WOW…HAS IT ALREADY BEEN A YEAR? I guess the old adage is true: Time flies when you are having fun. It has truly been a pleasure to serve as your 2013 President. When starting this journey, I held my objectives to three, and I am pleased to report that we have accomplished all three and then some. Below are some highlights of the year 2013:

• The first annual GNAA Leadership Lyceum program was success-fully launched with 10 brave candidates. This program was designed to train and develop future leaders.

• The Apartment Tour was brought back in October with a sold-out tour of the Downtown/West End Submarket showcasing new construction developments and the Trolley Barn.

• Public relations continue to improve via the GNAA website where members may log on to view upcoming events, make online payments and reservations or look up a contact. We continue to work on a vibrant outreach campaign and have provided invaluable data to

local media outlets throughout the year. • In response to the explosive growth of the apartment market, the Statistics Committee led by Mary Bradley unveiled new submarket boundaries for the 15 submarkets compris-ing of our Greater Nashville area. The 2013 Market Survey revealed an incredible 3,671 apartment units delivered this year. • In February, we celebrated National Career Month led by the NAA Education Insti-tute. GNAA participated in two job fairs during 2013 in an effort to attract and retain high quality employees for our member companies. In addition, the Executive Committee evaluated the staffing needs of the Greater Nash-ville Apartment Association and added two new staff positions to be better poised for the membership growth of our organization. Daniel Sircy serves as our Marketing, Meetings and Event Coordinator while Sarah Smith joined the team as Education and Membership Coordinator. Thanks again for allowing me to serve you, and please welcome my close friend and business associate, Tammy Lee, as our new and highly capable 2014 President. May God bless you!

INSIDE MURFREEESBORO

IT IS SEVEN O’CLOCK on a cool, crisp Saturday evening. “You got me jumping like a tent revival…” harmonizes Goodbye June, a local five-piece band. This is no tent revival, but it is crowded with people of various ages from all walks of life casually hanging out, sipping on craft beer in between conversations. The band’s melodies wrap around the century-old brick building and its outdoor deck. A moustached man with blue spectacles walks through the crowd, stopping only to pick up empty glasses and give a thumb’s up sign to ensure everyone is enjoying themselves. He’s a fan of the music and the beer. He’s the owner of Mayday Brewery, Ozzy Nelson. Customers gather around a food truck that has become a staple at the brewery for its macaroni and cheese spring rolls. You might think this is a scene from Austin, Texas, but it is in Murfreesboro.

Mayday Brewery has been producing quality brews and entertaining people with free live music (and the occasional crazy gimmick) since opening its doors on November 30, 2012. Nestled in a 12,000-square-foot space in the back corner of one of the oldest manu-facturing plants in Rutherford County, Mayday’s brewers craft delicious concoctions, while bar maidens pour the beverages into tall pint glasses for customers. The building is known to longtime Murfreesboro residents as “the old Hodge Manufacturing building.” Spanning a whopping 100,000 square feet, the red brick building sits at the corner of Old Salem Road and King’s, just half a mile from the historic downtown Square and a stone’s throw from Cannonsburgh.

“We are not just about selling beer,” says Ozzy, the brewery’s founder. “We are about giving customers a fun experience.” Mayday Brewery features a tasting room that is open to the pub-lic on Thursday and Friday from 4:00-8:00 p.m. and on Saturday from 1:00-8:00 p.m. Mayday also features a small batch beer on Little Friday (or Thursday, in layman’s terms). This beer is a 10-gallon batch and aims to satisfy the palates of those beer lovers who want something unique while it lasts. Mayday regulars bring games to play with friends (and sometimes strangers) in the tasting room on “Little Friday.” There are no TVs or neon signs on the walls, only local art sold on consignment in conjunction with The Art Barn.

Those interested in touring the brewery can do so on Saturday every hour from 2:00 until 5:00 p.m. The tour cost of $6 includes a souvenir pint glass and sampling of each Mayday brew. Ozzy insists on conducting all the tours of the brewery himself, and after 45 minutes walking around the brewery and drinking with Ozzy, you’ll feel like you know him. “I opened this place so I could be me and not have to censor myself,” he says. “I love to interact with people, and tours are perfect for that. I love the back-and-forth with people who are interested in what we do.”

Mayday brews are classified as session beers by most aficionados. A session beer is one that is not quite as “rich” with alcohol or bitterness, as some craft beers are. “We want to make beers that you can drink more than one of,” Ozzy explains. “And Mayday fans are faithful to their hometown brand.”

Mayday Brewery carries four year-round beers: the Boro Blonde, a mild light colored beer that has become Mayday’s best-selling brand; a pale ale called the Velvet Hustle named after a friend of Ozzy’s whom he describes as having “the greatest moustache on earth”; then there’s The Angry Redhead, a

malty beer that has more bold flavor than traditional red beers; and lastly, the Evil Octopus, a dark beer with lots of hops. “We put just enough roasted malt in this beer to make it dark, then we pour the hops to it,” Ozzy says of the Evil Octopus. “This makes for a unique beer that can’t be put in a box with other ‘dark beers.’” Mayday brews have been sold in over 150 different places.

“Good, consistent beer is something that we strive to produce,” Ozzy continued. “But just as important as good beer is an identity that people associate with something cool. I want Mayday to be associated with fun people, letting your hair down, and having a good time.”

Ozzy certainly appears to be having a good time. Early on, he bought a carload of

mannequin body parts that are strategically placed around the brewery. Everyone’s favorite is the “attendant” in the ladies rest-room named Manny, who is mysteriously adorned with a new outfit every week. Mayday is all about letting their customers get to know them. There is the weekly “word from the brewer” that has tidbits into the minds of the people who were working at the brewery the prior week, and the hall leading to the brew-ery is decorated with family photos.

When it comes to making an impact on people and the community, Mayday puts its money where its mouth is. In its first year alone, the business has made donations to Juvenile Diabetes Research Foundation, Susan B. Coleman, The Brit-tany Project, Lance’s Brewery Tour for Autism, and the United Way, just to name a few. But the charity closest to this brewery is The Oasis Center, a non-profit group supporting troubled youth in Nashville. Mayday’s relationship with The Oasis Cen-ter was fortified by Ozzy’s good friend and business partner, Mark Dunkerly. As owner of Jubilee Beer, Dunkerly gives 50 percent of the beer’s profits to The Oasis Center. Because May-day brews “Randy’s IPA,” a Jubilee beer, the connection to The Oasis Center was natural. Mayday also hosted a redneck party dubbed “Hot Chicken and Jorts South” in August to benefit The Oasis Center. It raised more than $3,000 for the charity, but more notably raised eyebrows all over town when Ozzy took his “jorts” (jeans cut into very short shorts), cowboy boots and video camera to the square to promote the event.

“There is no way I could have done all of this by myself,” reflects Ozzy. “When we need something done, it just seems like someone comes along that wants to help us with it.”

Mayday has only two full-time employees, who work directly in the brewery. Everyone who works behind the bar is either an investor or a family member of an investor. The non-investors work for tips and fun, and the investors work for a couple of beers. “Most of our investors I didn’t know before we started this adventure, but it is a great group of people,” Ozzy said, add-ing the group is comprised of people who are good mechani-cally, a carpenter, and even a public relations/media guy. “My team is professional and makes it all look easy, and that makes everything fun and relaxed. We all have regular jobs, this thing has to be fun.”

WHERE DO YOU LOOK FOR INSPIRATION on how to improve resident services? For me, it’s hotels.

My most recent inspiration came a few weeks ago as I checked into the Hyatt Place. A display on the concierge desk caught my eye – Hyatt Has It Borrows Program. As many times as I’ve travelled and forgotten something as simple as a flat iron or cell phone charger, this idea is was ingenious!

All the Hyatt guest has to do is simply complete a Borrows Menu card, checking off the items they want to borrow and return the card to the concierge desk. I was amazed at all they had to offer; from jumper cables to pool noodles to a universal cell phone charger, they had it all.

This got me thinking: How many times has a resident come by the office asking if we have a screwdriver or asking for help with their dead car battery? Offering our own version of a Borrows Program is the perfect solution. In brainstorming this service here are some ideas I came up with:

Why stop at a Borrows Program? People love the idea of having a personal assistant. In today’s Siri world, it is not just about the amenities a community provides; it’s about the person-alization and convenience of services that are offered.

Some larger companies like Greystar and Riverstone Residential have already established 24/7 concierge services that are easily accessible to residents online. While those programs are amazing, most communities aren’t able to go this high-tech. But with the help of some third party companies and some careful thought and planning, anyone can organize a great list of ser-vices for residents. Some may be free and others may be at the resident’s cost, but just think of the possibilities…

BECAUSE YOU HAVE BEEN ASKED to contribute to the Tennessee Apartment PAC on your 2014 dues renewal form, I want to take the opportu-nity to explain the PAC and the importance of contributing to it. A critical part of Government Affairs is supporting the legislators who have supported our industry as they seek re-election. The most effective way to accomplish this support is through financial donations to his or her campaign.

A PAC is a Political Action Committee that allows a large group of individu-als to contribute to an aggregate fund to support a common purpose. PAC provides an organized way for our association to support political candidates, causes, legislation, regulations or initiatives which promote good government and the interests of the multifamily housing industry.

The unfortunate reality is that campaigns are extremely expensive to con-duct. The following figures are public record and are published by the Tennes-see Bureau of Ethics and Campaign Finance. In the 2010 gubernatorial race, Governor Haslam spent almost $17 million, Zach Wamp spent a little over $4 million, Mike McWherter $3.5 million, and Lieutenant Governor Ron Ramsey

spent close to $3 million. Also in 2010, the average cost of a State Senate race was roughly $105,000 with some candidates spending close to $500,000. The cost of some State House of Representatives races in 2010 reached $240,000 while others fell well below $50,000. The majority of this funding comes from Political Action Committees.

