Continuous Updates

Specifications changes take place constantly. This might happen as a result of a vendor change, equipment change, to meet the changing needs of the store, to meet a new regulation, or to accommodate a volumetric change from merchandising. Such changes are documented via a process called Construction Initiative (CI). Each time a CI is created, changes will be made to the store proto types and to this document, if applicable. The changes to this document will be recorded in the table above. The changes will be made by 7-Eleven Engineering or HFA.

File Location

This Manual will be placed on 7-Hub.

1.7 UTILITIES FOR NEW STORES

ATTACH A PICTURE OF UTILITY METERS

Electric Supply

A. Electric Supply for Build to Suit and Developer Sites

In the case of ‘Build to Suit’ and ‘Developer Sites’, the lease language should account for the following:

a. Generally 600 amp, 208/120 V, 3 phase 4 wire Wye service is required. Non-gasolene store requirements could be lower at 400 amp, 208/120 V, 3 phase 4 wire Wye service PROVIDED natural gas-fired space heating is used. Natural gas heating option is the preferred option due to lower electric service requirement and lower operating costs. Any required transformers are furnished and maintained by the LL and installed outside the space.

b. Single feed service shall be brought to a Main Disconnect Panel (MDP) with service disconnect at a location provided by the tenant. The MDP panel shall meet MS panel configuration which would be able to handle bussing for 200 amp panels for distribution. In order to maintain series rating, the MDP shall be Square D, I-Line series panel board capable of housing (2) 225A-3P breakers and (2) 100A-3P breakers. Circuit breakers shall be type HG and JG, with an AIC rating of 65,000 rated for 240 Volts.

In addition, Real Estate should provide the A/E firm of record with the following pieces of information:

1) Contact information for landlord, general contractor, and electrical contractor 2) A copy of the landlords permitted drawings up-front 3) Available fault current calculations

B. Electric Supply for TI & Acquisitions

The correct electric service requirement will be available from the A/E firm in the BIR. Landlord to provide the electrical and natural gas requirements as calculated by the engineers in the BIR document. Two options will be provided to the landlord – natural gas heating option and an electric heating option. Natural gas heating option is the preferred option due to lower electric service requirement and lower operating costs. The lease language should account for the following:

a. Electric service level required will be dictated by the BIR. Any required transformers are furnished and maintained by the LL and installed outside the space.

b. Landlord shall provide all labor, materials, fees, permits, plans and design necessary to provide the electrical service.

Utility Meters Need separate metering for electricity, natural gas, and water. If there is an outside sprinkler system, a separate irrigation water meter is needed as well to avoid paying for sewer charges on irrigation use. Also the car washes should have separate water meter.

Water Service

Water service needs to be 1” minimum with water pressure at a minimum of 50 psi and a maximum of 80 psi. The sewer service needs to be 4” minimum.

GUIDELINES Installation Instructions

1. The installation must meet the ANSI A108.5 standard. A ½”x ½ “x ½ “ notched trowel should be

used to ensure adequate coverage of thin-set on the substrate. Furthermore, it is recommended

to apply a thin-set layer on the back of the tiles. 3/16 spacers must be used per the

specification.

2. The tiles should be staggered at 33% (1/3rd). Also the long-side orientation of the tiles should

be perpendicular to the foot traffic direction as you enter the store. This is to minimize lippage.

Running left as shown below is the preferred method.

New Stores

1. See specifications above.

CMR, Group Acquisition & Single Store Acquisition

1. VCT, Quarry tile, Porcelain tile, and Ceramic tile floors should not be replaced if in good

condition. However, if there is a color strip or picture pattern on the tile floor that isn’t

acceptable, those tiles should be replaced with tiles that are closely matching with the rest of the

tiles. If close matching tiles are not available, create an acceptable subdued pattern using

contrasting tiles.

2. When tiles are replaced on the entire sales area, the tiles should be staggered at 1/3rd. Also the

long-side orientation of the tiles should be perpendicular to the foot traffic direction as you enter

the store. This is to lessen the effect of the crown on the tiles.

3. The back office floor tiles are generally not replaced. However, if they need to be replaced, it

will be replaced with VCT.

4. In the vault, if the tile is in need of replacement, just remove the tile and seal the concrete.

5. If there is a need for water and/or sewer lines (for example, for the sink in the coffee island), it is

preferable to use a power pole and pump for this purpose. Trenching should be avoided if at all

possible.

CMR

1. Before installing the image wall panels, the existing FRP, other type of wall panels or tiles

should not be removed. Install the new Marco panels over it. In some instances the the local

Area Having Jurisdiction (AHJ) may dictate alternate installation methods. For example, in the

City of Dallas, the code requires a backer board of any of the following:

i. FRP ii. HardieBacker and DensSheild for ¼” panels iii. HardieBacker 500 and DensArmor for ½” panels iv. Acrovyn 3000 – “green”

2. The panels should be installed only above the counter as removing the counter is very

expensive. When there are no counters, such as the case on the side of the vault, start the

panel right above the cove base.

Group Acquisition & Single Store Acquisition

1. Walls may be painted at the discretion of the Acquisition Integration (AI) Steering Committee.

2. If AI Steering Committee decides to install the Marco wall panels, follow the directions above for

CMR stores.

3. If the walls are of ceramic tiles, keep it if in acceptable condition. However, if there is a color

strip or picture pattern on the wall that isn’t acceptable, those tiles should be replaced with tiles

that are closely matching with the rest of the tiles. If close matching tiles are not available,

1. Replace stainless countertops with beige stone top. No football added. 2. There should be a sink somewhere on the sales floor. If not add one at the wall or on the

island. 3. The oval coffee sign is to be used for all island coffee bars regardless of the shape of the coffee

bar. For wall coffee bars, use the flat sign.

Group Acquisition & Single Store Acquisition 1. If there is a coffee bar in satisfactory condition, keep the existing coffee bar whether that be on

the wall or is an island. If the coffee bar is not in a satisfactory condition, replace the counters, countertops, or the whole unit as appropriate.

2. For extremely limited space, there is a mini-bar option that would allow moving the coffee from the wall to an island (see the rendering below). This will allow adding cold coffee and Slurpee machine on the wall. Cappuccino machine will remain on the wall as well because there will be no water connection provided to this island.

3. There should be a sink somewhere on the sales floor. If not add one at the wall or on the

island.

GUIDELINES New Stores

Hot Foods Standard except in the following markets: AZ, ME, NH, VT, KANSAS CITY, ST. LOUIS, WEST NY, N. CA, and Canada. For these markets new stores are built ‘hot food ready’.

CMR

1. Check with Visual Merchandising to see if the market gets ‘hot foods program’ or not. If the hot foods program is available, use the following chart to determine eligibility for the store:

<$400 PSD fresh food sales >$400 PSD fresh food sales

>800 t count HF ready full program Note: “Hot food ready” scope of work: Put in the necessary electrical, sales & prep counters.

Group Acquisition & Single Store Acquisition 1. If the store already has an advanced food program that we will remove, it will get the standard

hot foods program. 2. Not all stores will get the hot foods program.

4.8 SANDWICH CASES SPECIFICATIONS OPEN AIR SANDWICH CASE: SANDEN VENDO CID: SOUTHERN (SIZES VARY)

CID

GUIDELINES Unit Placement Guidelines

1. CID cases should not be placed closer than 10’ to the front entrance door. 2. If the store has a concentric air-distribution system, the high velocity of air will almost always

break the sandwich case air-curtain and the cases will not be able to keep the required temperatures. So the concentric air-distribution system should be replaced with the standard ducted air-distribution system.

3. Even in a dusted air distribution system, the air from the diffusers can break the sandwich case air-curtain when directed at the sandwich case. In those situations, we may need to replace the diffusers with 3-way diffusers eliminating the air towards the sandwich cases.

5.2 GASOLINE REGISTER SPECIFICATIONS NO GAS REGISTER IF INTEGRATED WITH RIS; OTHERWISE PASSPORT OR NUCLEUS GAS REGISTER & HPS SMARTLINK ROUTER

GUIDELINES New Stores 1. All new construction stores with gasoline but no car wash will have 7-Eleven branded fuel, Gilbarco

dispensers, and Heartland Credit processing. In this case, there is no need for a separate gas register as it is already integrated in the RIS.

BCP & Commission Fuel 1. Gas registers will not be allowed to interface with RIS and will have a separate Passport gas

register.

Page 104: DECEMBER 2012 Version 1 - PBworksursaguidebook.pbworks.com/w/file/fetch/67752047/Store...STANDARD LAYOUTS 60X49 OR 70X43 6049 Floor Plan 7043 Floor Plan GUIDELINES New Stores 1. For

Group Acquisition & Single Store Acquisition 1. We can interface the existing gas registers with RIS only if these stores have Gilbarco dispensers,

Heartland Credit processing, and there is no integrated car wash. In this case, the existing gas registers will be removed and gas transactions will be performed from the store cash register.

2. In all other instances, keep the existing gas registers provided they can process Heartland Credit. If

not, replace the gas registers with Passport gas registers. However, Passport gas registers will not interface with RIS.

