NOTE

1. Tender received after the specified date incomplete is liable to be rejected.

2. No additions or alterations shall be made in drawings; specifications, schedule and

quantities conditions and contract and tender by the tendered and the if found

made, such tender is liable to be rejected. In case of the successful any such

addition and alterations made by the tendered will be treated as null and void.

3. The sanstha reserve the right to reject the any tender without, assigning any reason

for the same.

4. The decision will be given written one calendar month from the date of receiving

the tender. The earnest money will be returned to unsuccessful tender within a

reasonably short period.

5. Tendered must sign on each page to tender from.

6. For the partnership firm, the tender shall be signed by the partner having power of

‘Attorney’ to sign the tender and attach copy of it.

7. The successful tender shall within ten days of intimation of acceptance of the

tender, hand over to Sanstha stamp paper of Rs. 100 for agreement. Tender failure

to comply with these conditions within time shall give right to sanstha to revoke

the acceptance of tender and fore fee this earnest money without any notices.

8. Income Tax will be deducted from every bill. VAT Tax and Service Tax will be

paid extra by sanstha as applicable.

9. If the works contract Act of Maharashtra Govt. is implemented the contractor

should bear it by his own & any other taxes liability will be on contractors only.

10. Sanstha have right to supply any building material to contractors as per the

present market rates.

NOTES:

1) In case of indecency of specification and item other than those specified above

P.W.D. Hand book (latest addition) shall be referred to.

2) The contractor should submit “The test report” from recognised institute of the

cement block of each batch and structural steel of each load.

3) No work of any king is allowed during night time and a holiday.

CONDITIONS OF CONTRACT

Conditions of contract are to be in accordance with the attached Agreement

and conditions of building contract last before issued by the Indian Institute of

Architects, BOMBAY.

1) The whole work shall be carried out strictly in accordance with the directions

and to the entire satisfaction of the Architect and in accordance with singe drawing

Schedule of quantities and / or general specification taken together and / or according

to Bombay P.W.D. hand book, National building code 1970 and Detailed

Descriptions.

2) The contractor shall set out the work and during the progress of the building shall

amend at their own cost anyerrors, arising from inaccurate setting out unless the

Architect shall decide to the contrary. The said contractors shall not take any

advantage of error, omission of over-sight in the drawings as well as in the

general, specifications and Detailed Description as in the contract. Deed. The

contractor are to provide all necessary scaffolding, centring, watching, lighting,

pumping, equipment’s to remove water during excavators, fencing etc. for proper

execution of work according to drawings.

3) All materials of workmanship shall be of the respective king described in

specification and detailed descriptions contractor shall on the request or Architect,

produce all invoice, accounts, receipts and other vouchers to prove the materials

comply with specification and also during settlement of extra rates which can’t be

worked out. The Architect shall have the power of ordering to remove defective

materials immediately and contractor shall replace the same with good one.

4) While submitting the tender contractor shall deposit an amount called earnest

money mentioned in the appendix. This amount shall be returned to contractor’s

whose tenders are not accepted. In case of succeeded contractor Earnest Money shall

be returned to him when the deposits the security deposit amount started in appendix.

The contractors shall be paid from time to time and amount under interim certificates

issued by the Architects on application by contractor on account works executed until

them. A deduction of 4% of the value, of the work done shall be retained with

together with the initial Deposit amount shall be from the total deposit amount

mentions in appendix which shall be returned to contractor at the end of the defects

liability period. No Earnest money, nor initial deposit total Deposit amount shall carry

any interest.

5) Contractor shall put constantly on the works as experienced mestri having full

knowledge and understanding of drawing and any directions or explanations given by

the Architect to such mestri shall be held to have been given to the contractor. Any

workman/men who is found to be in competent or that who misconduct’s himself who

shall be dismissed by the contractor on request of the Architect. Such person or men

shall not be again allowed on to the worked without the permission of the Architect.

6) The Architect or his Assistant shall at all times have access to the works, work

shop, storage space of contractor and contractor shall give them every facility for

examining the works and materials. All drawing given by the Architect shall be

returned to Architect before the issue of final certificate.

7) The contractor shall take case of obtain from the Architect written orders for

any work not include inDetail drawings and schedule of quantities, Extra works, other

than those specify shall be paid at the rates fixed by the Architect in consultation with

contractor & Sanstha related currently acting D.S.R.

8) Any unfixed material brought on the site by the contractor for the use of the

work shall be deemed to be the property of the sanstha. If the value of such material

have been included by the Architect in any of his certificate and of which contractor

has received the payment, contractor shall be held responsible for any damage or loss

or that. The contractor not remove any materials brought on the site without

Architect’s written permission.

9) Contractor shall not assign this agreement or sublet any portion of the work.

On request of Architect, contractor shall open any covered work done by him or his

sub contractor for inspection and shall be refinished at contractors own expenses.At

any time during the progress of work or before the return of total deposit amount the

Architect have a right to order in writing to repair and /or renovation or reconstruction

of any work which according to Architect has been carried out with inferior materials

or bad workmanship as is not according to drawings and instructions of Architect.

Such orders shall be carried out by contractor at his own cost. Sanstha has got full

powers, if the contractor fail to comply with Architect’s instruction to get with such

work done by any other person or agencies and all expense may be deducted from any

money due to him or Architect may allow the defective from any money due to him or

Architect may allow the defective work to remain but the rates of such items shall be

reduced at his desecration.

10) The contractor shall insure the works and keep them insured until they are

delivered in against loss and fire damage. The policy shall be in the joint name of

employer and contractor for the full value of the work executed and policies and

receipts for the premiums shall remain with Architect. In case of default sanstha has

right to insure work and deduct the premiums paid from any money due to contractor.

All money received under any such policies are too paid to the contractor by

instalment on the certificate of Architect and shall be utilised to wards, rebuilding or

reapportion of the work damaged.

11) The contractor shall commence the work of the building in time and shall

complete within period quote. If he fails to complete within the above said period the

contractor shall pay to sanstha Rs. 500.00 ( Rupees five hundred ) for each and every

day after the said date as liquidated damages. If contractor fails to do so sanstha shall

be entitled to deduct from the money due to said contractor. Contractor fails to do so

works comprised in the contract and agreed to complete at as per attached Appendix

by contractor. Sanstha shall pay to the contractor within the period of 10 days

after the delivery of Architect Certificate for the work done by the contractors.

12) The Architect shall have power to with hold any certificate of the work or any

parts thereof are not being carried out to his satisfaction.

13) unless and otherwise specified measurement shall be taken according to the

standard mode of measurement adopted by Indian standard Institute/ National

Building Code ( 1970) / P.W.D. kolhapur region.

14) The quantities given in the attached schedule of quantities are approximate

only and no liability shall be attached to the Architect for any errors discovered later.

The Architect reserves his right to modify or abandon or make alteration of the

quantities schedules For that no additional rate shall be paid to contractor for

increasing or reducing the scheduled quantity.

15) The contractors shall identify the sanstha and the Architect against all patent

right, mistakes in setting out mishaps in construction and injury to workman, damage

to person and property. Contractors shall make good the damaged at his own

expenses.

16) The work shall not be considered as completed until the Architect has

certificate in writing to the effect and the period of 12 months or one mansoon season

shall commence from the date of such certificate. If during this period of side work or

any portion thereof show signs of failure weakness or/ injury or loss is likely to

happen from bad workmanship and material contractor shall make and work of such

portion, good at his own cost. If contractor shall delay fails to do so employer has

right to make some good and repair at contractors risk and on his own account and

may recovery the cost from the money due to contractor.

17) Final bill shall be paid to the contractor from sanstha within two months after

the virtual completion of the work. After deducting 5% the full amount due the them

as per terms and Agreement. Then security amount shall be paid to the contractor at

the end of 6 months defects liability period.

18) In case of contractors becoming in solvent the contact will be terminated by

without thereby affecting the powers of the Architect or the obligation stand liabilities

of the contract.

19) The Architect reserves his right to grant any items of the accepted tender to the

contractor and to carry out same through other contractor viz-Electrical Installation

flooring etc. The main contractor shall render full facilities to other minor contractor

of the employer such as allowing the use of scaffolding etc. and shall co-operate with

them execution of the building work. In case of dispute the Architects decision shall

be final.

