Continuous Updates
Specifications changes take place constantly. This might happen as a result of a vendor change, equipment change, to meet the changing needs of the store, to meet a new regulation, or to accommodate a volumetric change from merchandising. Such changes are documented via a process called Construction Initiative (CI). Each time a CI is created, changes will be made to the store proto types and to this document, if applicable. The changes to this document will be recorded in the table above. The changes will be made by 7-Eleven Engineering or HFA.

This document is intended to provide the store standards information. It also provides guidelines for remodel activities. There is room for common sense and good judgment when it comes to some remodel decisions. Any non-standard change to the store will require the approval of an Exception Request. Sample Exception Request form is provided in the appendix.

1. Tenant Improvement (TI) is the term used for constructing the store in an existing space.
2. The A/E firm shall conduct a Building Investigation Survey and will create a Building
Investigation Report (BIR). The BIR scope is provided in the Appendix.
3. The BIR report is a deliverable to 7-Eleven and is used for the store design and construction.

1.7 UTILITIES FOR NEW STORES

Electric Supply
A. Electric Supply for Build to Suit and Developer Sites
In the case of ‘Build to Suit’ and ‘Developer Sites’, the lease language should account for the following:
a. Generally 600 amp, 208/120 V, 3 phase 4 wire Wye service is required. Non-gasolene store requirements could be lower at 400 amp, 208/120 V, 3 phase 4 wire Wye service PROVIDED natural gas-fired space heating is used. Natural gas heating option is the preferred option due to lower electric service requirement and lower operating costs. Any required transformers are furnished and maintained by the LL and installed outside the space.
b. Single feed service shall be brought to a Main Disconnect Panel (MDP) with service disconnect at a location provided by the tenant. The MDP panel shall meet MS panel configuration which would be able to handle bussing for 200 amp panels for distribution. In order to maintain series rating, the MDP shall be Square D, I-Line series panel board capable of housing (2) 225A-3P breakers and (2) 100A-3P breakers. Circuit breakers shall be type HG and JG, with an AIC rating of 65,000 rated for 240 Volts.
In addition, Real Estate should provide the A/E firm of record with the following pieces of information:
1) Contact information for landlord, general contractor, and electrical contractor 2) A copy of the landlords permitted drawings up-front 3) Available fault current calculations
B. Electric Supply for TI & Acquisitions
The correct electric service requirement will be available from the A/E firm in the BIR. Landlord to provide the electrical and natural gas requirements as calculated by the engineers in the BIR document. Two options will be provided to the landlord – natural gas heating option and an electric heating option. Natural gas heating option is the preferred option due to lower electric service requirement and lower operating costs. The lease language should account for the following:
a. Electric service level required will be dictated by the BIR. Any required transformers are furnished and maintained by the LL and installed outside the space.
b. Landlord shall provide all labor, materials, fees, permits, plans and design necessary to provide the electrical service.
c. Single feed service shall be brought to a Main Disconnect Panel (MDP) with service disconnect at a location provided by the tenant. The MDP panel shall meet MS panel configuration which would be able to handle bussing for 200 amp panels for distribution. Utility Meters Need separate metering for electricity, natural gas, and water. If there is an outside sprinkler system, a separate irrigation water meter is needed as well to avoid paying for sewer charges on irrigation use. Also the car washes should have separate water meter.
Water Service
Water service needs to be 1” minimum with water pressure at a minimum of 50 psi and a maximum of 80 psi. The sewer service needs to be 4” minimum.

GUIDELINES Installation Instructions
1. The installation must meet the ANSI A108.5 standard. A ½”x ½ “x ½ “ notched trowel should be
used to ensure adequate coverage of thin-set on the substrate. Furthermore, it is recommended
to apply a thin-set layer on the back of the tiles. 3/16 spacers must be used per the
specification.

2. The tiles should be staggered at 33% (1/3rd). Also the long-side orientation of the tiles should
be perpendicular to the foot traffic direction as you enter the store. This is to minimize lippage.
Running left as shown below is the preferred method.

