Crossings Phase 2 Lot Sale The City of Lethbridge is now offering for sale a number of residential lots in Phase 2 of the Crossings community in west Lethbridge. These lots will be sold by way of a lot draw. Any individual or business interested in purchasing a lot may complete a registration form at the Real Estate and Land Development Department, 2 nd Floor, City Hall, 910 - 4 Avenue S. Only one registration form can be submitted per household or business. Registration deadline is Friday, May 8, 2015 at 12 NOON. The lot draw will commence: Date: Tuesday, May 12, 2015 Time: 5 pm Place: Foyer, Main Floor, City Hall 910 - 4 Avenue South Prospective purchasers must be present for the draw and must provide Photo I.D. - i.e. driver's license and/or passport. If your name is selected at the lot draw, you will be required to provide a non-refundable deposit cheque for 10% of the value of the lot. No lots will be placed on hold. Crossings Phase 2 Lot Sale

The City of Lethbridge is now offering for sale a number of residential lots in Phase 2 of the Crossings community in west Lethbridge. These lots will be sold by way of a lot draw. Phase 2 Lot Draw Process

A two-box system will be utilized, one for individuals/other businesses and one for Canadian Home Builders Association – Lethbridge Region (CHBA) builder members.

Individual/Business Box Persons may register at City Hall once as an individual and once as a business to a maximum of 2 ballots per household. CHBA builder members cannot register their business for this box. They may register as an individual.

CHBA Builder Member Box CHBA builder members may make one registration for their business for the CHBA builder member box. If they wish, they may also enter one as an individual in the other businesses/individual box.

The public/CHBA draw opportunity including date and time is advertised in the Lethbridge Herald, on the Crossings website, crossingslethbridge.ca, and on the City of Lethbridge website, Lethbridge.ca/residential.

Staff will review all ballots to ensure that persons have not surpassed the maximum number of ballots.

The ballots are put into their respective draw boxes.

The Real Estate and Land Development Manager begins the lot draw by reviewing the lot draw process: o A member of the audience is asked to volunteer to draw the ballots. o A coin toss will determine which box is drawn from first. o The name/business drawn must be present. The name is read three times, if they are not

present the registration form is removed and the draw continues. o If the person/business is present when their registration form is drawn they have two options:

o Show picture identification and then select a lot from the ones that are still available, provide a deposit cheque for 10% of the list price and provide contact information for the agreement; or

o Pass. If they pass on the right to select a lot they are out of the draw.

This process will continue until all the lots have been allocated, or

If not all the lots are allocated at this public draw, the lots go on sale the next business day on a first come first serve basis.

Members of the builder group are not permitted to participate in this draw.

Phase 2

Lot Draw - Tuesday, May 12, 2015 – 5 pm

Lot Purchaser's Information 1. You must be present for the draw. If your name is selected at the lot draw,

you will be required to provide a non-refundable deposit cheque in the amount of 10% of the value of the lot. You will be required to provide Photo I.D. - i.e. driver's license and/or passport.

The deposit cheque is due at the time of lot selection. The name on the

Registration Form will be the name used on the offer to purchase agreement. 2. On Wednesday, May 20, 2015 the purchaser will be required to return to the

Real Estate and Land Development office to sign the offer to purchase agreement.

3. The Crossings Design and Development Guideline deposit of $4000 is added to

the final lot payment. When all requirements of the guidelines have been met, the deposit will be returned to the lot purchaser.

4. Lot purchases for the general public must be completed within 90 days of the

offer to purchase agreement date. The offer to purchase agreement is dated May 12, 2015 and the sale closing date August 10, 2015. If the lot is not paid for the 10% deposit is forfeited.

5. Lot purchases for a Canadian Home Builder Association – Lethbridge Region –

Builder Member must be completed within 120 days of the offer to purchase agreement date. The offer to purchase agreement is dated May 12, 2015 and the sale closing date is September 9, 2015. If the lot is not paid for the 10% deposit is forfeited.

6. The lot must be paid for before a building permit is issued. 7. Upon final payment the Transfer of Land document is forwarded to the

purchaser's solicitor for submission to Land Titles office for registration. 8. Before submitting building plans to Development Services for a building permit,

the plans must be reviewed and approved by the Guideline Review Consultant:
