DEED OF TRANSFER AND WAIVER OF RIGHT KNOW ALL MEN BY THESE PRESENTS: I, SIMPLICIO S. SULLER, of legal age, married, Filipino citizen and a resident of 100 IBP Road, Commonwealth, Quezon City, containing an area of 70 sq.m. more or less. On account of my retirement, I opted to reside at 195 Ilang-ilang st., Baesa, Caloocan City and reside therein permanently and do hereby waive, transfer and relinqish all my rights, interest and participation over the subject house and lot in favor of CEZAR N. TARALA, of legal age, Filipino citizen, and a resident of Corner Avocado St. Zone 1, Balatas, Naga City, who is landless, subject to the approval of the appropriate Government agency concerned and the pertinent provisions of RA 7279, known as the Urban Development and Housing Act of 1992. I hereby warrant and guarantee to turn-over the physical possession of the house and lot herein transferred to the transferee without demand or condition/s whatsoever. KNOW ALL MEN BY THESE PRESENTS:

I, SIMPLICIO S. SULLER, of legal age, married, Filipino citizen and a resident of 100 IBP Road, Commonwealth, Quezon City, containing an area of 70 sq.m. more or less.

I, SIMPLICIO S. SULLER, of legal age, married, Filipino citizen and a resident of 100 IBP Road, Commonwealth, Quezon City, do hereby name, constitute and appoint CEZAR N. TARALA, of legal age, Filipino, married, and a resident of Corner Avocado St. Zone 1, Balatas, Naga City, to be my true and lawful attorney-in-fact for me and in my name, place and stead, to do and perform any and or all of the following acts and things, to wit:

1. To administer the house and lot at 100 IBP Road, Commonwealth, Quezon City.2. To represent me with the NHA in all transactions for the said house and lot; to submit,

execute and deliver any and all documents related thereto; attend the meetings of the Homeowner’s Association and exercise all rights, comply all obligations which otherwise shall be performed by me if personally present;

3. To make transaction in my behalf with any office government or private for the titling and transfer of ownership of said property in his name and receive the same in my behalf.

4. Perform other acts necessary to fully accomplish the above purpose.

HEREBY GIVING AND GRANTING unto said attorney full power and authority to do and perform any and every act requisite or necessary to carry into effect the foregoing authority as fully to all intents and purposes as I might or could lawfully do if personally present and hereby ratifying and confirming all that my said attorney/s shall lawfully do by virtue hereof.