20) The contractor shall confirm to the provision and rules, regulation, acts, bye-

laws, octroi and royalties etc. and attend to the notices of authorities i.e. Govt.

Lighting, Sanitary, Transport Traffic, Labour, or other bodies concern with the work

21) The Sanstha shall be given immediate possession of work as soon as it

completed by the contractor. Even during the progress of the work, the contractor

shall allow the employer to use part of the whole of the structure at the Architects

instructions.

22) The decision of the Architect in all questions which may from time to time

during the progress of the work arise as to payment or for any extra work to be made

of any deduction to be made from the whole cost of said work or to any matter

whatsoever relating to the contract shall be final and binding on all parties. But if

eighter the sanstha or the contractors be dissatisfied with such decision of the

Architect then in the that case either party may within one month after receiving

notice of such decision give a written to the other party requiring that such matters in

dispute be arbitrated in such case two .Arbitrators shall be appointed one by each

party. The Arbitrators shall appoint an umpire before taking upon them selves the

burden ofthereference. Such reference except on the question of Certificate shall be

consent of the sanstha or Architect and the contractors. The Arbitrators shall have

powers to open up, review and revise any certificate, opinion, decision requisition or

notice except to the matters left to the same discretion of the Architect under clauses

3,5 8 and to determine all matters in dispute which shall be submitted to them, and of

which not shall have been given as aforesaid, in the same manner if no certificate

opinion, decision, requisition or no t has been given, upon every or any determine the

amount thereof or direct, the to e taxed as between solicitor and client or as between

party, shall direct by whom and to whom and what manner the same shall be borne

and paid. This submission shall be deemed to be submission or arbitration within the

meaning of the Orbit Act, 1940 of any statutory modification thereof.

GENRAL SPECIFICATIONS:

1. CLEANIG THE SITE : Contractor shall clean the site ready for lining out the

building, removing all obstructions, loose, stone, furbish of all kinds as will as

cutting shrubs and other growth . roots shall be garnered out below ground level.

All holes and hallow shall be filled and ground shall be kept clean and level

position.

2.TEMPORARY SANITARY, STORAGE & OFFICE ACCOMMODATION

Contractor shall provide at his own expenses adequate water proof storage for

stocking the material also office with sanitary accommodation and remove the same

after completion of the work.

3. MATERIALS:

METEL : Metal of all concrete work shall be free from the stone quarry and free

from dust slat.

RIVER SAND : The sand shall be course, clean sharp well screened and free from

dust slat. Sand shall be washed before use. The sand shall be washed before use. The

sand shall be from approved places.

STONE : Stones for all masonry work shall be best of its king, shape, angular and

free from flanks and from quarries approved by the Architect.

CEMENT: Cement shall comply with the I.S.I. and shall be of brand approved by the

Architect It is to be stored in separate water proof store.

LIME: Lime shall be best hydraulic lime properly burnt and shall be slaked with

fresh water on site lime shall be free from unbent canker, ashes and other impurities

and salt.

NEEROO: For all purpose neroo shall be made from best fat lime sealed with fresh

water and ground in Chan or mill to reduce to fine power. It shall be well mixed of

googol katha. The lime mortar shall be made of good fresh lime and screen clean sand

approved by the Architect and mixed inpropertion 1:1 The material shall be mixed

twice dry and shall be ground in mortar mill with sufficient quantities of fresh water

and with such number of revolutions as directed by the Architect, motor older then

seven days standing shall no be used. Mortar shall be kept wet and protected from

sun.

CEMENT MORTAR: Cement mortar shall be composed to, one part of Portland

cement to eight parts sand evenly mixed together dry on a hard platform bettor adding

water, in must all be used within thirty minutes after mixing.

BRICK: The brick shall be table moulded of best quality and approved by the

Architect; Brick should be free from grit. Cracks, flaws shall be well burnt uniform is

size. Shape tint, and texture, hard and shall give ringing sound when struck with each

other size 9” x4”x3’

TIMBER: Timber shall be paratwada teak perfectly dry, well seasoned sounn,

strength, free from sap wood, knots, cracks snakes other defects, and shall be

approved by the Architect.