3. There are some instances where Passport gas registers will not work with the gas dispensers. In

those instances, Heartland Credit processing will not be possible either. So we would have the existing credit processing company continue to process credit card purchases.

4. Do not relocate the gas register.

configuration to be installed on a 6’ X 8’ grid pattern and 2x4 lighting configuration to be installed

on a 8’ X 8’ grid pattern with special attention to highlight the coffee bar and revenue generating

equipment.

5. Stores with open ceiling will get 1x4 pendant LED fixtures in open areas and 2x2 LED fixtures

where there is lay-in ceiling. Special attention should be paid to highlight the coffee bar and

revenue generating equipment. In the absence of the lighting layout from Beta, 1x4 LED

fixtures should follow existing linear lighting layouts at 8’ to a maximum of 10’ on center for each

lighting row.

6. Stores with hard deck ceiling will get 1x4 surface mount LED fixtures. Special attention should

be paid to highlight the coffee bar and revenue generating equipment. In the absence of the

lighting layout from Beta, 1x4 LED fixtures should follow existing linear lighting layouts at 8’ to a

maximum of 10’ on center for each lighting row.

7. Do not replace the existing bare 4’ lamps with new 4’ bare LED lamps because aesthetically it

doesn’t do us any good. Company is trying to build a more aesthetically pleasing store. On top

of it the payback is substantially longer than the 2x2 or 1x4 retrofit options discussed above

which will considerably reduce the fixture counts.

8. If the store already has LED lights in the sales floor but has fluorescent lighting in the back office

areas, those fluorescent lights should be replaced with LED strip lights. The existing occupancy

sensors should be re-connected. If there are no occupancy sensors, they should be installed

for the back office areas.

9. Occupancy sensors should be installed for the vault lights as well if they do not exist already.

1. Exterior lights will not be retrofitted with LED lights unless there is a simple payback using

energy cost savings. The payback is a function of utility costs ($/kWh), number of fixtures and

wattages of existing fixtures as well as those of the proposed fixtures. The utility rebates are an

important factor as well. Engage the SEI’s Engineering Department for a payback analysis.

2. When existing lights are replaced with LED, it will be a like for like fixture quantity replacement.

3. The gas canopy fascia lights will be removed for 7-Eleven branded gas locations as it is not our

current standard. However, it will be left intact for branded gas locations as we are required by

contract to maintain their specs.

5.7 HVAC SPECIFICATIONS CARRIER IS THE DEFAULT HVAC UNIT PROVIDER. HOWEVER, YORK UNITS MAY BE USED IN THE URBAN STORE DESIGNS (URBAN STORE IS DEFINED AS A STORE THAT HAS ONE OR MORE STORIES ABOVE ITS CEILING) SEE APPENDIX FOR HVAC UNIT SPECIFICATIONS LOW AMBIENT KIT IS TO BE USED IN RARE OCCASIONS WHEN ECONOMIZER IS NOT USED ROOF-TOP UNIT INSTALLATION HVAC units installed on the roof is our standard. See picture below.

SPLIT UNIT INSTALLATION When we cannot install the HVAC units on the roof, we can use split units. See picture below. In this case the compressors/condensers are placed on pads on ground (generally) and the refrigerant is piped to the air-handling units inside the store. There is also a specially designed economizer connected to the air-handling units. There is control wiring between the outside and inside components.

HVAC UNIT REPLACEMENTS The existing HVAC units are replaced when they fail or as a part of a ‘beyond useful life’ replacement program. The following guidelines should be followed when units are replaced: Emergency Replacements

1. The new unit tonnage should match or exceed the current tonnage. 2. Units with non-electric heating shall be replaced with the same type of heating but not with

electric heating.

Page 115: DECEMBER 2012 Version 1 - PBworksursaguidebook.pbworks.com/w/file/fetch/67752047/Store...STANDARD LAYOUTS 60X49 OR 70X43 6049 Floor Plan 7043 Floor Plan GUIDELINES New Stores 1. For

115

Planned Replacements

1. Upgrade the tonnage as required 2. If the store currently has a concentric air-distribution system, it should be converted to a ducted

diffuser system a. If the store has lay-in ceilings and there is space for duct runs, install a ducted system in

the attic. b. If the store has gyp board ceilings, use a ducted system on the roof as shown below.

‘HVAC REPLACEMENT’ OR ‘HVAC ADD’ GUIDELINES CMR

1. If hot foods program or new equipment are being added to the store or if the store already had difficulty in meeting its cooling load, use the “HVAC tonnage calculator” to see if additional HVAC tonnage is required. The “HVAC tonnage calculator” is a simple spreadsheet that require a few modest inputs and is available from 7-Eleven Engineering Department.

