRS. The report

itemizes the details of the processed files to show the total number of events within the file, the number of

passed and failed events, as well as the breakdown of fatal and non-fatal event failures.

Criteria: Files appear on this report when system successfully processed the file within the timeframe

selected in the report parameters.

Uses: This report is useful to confirm that daily files are being processed by DMRS and to determine if

there were event failures within the file. If a file does not appear on this report, it was not processed

successfully.

SQW2020 Aged Title Delay (for servicers)

SWQ2023 Non-Servicer Aged Title Delay (for law firms)

Purpose: These reports show loans where a delay for a title issue has been reported for more than 60 days.

Criteria: Loans will appear on the report when a delay event for a title delay was reported by a servicer or firm and the delay has been active or open for the last 60 days or greater.

Uses: This report is useful for determining loans with extended holds due to title issues.

SQW2022 Foreclosure Hold (for servicers) SQW2025 Non-Servicer Foreclosure Hold (for firms)

Purpose: The purpose of this report is to identify loans where any Delay Start event has been reported

and has not been closed by a corresponding Delay End event.

Criteria: Loans will appear on this report when any delay was reported by a servicer or law firm and the

hold remains active/open.

Uses: This report is useful for determining delay inventory according to DMRS.

SQW2021 Non Performing Bankruptcy

Purpose: The purpose of this report is to identify loans that have an active bankruptcy where cash flow is

expected but not received.

Criteria: Loans in active Chapter 11, 12 or 13 bankruptcy where the bankruptcy has been confirmed, the

oldest unpaid instalment date is more than 90 days aged, and no motion for relief (MFR) has been filed

will appear on the report.

Uses: This report can be used to identify loans where a potential MFR can be filed due to a non-performing bankruptcy loan.
