Riyadh Real Estate Exhibition(Resta Tex13) was organized in Riyadh International Center in the period(9-12 May,2010).

The Exhibition was attended by real estate development companies, real estate marketing agents, real estate financing companies, banks, advertisement agencies ,Riyadh Development Authority, and the Chamber of Commerce.

Below are the major real estate development companies participated in Riyadh Exhibition:

1. Thabat Company.

It was noticed that a lot of the well known real estate development companies were not participated in Riyadh Exhibition, e.g Dar Al-arkan, Dalla Al-barakaa, Al-Ali, Al-Musa, Al-Saab, Al-Baltan Real Estate Group, Al-shebeely Company ………etc.

The weak participation of real estate companies in Riyadh Exhibition can be attributed to the reflection of global financial crisis on the Saudi real estate financing market, e.g: Al-Wasl Project belongs to Limitless company(a Dubai based company) was frozen due to financial deficits facing the company.

Most of the residential units projects offered in the Exhibition were of small sizes, except Nasamat Al-Riyadh Project and Manazel Qurtoba Project.

Nasamat Al-Riyadh Project which belongs to Thabat Company was the biggest residential project offered in the Exhibition. It composes of (4,200) residential units, followed by Manazel Qurtoba Project which composes of (1,400) units, and belongs to Al-Argan Projects Company.

Villas prices offered by development companies ranging from(SR 550,000) to (SR 3,300,000).

Apartments prices offered by development companies start from(SR 400,000).

Al-Gamra Project belongs to Injaz Company was the biggest developed land project in Riyadh city offered in the Exhibition, followed by Ajmakan Project which belongs to The Land Company.

It was obvious that all of the projects offered in the Exhibition were previously announced projects. So there was no new project offered in the Exhibition.

The most important event associated with the Exhibition was the off plan sales license granted to Thabat Company to sale Nasamat Al-Riyadh Project.

The major real estate marketing agents participated in the Exhibition are listed as follows:

1. Bussma Real Estate Management Company.

2. National Pearl Company.

3. Koden Real Estate Marketing Company.

4. Dawawen Company.

5. Great Company.

6. Saudi Cities Planning Company.

Bussma and National Pearl companies are the most active real estate marketing agents in the market.

The real estate agents are marketing other individual developers projects as well as their own projects.

Villas prices offered by marketing agents in northern Riyadh ranging from (SR 1,000,000) to (SR 2,800,000).

Villas prices offered by marketing agents in western Riyadh and southern Riyadh ranging from (SR 600,000) to (SR 1,300,000).

Apartments prices offered by marketing agents in southern Riyadh and western Riyadh ranging from(SR 225,000) to (SR 460,000).

Average price per square meter for Villas in northern Riyadh is (SR 3,704).

Average price per square meter for Villas in southern Riyadh is (SR 2,160).

Below are the real estate financing companies participated in the Exhibition:

These real estate financing companies offering variety of financing options to customers to buy residential units.

Riyadh Real Estate Exhibition(Resta Tex) is an annual symposium for real estate companies and the related parties to exhibit their products and services.

It is considered as the most important opportunity for real estate companies in Saudi Arabia to offer their products.

The Exhibition is an important arena for real estate companies to introduce themselves to the market and to build their images.

This year the Exhibition was organized in the period(9-12 May,2010).

The Exhibition was attended by real developers, real estate marketing agents, financing companies, banks, and media agents.

This research is depicting the products offered by real estate development companies participated in the Exhibition.

The research also explains the regulation created by the real estate financing companies and the banks to finance customers to buy residential units.

Overview:

The company is owned by an alliance of Talaat Mutafa Group & Al-oula Company. The company offered Nasamat Al-Riyadh Project in the Exhibition. The project is located in north eastern Riyadh, to the east of Riyadh Air Port.

It was projected to build (4,200) villas and apartments in 3 phases. The total land area is 3,000,000 m2.

10 mock up villas are under construction and some of them in the finishing stage. Models available:

• 7 models of villas with build up areas ranging from (363 m2) to (665 m2), and lands sizes ranging from (400 m2) to (1,000 m2).

• 3 models of duplexes with build up areas ranging from (235 m2) to (320 m2), andlands sizes ranging from(250 m2) to (420 m2).

• 8 models of apartments with build up areas ranging from (129 m2) to (358 m2). Prices:

• Villas prices ranging from (SR 1,100,000) to (SR 3,000,000).• Apartments prices starting from (SR 400,000).• Square meters prices for villas ranging from (SR 2,750) to (SR 3,000).• Square meters prices for apartments starting from (SR 3,100).

2.Al-Argan Projects Company:Overview:

The company offered Manazel Qurtoba project in Riyadh Exhibition.

