Are there things we should do to our home to ensure the maximum price?Yes. There is a benefit to making sure your home looks its best prior to offering it for sale.There are also small remodeling jobs that will pay off at resale. I can advise you about specificimprovements that will increase your home's marketability and value.

How often will you advertise our property?I don't just list homes; I market them. I will make sure your home is marketed to potential buyersaround the clock, 24 hours a day, 7 days a week. I will customize a marketing plan to reach thetypes of buyers most likely to purchase your home. I know how to maximize the power of theInternet for my clients, while also using traditional methods such as flyers, brochures,yard signs and direct mail.

Will you be present at all showings?For showings, potential buyers will bring their own agents to tour your home. Most buyers prefer only their own agents be present when evaluating a prospective new home. At open houses, I or a member, of my team will be there.

EXPERIENCE

I am a 1989 honors graduate of the University of Wisconsin-Madison, with a B.S. in Interior Design. It comes in very handy!

I have been actively selling Madison real estate since 1991. I was affiliated with the largest local company for my first 11 years, then joined Keller Williams Realty International in January, 2003. I was among the group of 19 agents who opened the first Keller Williams office in the State of Wisconsin.

Just a few years later, our Madison West office is now the single, highest-producing real estate office in the state (all firms). Wahoo!

In 2009, my sales volume ranked in the top .4% of all agents in the South Central Wisconsin MLS—comprised of over 2,500 agents. My primary focus is working with Buyers and Sellers of single-family homes and condominiums on the west side of Madison and neighboring communities.

I also enjoy condominium development and income/investment properties.

FULL SERVICE VS. DISCOUNT AGENTS

Are you focused primarily on: the “6% or less” part of the deal or the “94%” of the deal? They are two very different considerations. Discount agents use commission as a tool to get your business. Full service agents use commission as part of their marketing plan to attract more buyers to your home in the effort to net you more money for the sale of your home.  Discount agents feel certain pressures that full service agents don’t: namely volume, time and money. When an agent lowers their fee from 6% to 4%, they are now reducing their fee by 50%.  Therefore, discount agents must do a higher volume of transactions in order to make up for their reduced fee. Since they are operating on a lower profit margin than a full service agent, they can’t afford to keep a listing on the market for very long before it starts costing them money. Let’s see how this affects you as a seller: ● Discount agents need to work with a higher volume of customers, so they cannot provide you with the same attention a full service broker can give you. ● Discount agents cannot expose your home in the same way as a full service broker can when it comes to marketing your home because their marketing budget is reduced by their lower fee. ● When an offer comes in, a discount broker has every incentive to get the offer accepted quickly in order to move to the next deal. They are also less likely to have the skill to negotiate a higher price for your home as evidenced by their inability to negotiate commission on their own behalf.  Remember, if they gave 17% to 50% of their own money away in order to get your business, do you really think they are going to fight for more money when they are negotiating on your behalf?

In the end, you want a agent who can help you achieve your real estate goals by focusing on making you money, instead of saving you money. As a result, your agent should actually earn his or her fee. Read more about this topic on my blog! http://yourmovingexperience.wordpress.com