2. If additional HVAC tonnage is required, engage A/E FIRM for design & specification of the

equipment.

3. Existing HVAC units older than 15 years should be evaluated by the Facilities Group for replacement based on maintenance history.

Page 116: DECEMBER 2012 Version 1 - PBworksursaguidebook.pbworks.com/w/file/fetch/67752047/Store...STANDARD LAYOUTS 60X49 OR 70X43 6049 Floor Plan 7043 Floor Plan GUIDELINES New Stores 1. For

116

Group Acquisition & Single Store Acquisition 1. Use the “HVAC tonnage calculator” to see if additional HVAC tonnage is required. The “HVAC

tonnage calculator” is a simple spreadsheet that require a few modest inputs and is available from 7-Eleven Engineering Department.

2. The ASHRAE (American Society for Heating and Air Conditioning Engineers) life of a rooftop HVAC unit is 15 years. So if the unit is older than 15 years or if the unit is less than 15 years old but in seriously poor condition, the Facilities Department will evaluate the units and decide whether to repair or replace.

3. All new HVAC units should be Carrier units manufactured with 7-Eleven specifications. 7-

Eleven specifications are provided in the Appendix. The required tonnage in one single unit is not acceptable because 7-Eleven needs backup when one unit goes down. So there should be a minimum of 2 units.

4. This is a utility rebate eligible item. Please work with the following vendors to obtain rebates on

our behalf:

5.8 REFRIGERATION SYSTEMS SPECIFICATIONS CONDENSER SYSTEM: HEATCRAFT TPC4

NEED A PICTURE OF TPC4 There are many refrigeration systems in the store. The standard is always to use remote condensers. Several of our refrigeration systems are serviced by one condenser unit (Heatcraft TPC4). There is redundancy built in to the system. There is significant cost advantage in using this system because we no longer need to install individual condensers for each of the systems. The TPC4 unit serves the following refrigeration systems:

1. Walk-in-cooler 2. One door ice-merchandiser 3. Two door freezer 4. 1,000 lb ice maker 5. Sandwich wall case or CID case 6. Six barrels of Slurpee machines (Generally 2B + 4B)

When there is an existing walk-in-cooler with its on condenser, it does not make sense to install a new TPC4. In those instances, individual condensers may be installed. However, there is a single unit with dual condensers for Slurpee machines that can serve 6 barrels of Slurpee.

GUIDELINES New Store Standard

1. All new stores will get the current Energy Management System. 2. The store temperature setpoint standards are provided in the appendix.

CMR, Group Acquisition & Single Store Acquisition

1. No new EMS system will be added. 2. If there is an existing EMS system, it makes financial sense to connect the EMS to the 7-Eleven

network and programmed to show up on Automated Logic Control’s EMS dashboard. The investment required for this is typically under $2,500 per site.

3. The store temperature setpoint standards are provided in the appendix.

GUIDELINES New Store

1. See specifications above.

CMR, Group Acquisition & Single Store Acquisition

1. Replace only if the existing unit is too small to meet the local code requirement. For example, Dallas, TX requires a true 50 gal hot water heater.

2. Gas hot water heaters should not be replaced with an electric hot water heater. If replacement is needed, it should be replaced with another gas hot water heater.

3. Electric hot water heaters in need of replacement are encouraged to be replaced with gas hot

New Store Standard

1. Except where prohibited by existing contracts (on acquisitions) or where legally or

contractually prohibited (such as lease hold restrictions), all new US stores will get Citibank

ATM. All new Canada stores will get Scotia Bank ATM. The construction drawings should

indicate this.

2. Cardtronics will require at least 30 days notice for an ATM install. Requests, questions, etc

can be sent to [email protected].

CMR, Group Acquisition & Single Store Acquisition

1. If the store has an existing unit that is not a Citibank ATM (in US) and Scotia Bank ATM (in

Canada), the contract must be reviewed to determine whether the existing unit will remain for a

period of time. If the contract has run its course, the respective Citibank or Scotia bank ATM

should be installed.

2. Do not move an existing ATM machine to a new location as it is very expensive.

3. If the ATM sign is not in place on the front wall or in some cases behind the store front glass,

request the ATM partner to provide the necessary signs for free and have them get those

installed (in the US, Harbinger will install the signs and bill Cardtronics directly. In Canada,

there will be a similar arrangement; vendor TBD). For exterior signs, the electric cable running

to the sign should be in a metal conduit and should be painted with SEI standard for exterior

frame (HD BEHR BROWN SUGAR 2-3853)

4. Cardtronics will require at least 30 days notice for an ATM install. If it is a large request (such

as multi-locations involving acquisitions), they may require as many as 60 days to order more

units from India should their local inventories not be sufficient. Requests, questions, etc can be

sent to [email protected].