4. EXCAVTION: The foundation trenches shall be made of the exact width of the

lowest step of fooling and carried down to hard rock. The sides shall be left plumb

and the bottom whenever practicable shall be taken out at the same layer. The bottom

shall be dressed level & well watered before boring contract. The trenches shall bee

shall be properly protected by props and shores, if necessary. No teach shall be filled

in with concrete before it is inspected. Excavated material shall be used in filling up

the sides and floors or for levelling the Ground Rate shall include the refilling of sides

of foundation walls columns etc.

5. CONCRETE WORK:

CEMENT: The cement to be used throughout the whole shall be best quality from

the Manufacture approved by the Architect. It shall conform to the latest Indian

standard specification for normal setting cement. It any tests are required to be carried

out determining the various strengths of the cement of the cement the cost of same

shall be borne by the contractor.

For the propose of batching by volume a cement bag weighing 50 kg. Assumed to 1-

1/8 Cft. In volume. Any variation in weight of a Sample bag is found to be more than

2% the entire batch of cement bags shall be assumed to have that of weight and

Architect. Will be free to order the necessary reduction in volume. Of aggregate to be

mixed with one bag of cement.

CEMENT CONCRETE:

A metal size to use and the minimum strength of concrete for various mixes

shall be as follows.

1) 1:3:6 1” to ¼ ” 135 kg/cm2 after 28 days

(M 10) 70 kg/cm2 after 7 days

2) 1:2:4 ¼” to ½” 200 kg/cm2 after 28 days

(M 15) 100 kg/cm2 after 7 days

3) 1:11/2:3 ¼” to ½” 320 kg/cm2 after 28days

(M 20) 270 kg/cm2 after 7 days

MIXING: The aggregate and shall be washed free of all dust and earthy substances

before use. The material shall be accurately gauged in boxes and mixed in a batch by

mixer or by sand. The mixture shall be compact mass with uniformly distributed.

CENTERING: Sound, Sturdy, timber or plywood centring shall be constructed of

goods new material It should strong well supported proposed and breached to prevent

deformation or deflection and to have very close joints to prevent loss of cement. The

minimum period for keeping the centring is given below:

Slab in general 14 days

Underside of the beam 21 days

Side of beam and slab 1 day

Lintel bottom 10 days

Cantilever slab & beam 28 days

COVER TO REINFOR CEMENT :

A) Beams, Columns Lintels etc. 1”

PLACING OF CONCRETE: Concrete shall be placed gently in moulds within 20

minutes of its being mixed with water. The work of filling in the beams and slabs

shall be completed in one operation. If concreting has to be stopped it shall be stopped

the centre of the beam or wall with the written permission of the Architect. After the

forms are struck, surface shall be racked out and a mixture of cement and sand shall

be dished against the surface making it truly plain. The surface shall be them be

CURING: All concrete work shall be well watered three times day for 20 days.

Plastering work shall be well watered three times day for 10 days.

6. MASONARY:

RUBBLE MASONARY: Rubble masonry shall be composed of blue basalt stones

from approved quarries and shall be in cement mortar. All stone shall be laid in their

natural bed and no hallows shall be left inside. Inter spaces shall be thoroughly filled

with mortar and stone chips driven hard. Every layer of rubble masonry shall be truly

vertical and horizontal and shall not exceed two feet in height in day bond stones not

less than full width of wall or two feet in case of thicker walls for every five sq.ft. area

of wall at The end of the day table shall be formed on the top of the wall be done in

cement mortar 2:6 Rate shall be include headers, Quinines etc. and all cost of labour

for scaffolding, watering etc.

BRICKWORK:

The Brick shall be table moulded, of best quality and well burnt. The minimum

crushing strength of shall be Tones/ Sq.ft.

The sources of bricks to be approved by the Architect. The bricks shall be soaked

minimum 3 hours before use. Every brick shall be thoroughly soaked in water before

using broken bricks shall be used except as closuring. The courses shall be truly

horizontal & work strictly in plump. Joint shall be broken vertically and shall not

exceed. ½” thick. No wall shall be built more than 8 brick layers every day. Table

shall be formed and kept flooded with water on the top of the brick work at the end of

the day. The work shall be well watered three times a day for seven days and twice a

day for next seven days.

D.F.C.: Shall consist of cement and sand 1:2 proportion & required thickness, vertical

or horizontal, and shall be painted with not bitumen in two coats.