The adage “if you aren’t at the table, you are typically the meal” could not be any truer when it comes to politics and campaigns. Every industry you can think of is represented at the Legislative Plaza through lobbyists and PAC contributions. A surefire way to ensure that our voice is heard when discussing policy changes that affect our industry and our jobs is to have strong PAC presence.

When our association members work together, TAA can have more impact than if they work separately. PAC contributions give candidates and officeholders a clear idea of where TAA stands on an issue and represents the association’s interests. Additionally, the PAC expands your influence beyond your own legislative district. It helps direct money to can-didates and officeholders you may not know about who support your issues and need our support.

The Tennessee Apartment PAC makes a carefully studied, well-informed decision on who to support based on inside knowledge of what really happens to our issues during a legislative session. The PAC makes decisions based on only your issues as decided by the membership and leadership of the association, and is an important tool to protect the multifamily housing industry’s interest in Tennessee.

This year, TAA has been able to contribute almost $20,000 to close to forty elected officials seeking re-election. Considering the size of our association, this is a huge accomplishment and something to be proud of! Moving forward, your donations will help increase these num-bers to make TAA a stronger and more established presence at the Tennessee State Legisla-ture. Giving to your PAC makes sure someone is looking out for you.

Lifetime Achievement AwardHarold Morris presented with Lifetime Achievement AwardTHE GREATER NASHVILLE APARTMENT ASSOCIATION is pleased to announce Harold Morris as the recipient of the 2013 Lifetime Achievement Award. This award recognizes his work on behalf of the GNAA and the Multi-Family Industry.

Thank you for a lifetime of professional service that has enriched not only the multi-family industry, but also the com-munity at large. Whether building businesses that meet an industry need or providing jobs for the community, a lifetime of honest, ethical service is demonstrated through your personal and professional conduct.

Harold Morris is a Nashville native and has a strong commit-ment to community. He is a graduate of East High School and attended the University of Tennessee. He resides in Brentwood, his home for the past 30 years. His wife, Nancy, Regional Man-ger with First Management Services, is also very active in the GNAA. (Harold says he wouldn’t have met her if it hadn’t been for the Apartment Association). They also hold the distinction of being the only husband and wife who have both served as President of the GNAA.

Six years in the Engineering and Construction Division at the Tennessee Highway Department and two years as a supervisor at a prominent bridge building company prepared him to start his own company. Southern Land and Associates, from 1965 to 1978, provided land surveying and civil engineering ser-vices throughout Tennessee and the Southeast. The company designed and laid out numerous subdivision developments, performed topographic surveys, provided civil design work, and assisted land developers with zoning and government regula-tions. The broad range of projects and clients included topo-graphic surveys for sewer expansion for the Nashville Metro-politan Government and civil design work for architectural firm Gresham-Smith & Partners, which designed hospitals for the world’s largest hospital chain, Hospital Corporation of America. During this period, Harold also personally developed numerous subdivisions in the Greater Nashville area as well as three prom-inent golf and country clubs. His company, Apollo Contract-ing Corp., built over 200 homes and four medium-sized office buildings in the Greater Nashville area.

Harold has been active in the real estate management and brokerage business since 1969, when he founded Morris Prop-erty Management, Inc., and Morris Properties, Inc. Realtors.

He grew Morris Property Management to provide jobs for more than 40 full-time employees in Nashville and Knoxville. By 2004 the company managed over 600 single family homes,

800 multi-family units, and over 12,000 homes within 90 condomini-ums and homeowners associations.

Morris Properties, Inc. specialized in the brokerage of commercial and investment real estate. The company and its affiliated brokers in Tennes-see and Georgia sold more than 3,000 homes in the last ten years. Harold has since sold his full interest in the com-panies. Both companies continue to operate and thrive.

In 2004 Harold, along with several partners, started a facili-ties management company in Tianjin, China. The company, “Tianjin Morris Property Services, Ltd.,” specializes in facilities management for hospitals, universities, and industrial proper-ties. Harold is Chairman of the Board and Chief Executive Offi-cer of this company which currently has over 1,500 employees managing buildings in the city of Tianjin. Harold has addressed the World Trade Organization (WTO) in Shanghai, China.

Harold is still actively involved in the GNAA. He is a Past President and a continuously active board member for the past 25 years. He has served with distinction in many multi-family industry positions. Harold is on the National Faculties of the Institute of Real Estate Management (IREM) and the Commu-nity Association Institute (CAI), where he has been facilitating courses for many years. He is Past President of the Nashville Chapter of the Institute for Real Estate Management. He is Past President of the Nashville Chapter of the Community Asso-ciation Institute. He is a member of the Tennessee/Chinese Chamber of Commerce and serves on the Chamber’s Board of Directors. He is also active in the Brentwood Noon Rotary Club, where he recently served as President. He is a member of the CEO Roundtable which is a division of the Greater Nash-ville Chamber of Commerce, as well as numerous other church and civic groups in the Greater Nashville Area.