3. With stores that have no curbs, bollards are required and must be at least 8’ from the store wall with

36” spacing between them. The spacing accommodates the ADA rule, while the bollard placement

protects the customer renting at the bagged ice merchandiser .

4. Must have 60” turnaround space in front of the bagged ice merchandiser kiosk or to the left or right

for ADA requirements.

5. The machine must be backed up to a solid or glass wall. If the machine is backed up to a glass

wall, our standard window frosting should be used to hide the back of the ice merchandiser from

shoppers and employees inside the store.

6. Maximum allowed sidewalk slope is 1 ½” over 6’ for several reasons...

a. ADA requirements b. Allows the Bagged ice merchandiser to be properly secured to the sidewalk 7. Bagged ice merchandiser require one 20 AMP dedicated circuit with disconnect.

8. Sidewalk material must be concrete.

New Stores 1. The new store standard is an inside ice merchandiser which is discussed elsewhere in this

document. In the event an ice merchandiser cannot be placed inside or if there is sufficient demand

to warrant more capacity, an external ice merchandiser should be installed.

CMR 1. In the event there is sufficient demand to warrant more capacity, an external ice merchandiser

should be installed. Contact the Category Manager for determining if the store should get the

external bagged ice merchandiser. Space constraints or local laws may prohibit the use of external

bagged ice merchandiser.

Group Acquisition & Single Store Acquisition 1. Install an external bagged ice merchandiser if there is no ice merchandiser inside the store.

General Requirements to Comply with ADA Requirements for Redbox 1. Minimum sidewalk depth for Redbox is 6’.(7’ in CA and Denver)

2. Sidewalks (with curbs) between 6‘ and 8’ require a protective barrier (curb stops or bollards) to keep

cars from overhanging the sidewalk and obstructing the path in front of the Redbox if there is head on parking in front of the sidewalk. Sidewalks greater than 8’ do not require protective barriers.

a. If curbstops are used with a 6’ sidewalk, they need to be placed at least 2’ back of the curb. b. If curbstops are used with a 7’ sidewalk, they need to be placed at least 1’ back of the curb. c. If bollards are used, they should be placed just past the curb in the parking lot, not on the

sidewalk.

3. With stores that have no curbs, bollards are required and must be at least 8’ from the store wall with 36” spacing between them. The spacing accommodates the ADA rule, while the bollard placement protects the customer renting at the Redbox.

4. Height clearance of the exterior Redbox is 96” – or 8’.

5. Must have 60” turnaround space in front of the Redbox kiosk or to the left or right for ADA requirements.

6. Length of the Redbox is 6’. Need 7’ of space to accommodate the outlet and disconnect box left or right of the Redbox.

7. The machine must be backed up to a solid or glass wall. If the machine is backed up to a glass wall, our standard window frosting should be used to hide the back of the ice merchandiser from shoppers and employees inside the store.

8. Maximum allowed sidewalk slope is 1 ½” over 6’ for several reasons... a. ADA requirements b. Allows the Redbox to be properly secured to the sidewalk

9. Redbox must be 10’ away from propane per fire code.

10. Exterior kiosks require one 20 AMP dedicated circuit with disconnect. Exterior kiosks are

hardwired.

11. Exterior kiosks are bolted to the sidewalks. Sidewalk material must be concrete in order to properly secure the Redbox kiosks.

New Store Standard 1. The Redbox category manager to let A/E firm know if Redbox is available for the store. If Redbox is

available, A/E firm to show this in EF sheets and Turnkey to coordinate with Redbox for delivery and installation.

CMR, Group Acquisition & Single Store Acquisition 1. If there is no Redbox, have the Redbox category manager run a quick analysis of Redbox

availability for the store. The analysis will involve Redbox ROI, and AHJ restrictions. If the store can get Redbox, have Redbox survey the site and let us know what changes are to be made to the sidewalk.

2. Redbox will install the whole system including the necessary power outlets. Redbox pays for the

cost of all permits and running electric on approved locations

These are recycling containers with an internal compactor installed at the Prima locations (see the blue unit pictured above). 7-Eleven purchased these stores with the units already installed and there is a contract in place to keep them. The above picture shows a completely unacceptable installation. These units should not block the storefront window and should always be placed against the wall. Also the outlet should be mounted behind the unit with no exposed conduit.