PONTING: Joints of the masonry shall be racked out to a depth of ¼” and then after

watering the wall surfaces througnally, pointing shall be made with cement and sand

1:3 proportion.

7. PLASTERING:

CEMENT PLASTER: The surfaces to be plastered shall be well racked out, well

wetted before applying plaster. All joints of brick masonry shall be racked out 2% and

face of wall shall be well wetted and mix of cement and sand 1:4 pro. Shall be applied

to brick & R.C.C. wall as given plans. The finishing coat of neat cement of neroo

shall be applied.

SAND FACED CEMENT PLASTER: The surface of concrete or brick work shall

be prepared as for cement plastering 1” thick back in cost consist of cement and sand

1:4 proportion with addition of 2% water proofing compound. It should be roughened

when dry to from a key. After curing and watering thin coat of ¼” thick of cement

and screened sand 1:3 in proportion shall be applied and finished to desired texture.

The finished surface shall be one tint and colour and shall not show patches of any

kind.

ROUGH CAST CEMENT PLASTER: joints shall be racked out as given before the

cement shall be thoroughly mixed dry with sand and gravel to pass through ¼” mesh

but not though 1/15” proportion 1:1 water shall be added gradually to make mix home

genius. The mixture shall be dashed against the surface to thickness of ¾” and

finished in level.

8. CARPENTARY & JOINTERY: Shall be of best Teak wood wrought, plained

and rebated frames with rounded edges properly joined together and fixed to brick

work with hold fast. Shutters shall have moulded styles 1 ½” thick with ¼”, panels

and shall be according to the Architects drawings. The glass used for glazing shall be

of best quality, plain or ground sheet glass free from defects and properly fitted in

position.

All carpenters and jointers work shall be faultless and shutters shall be close fitting in

their frames. Timber coming in contact with or embedded in masonry shall be painted

with one coat of primer. All wood work with 3 coats of oil paints of required tin.

DOORS & WIINDOWS: Shall be of best teak wood wrought, plained and rebated

frames with rounded edges properly joined together and fixed to brick work with hold

fast. Shutters shall have moulded styles 1 ½” thick with 4” width ¼” thick, panels and

shall be according to the Architects drawings. The glass used for glazing shall be of

best quality, plain or ground sheet glass free from defects and properly fitted in the

rivets & secured by means of tracks & putty of teak bedding, Each shutters shall be

finished with heavy type brass or iron fixtures & fastenings.

9. PAVEMENT:

After levelling, watering and ramming the earth filling, between plinth walls, dry

rubble stones of 9” shall be hand packed and then 4” cement or lime concrete shall be

spread and throuhally consolidated ready to receive floor paving.

MARBLE MOSAIC TILES:

The tiles for floor pavement shall be 10” sq. of approved brand, pattern, colour and

design. Tiles shall be of even colour, shade and with sharp edges & corners; they shall

be laid on 1” chuna bedding and cement floating with close fitting joints and perfectly

in level & shall be highly machine polished final polishing with acid. Any tile found

to be broken or cracked of uneven shall be replaced.

WHITE GLAZED TILES:

Tiles shall be of best Indian made, of specified quality and of even colour regular.

Plane with sharp edges and corners and shall be free from cracks flaws, twists bends

etc. Tiles shall be laid to proper slope on cement bedding and with water proof cement

floating with close fitting joints. No. voids should be left in mortar behind tiles.

TANDUR OR KOTA STONE PAVEMENT:

Polished tender of kotha stone, slabs, shall be of even colour and texture and free

from dents, wains, cracks, or other defects and with sharp edges and corners, slab be

1” to 1 ½” thick. Firmly bedded flush in lime mortar 1” thick floated with cement

with fine joints, in level 7 shall be machine polished.

INDIAN PATENT STONE:

Pavement shall be 1 ½” thick composed of cement of grit proportions of 1:2:4 the

ingredients shall be througnally mixed with approved colour surface shall then be

finished with and neat cement. Thin line tile marks shall be struck as directed. All

pavements, surfaces shall be kept flocked with at at lest fourteen day.

B.B.COBA:

It shall consist of small brick bats & double ground lime mortar in proportion 2:1

coba shall be thoroughly consolidated to 4 ½” average thickness by continuos hand

boating.

10. PAINTING:

DISTEMPERING:

All plaster surfaces shall be thoroughly cleaned and shall receive one coat of

white wash & two coats of waterbound distemper of approved brand. Tint and shed.

All wood work. Iron work etc. shall receive three coats of desired brand and tint of oil

paint, the surfaces to be painted should be through ally dry. Cleaned and smoothed

small holes and cracks to be carefully filled up. For all oil painting, paints shall be

properly ground in oil, sprit & mixed with proper amount of good doubled boiled

linseed & turpentine. Iron work shall first receive one coat of anticorrosive paint.

FRECH POLISH:

Woodwork to be polished should be first treated with filler whiting and sprit and

rubbed hard to fill all cracks, holes etc. and shall be rubbed smooth with sand paper.

Then a thin coat of French polish of approved brand shall be applied and again sand

papered reprocess shall be repeated till work give brilliant shining.

WHITE WASH:

White wash shall be prepared from white stone lime well mixed with water gum and

stained through clean cloth three shall be applied after allowing each coat to dry.

CEMENT PAINT:

Snow seam of Top seam colour shall be whenever waterproof cement paints is

specified, snow seam shall be applied according to the manufacturer specification.

11. M.S.IRON WORK :

All M. S. Iron work of gates, fastenings of doors and windows or grills etc. shall be

well gorged free from blisters. Creaks etc. and it shall have one coat of anticorrosive

paint and three coats of oil paints.

12. PLUMBING SANITARY & WATER SUPPLY WORK:

TRENCHES:

Trenches shall be excavated in a straight line to the required depth and shall be

refilled after laying the drains with excavated earth well rammed and water.

STONEWARE PIPES:

The pipe shall be best glazed stone wear, straight socket, pipes of approved make, and

sized specified and free from blisters, flews, cracks and other defects. All types of

bents, junction shall be made available. All joints shall be checked with tarred gasket

and filled with neat cement well forced in.

INSPECTION CHAMEBERS:

Those shall be rectangular and of required depth built in Brick masonry in cement

mortar on cement bed 6” thick. It shall be finished with half round stone wear pipes

and patent stone waterproof cement. Top shall be covered with approved cast iron lid

with frames. Last chamber shall be provided with best glazed stone wear I.S. trap in

case of underground drainage. The iron strage shall be provided in case of manholes.

GULLY:

9” x 4” glazed stoneware gully shall be built C.C. and cement plaster.

A.C. PIPES:

They shall be of approved brand and having clear internal diameter as specified, free

from flows cracks, and any defects. Pipe shall be fixed with special clips on wooden

blocks given 2” clear space from wall. All pipes shall be truly vertical or straight. All

joints shall be checked with tarred gasket and cement and shall be perfectly watertight

and shall be treated with Angus smith’s process and.

LEAD PIPES:

Pipes used for water and vent connections shall be of best quality drain pipes and

shall not less than

All joints shall be wiped solder joints.

WATER PIPES:

All pipes shall be the I.S. Quality G. I. Threaded ‘B’ class pipes. Tested and of

approved make with I.S.I. lid with frames. Last chamber shall be provided with best

glazed stone wear I.S. trap is case of underground drainage. The iron strages shall be

providing in case of manholes. Bends, elbows, tees etc. All G.I. and lead pipes shall

be fixed in groove cut in wells and shall be filled in cement mortar after completion of

the piping work without charging extra.

BALL VALVE AND STOP COCK:

Shall be approved make tested and required size.

SANITARY FIXTURES:

There shall be of approved make, best quality and free from defects. Rate will include

and fixtures fitting etc.

TESTING:

Contractor shall be required at his own expense to test the drains, stoppers, screws,

bib, cocks ball valves etc.

13. STEEL ROOF:

These shall be framed and assembled accurately as per the details, and drawings, all

steel members’ pralines, runners’ rafters, plates cleats etc. shall be finished in a

workmen like manners and will have one coat of anticorrosive paint and finished with

two cost of oil paint. Roof covering shall be G. I. corrugated sheeting and shall be

fixed including even gutters as per the manufacture’s details and specification. The

joints should be welded with three phase electric power.