1. VCT, Quarry tile, Porcelain tile, and Ceramic tile floors should not be replaced if in good
condition. However, if there is a color strip or picture pattern on the tile floor that isn’t
acceptable, those tiles should be replaced with tiles that are closely matching with the rest of the
tiles. If close matching tiles are not available, create an acceptable subdued pattern using
contrasting tiles.
2. When tiles are replaced on the entire sales area, the tiles should be staggered at 1/3rd. Also the
long-side orientation of the tiles should be perpendicular to the foot traffic direction as you enter
the store. This is to lessen the effect of the crown on the tiles.
3. The back office floor tiles are generally not replaced. However, if they need to be replaced, it
will be replaced with VCT.
4. In the vault, if the tile is in need of replacement, just remove the tile and seal the concrete.
5. If there is a need for water and/or sewer lines (for example, for the sink in the coffee island), it is
preferable to use a power pole and pump for this purpose. Trenching should be avoided if at all
possible.

1. Before installing the image wall panels, the existing FRP, other type of wall panels or tiles
should not be removed. Install the new Marco panels over it. In some instances the the local
Area Having Jurisdiction (AHJ) may dictate alternate installation methods. For example, in the
City of Dallas, the code requires a backer board of any of the following:
i. FRP ii. HardieBacker and DensSheild for ¼” panels iii. HardieBacker 500 and DensArmor for ½” panels iv. Acrovyn 3000 – “green”
2. The panels should be installed only above the counter as removing the counter is very
expensive. When there are no counters, such as the case on the side of the vault, start the
panel right above the cove base.
Group Acquisition & Single Store Acquisition
1. Walls may be painted at the discretion of the Acquisition Integration (AI) Steering Committee.
2. If AI Steering Committee decides to install the Marco wall panels, follow the directions above for
CMR stores.
3. If the walls are of ceramic tiles, keep it if in acceptable condition. However, if there is a color
strip or picture pattern on the wall that isn’t acceptable, those tiles should be replaced with tiles
that are closely matching with the rest of the tiles. If close matching tiles are not available,

2. If the walls are taller than 10’ but less than or equal to 12’, use the 12’ panel. If the walls are
taller than 12’ such as in the case of an open ceiling store, use 10’ panels and paint above it.
3. The entire cabinets should be painted if they will not get the wood grain image. If they get the
wood grain image, the trims should be painted.
4. For colonial style stores, quoins and brick may be painted.
5. General exterior maintenance repairs should be completed prior to painting to ensure proper
structural integrity and preparation for long life paint application as well as store weather
proofing.
6. Exterior painting should not be done within 5 degrees of dew point.
7. For Branded Fuel sites listed below, we are required to use their paint specifications (see
Appendix).

parking lot. If it is not a landlord responsibility, ask the Real Estate Transaction Specialist to

instigate minor spot/location repairs and re-stripe the lot only. Parking lot to be seal coated in all

which will considerably reduce the fixture counts.
8. If the store already has LED lights in the sales floor but has fluorescent lighting in the back office
areas, those fluorescent lights should be replaced with LED strip lights. The existing occupancy
sensors should be re-connected. If there are no occupancy sensors, they should be installed
for the back office areas.

1. Exterior lights will not be retrofitted with LED lights unless there is a simple payback using
energy cost savings. The payback is a function of utility costs ($/kWh), number of fixtures and
wattages of existing fixtures as well as those of the proposed fixtures. The utility rebates are an
important factor as well. Engage the SEI’s Engineering Department for a payback analysis.
2. When existing lights are replaced with LED, it will be a like for like fixture quantity replacement.
3. The gas canopy fascia lights will be removed for 7-Eleven branded gas locations as it is not our
current standard. However, it will be left intact for branded gas locations as we are required by
contract to maintain their specs.

SPLIT UNIT INSTALLATION When we cannot install the HVAC units on the roof, we can use split units. See picture below. In this case the compressors/condensers are placed on pads on ground (generally) and the refrigerant is piped to the air-handling units inside the store. There is also a specially designed economizer connected to the air-handling units. There is control wiring between the outside and inside components.
HVAC UNIT REPLACEMENTS The existing HVAC units are replaced when they fail or as a part of a ‘beyond useful life’ replacement program. The following guidelines should be followed when units are replaced: Emergency Replacements
1. The new unit tonnage should match or exceed the current tonnage. 2. Units with non-electric heating shall be replaced with the same type of heating but not with
electric heating.

3. All new HVAC units should be Carrier units manufactured with 7-Eleven specifications. 7-
Eleven specifications are provided in the Appendix. The required tonnage in one single unit is not acceptable because 7-Eleven needs backup when one unit goes down. So there should be a minimum of 2 units.

5.8 REFRIGERATION SYSTEMS SPECIFICATIONS CONDENSER SYSTEM: HEATCRAFT TPC4
NEED A PICTURE OF TPC4 There are many refrigeration systems in the store. The standard is always to use remote condensers. Several of our refrigeration systems are serviced by one condenser unit (Heatcraft TPC4). There is redundancy built in to the system. There is significant cost advantage in using this system because we no longer need to install individual condensers for each of the systems. The TPC4 unit serves the following refrigeration systems:
1. Walk-in-cooler 2. One door ice-merchandiser 3. Two door freezer 4. 1,000 lb ice maker 5. Sandwich wall case or CID case 6. Six barrels of Slurpee machines (Generally 2B + 4B)
When there is an existing walk-in-cooler with its on condenser, it does not make sense to install a new TPC4. In those instances, individual condensers may be installed. However, there is a single unit with dual condensers for Slurpee machines that can serve 6 barrels of Slurpee.

1. Except where prohibited by existing contracts (on acquisitions) or where legally or
contractually prohibited (such as lease hold restrictions), all new US stores will get Citibank
ATM. All new Canada stores will get Scotia Bank ATM. The construction drawings should
indicate this.
2. Cardtronics will require at least 30 days notice for an ATM install. Requests, questions, etc

2. Do not move an existing ATM machine to a new location as it is very expensive.
3. If the ATM sign is not in place on the front wall or in some cases behind the store front glass,
request the ATM partner to provide the necessary signs for free and have them get those
installed (in the US, Harbinger will install the signs and bill Cardtronics directly. In Canada,
there will be a similar arrangement; vendor TBD). For exterior signs, the electric cable running
to the sign should be in a metal conduit and should be painted with SEI standard for exterior
frame (HD BEHR BROWN SUGAR 2-3853)
4. Cardtronics will require at least 30 days notice for an ATM install. If it is a large request (such
as multi-locations involving acquisitions), they may require as many as 60 days to order more
units from India should their local inventories not be sufficient. Requests, questions, etc can be

General Requirements to Comply with ADA Requirements for Redbox 1. Minimum sidewalk depth for Redbox is 6’.(7’ in CA and Denver)
2. Sidewalks (with curbs) between 6‘ and 8’ require a protective barrier (curb stops or bollards) to keep
cars from overhanging the sidewalk and obstructing the path in front of the Redbox if there is head on parking in front of the sidewalk. Sidewalks greater than 8’ do not require protective barriers.

1. Standard Floor Replacement Scope
Up to 2000 square feet with no asbestos, no leveling, doing just the areas where customer's have access. - no backroom, office or storage areas. Labor to remove and dispose of existing floor. Labor to clean, prep. make minor repairs to subfloor. Labor to install new flooring, tile base and grout. Labor to clean, wash and seal. Note: Store remains open and operating at all times therefore work must be done in shifts typically 3 segments providing access into the store at all times and an operating sales area at all times - all work must be done during non-peak hours typically at night.Includes all customer access areas sales floor, R/R, etc. Existing floor could be ceramic, quarry, vinyl or other. Remove and replace to include off-site disposal of all materials and packaging. New tile will typically be 12" x 24" porcelain. 12" x 12" may be substituted when extremely bad subfloors are present. Ceramic cove base may be required by code.