The project is located in Qurtoba district, to the east of Sabic head office building.

The land area is 360,000 m2. It was projected to build 1,400 residential units in several phases. Currently 400 villas being constructed. Most of the villas were sold and occupied. Some villas are ready for sale and handing over, and others are under construction.

Models Available:

• Two models of villas are available in two sizes (384 m2 & 399 m2).

• Three models of duplexes are available in three sizes (240.5 m2, 241m 2 & 237.5 m2).

Prices:

• Duplexes prices starting from(SR 750,000).

• Villas prices starting from (SR 1,200,000).

Payment Terms:

• 20% of villa price is paid in advance and the rest is paid in installments.

• Installment via Amlak company & Riyadh bank.

Overview:

(1) Blncyah Project:

• The company offered Blncyah Project in Riyadh Exhibition.

• The project is located in King Abdulaziz district, adjacent to Khorais high way and

near Al-Ehsa roundabout.

• The project overall area is (85,946 m2), composes of 144 villas.

• 75% of the villas were sold, and handing over started by the end of May, 2010. Models Available:

• Andalucían villas:consist of 4 models with build up areas ranging from(321m2) to (469m2).• Spanish villas: consist of 6 models with build up areas ranging from(321m2) to (493m2). • Classic villas: consist of 4 models with build up areas ranging from(390 m2) to (420 m2).

All the smaller sizes villas were sold.

The build up areas of unsold villas are: (395m2, 411m2, 463m2, and 478m2).

Prices:• Villas prices ranging from (SR1,500,000) to (SR 2,600,000), but the smaller sizes

were sold.• Prices of unsold villas are ranging from (SR 1,570,000) to (SR 2,385,000).

Overview: The company is owned by an alliance of Al-Rajhi investment group & its partners. The company offered Ajmakan Project in Riyadh Exhibition. The project is located north western Riyadh, near the new extension of the western ring

road. Products description:

• The project is a developed land with a total area of 1.9 million square meters.• It was planned to build palaces, villas, retail strips, offices, shopping malls, hotels

and serviced apartments in the project land.• The company sells the land to investors and individuals.• Land areas ranging from (400 m2) to (760 m2).

Prices: • Lands prices per square meter ranging from (SR 500) to (SR 2,600).

• Consist of 300 villas executed in several stages.• The first phase execution launched on the 3red quarter of 2009.• Villas consist of 3 models with build up areas ranging from (282 m2) to (323 m2).• Villas lands sizes ranging from (352 m2) to (728 m2).• 5 models of villas are available.

Overview:

The company belongs to Al-Aglan Group. The company offered the following projects in Riyadh Exhibition: (1) Nakheel Tower:

• It is a five star hotel composes of 26 floors.• Located on King Fahad road, near Dalla hospital.• The company contracted with a well known international hotel company to

manage the hotel.• It is about to be completed.

(2) Riyadh Commercial Tower:• It is an office space building.• It composes of 52 floors plus 4 floors for parking service.• Located on the front end of King Fahad road near Oulia street.• The company won the prize of the best commercial project in Cityscape Exhibition

(2009),for developing Riyadh Commercial Tower. (3) Avenue Villa project:

• It is located in eastern Riyadh at the intersection of the new eastern ring road(Jaber Al-Sabah Road) and Khorais road.

• The project is characterized by its nearness to King Fahad Hospital, King KhalidMilitary College, and National Guard Officers’ Club.

• Al-Rehab Project is a developed land divided into residential and commercial blocks. • 48 villas will be built in phases and the other parts will be sold as land blocks.• 20 villas are in skeleton stage.• Villas average size is (715m2).

Some units were sold. Prices:

• Prices ranging from (SR 1,670,000) to (SR 3,300,000). Financing Model:

• Slman Bin Saeedan Company has obtained a license to establish a real estateinvestment fund to finance the project.

• Kasab Financial Group was recruited to manage the fund according to Saudi StockMarket regulations.

• After collecting money from underwriters Al-Rehab project was owned by Kasab RealEstate Investment Fund.

• Once the project is sold the proceeds will be distributed to the underwriters. Amenities available: Commercial malls.

Overview: The company offered an industrial city in Riyadh Exhibition. The industrial city is located 30 kilometers to the south of Riyadh city on Alkharj road. The land area is 3,300,000 square meters. Products description:

• The project is mixed use development of heavy, medium and light industrialcombined with commercial, office, residential, retail, training center, ware houses.

• The project is executed in three phases.• The first phase is projected to be completed in 2011, then the second phase is

completed in 2012 and the third phase is completed in 2013. The project is provided by electricity, paved road, sanitary services,…….. etc The land will be sold to investors.
