The Los Angeles Fire Department was called around 1:33 am and while they were able to quickly extinguish the blaze, a man was found outside of the motel with serious burn injuries. Initially, the arson department was called on suspicion of an illegal marijuana grow operation that ignited but that was eventually ruled out. The fire is still currently under investigation and the motel room is being searched for clues as to the cause. ONEgeneration Encino Farmer’s Market in partnership with American Red Cross will be holding a Blood Drive on Sunday, November 29, during market hours. Those interested in donating are asked to pre-register at redcrossblood.org and use the sponsor code “onegeneration.” Blood donations are crucially needed this year and it only takes one donation to save up to three lives! Person Sustains Serious Burn Injuries in Fire at Encino Motel Room Encino Car Chase Assailant Causes 101 Closure All eastbound lanes of the 101 Freeway were shut down earlier this week when a suspect led a group of law enforcement on pursuit before barricading himself inside a Sherman Oaks apartment. Officers initially attempted to pull over a speeding driver around 1 pm at Winnetka Ave. in Encino but the individual failed to stop and a chase subsequently pursued. The suspect was believed to be armed and reports of shots fired during the chase kept the freeway shut down for investigation. After crashing the vehicle twice, the assailant eventually barricaded himself in a Sherman Oaks apartment for a few hours before being taken into custody around 4:50 pm. How to Be Someone’s Santa This Holiday: Adopt a Family in Need This Season By Laura Levinsky There is so much bad news in the world: COVID-19 numbers are up, big companies are laying off more people, there are runs again on supplies at the supermarkets. But there is also so much good news too. At least two companies are close to a vaccine, we are all still here, the holidays are coming. Yes, the holidays are good news. People are more giving during the holidays. We may have more people that need help, but we have the ability to help them. Want to give this season? Child Development Institute has families that need help this holiday season. North Valley Caring Services provides help to over 100 families along the 101 corridor from Calabasas to Sherman Oaks plus another 300 families in apartments, and that is just their food distribution program. They have many other programs and families served. So what does it take to be a mensch and help? It takes an idea, and the desire. Beyond that, you can handle making a donation. Money, food, clothes, toys – all of them are needed. Some of the neediest families are those that have lost their jobs due to the pandemic. As a community we can’t focus just on businesses. Yes, businesses are vital, but if we don’t support our community members there will be no people to support the businesses. If you can’t afford to adopt a family yourself, what about joining together with your neighbors or members of a community group? How about the other employees in your company? You don’t have to do this alone, make it a group project. There is a well-known business leader in the community that grew up in a needy family. One year, this person and their siblings received gifts from a local agency. And this child thought, “Someone cares about me enough to make sure I got this toy.” That simple gift affected that person’s entire life. Today that person is one of the leaders in giving back to the community and has been running food and toy drives for those in need. One little toy, given by one person and it led to a community leader. Who knows what a donation will do this year? You could be the person who gives and changes the life of a child. Imagine the hope you give to the parents who suddenly have the items to have a great holiday for their families. Imagine the joy they feel watching their children opening presents. Or eating a great meal. Or knowing their shelves are full with the goods that will sustain their family for weeks. Imagine the feeling you get knowing that you and others fed families or brought joy to a child. While you can buy the things that make this possible, you can’t buy the feeling without helping others who are less fortunate than you. It is an endorphin high you won’t soon forget. Why not be the reason a child believes that somebody cares? There is no better feeling than knowing you helped others. It is up to all of us. We have the power to create that world. You have the ability to life up those in need and help them through the holidays, through life. All it takes is the desire. Won’t you desire? Tips for a Safe Family GatheringThis Thanksgiving Holiday

Taking Safety Precautions Will Help Protect Your Health Against the Coronavirus

If you’re planning a large Thanksgiving gathering with family and friends this year, think twice!

That’s because health officials are warning against such gatherings this year, and they are imploring the public to take important safety precautions to protect themselves and their loved ones against the coronavirus, which continues to pose a serious health threat in California and across the nation.

As COVID-19 continues to impact the country, families may be tempted to let their guard down as they gather to enjoy a Thanksgiving feast and interact closely with one another. However, underestimating the risks posed by this virus would be a serious mistake, because the coronavirus still poses a significant threat to our communities’ health.

“There are some important steps we can take to protect our health while still celebrating this beloved American tradition with our families and friends,” says Dr. Umber Chohan, infectious diseases specialist with Kaiser Permanente Woodland Hills Medical Center. “However, going about it as if there’s no need for concern is not a wise decision, and it could create a serious health risk to yourself and your loved ones!”

If you plan to host a dinner to feast on turkey and trimmings, Dr. Chohan recommends significantly

limiting the number of people present due to the ongoing pandemic. In general, the lowest risk for contracting or spreading the highly infectious virus is simply by celebrating Thanksgiving in your own home with members of your household and/or celebrating virtually with extended family, she notes.

“We advise everyone to skip any big Thanksgiving plans this year,” Dr. Chohan says. “Also, whenever possible, it’s really important to take extra additional precautions, including wearing masks, following good hygiene practices and observing physical distancing.”

Dr. Chohan also encourages families to celebrate Thanksgiving outdoors in their backyards or elsewhere outdoors whenever possible.

“Indoor public areas are one of the places with the highest risk of transmission of the coronavirus,” she explains. “Natural air currents outside disperse virus particles more quickly and effectively than inside. There’s minimal to no air circulation indoors due to a lack of ventilation, allowing virus particles to linger in the air or fall on high-touch surfaces. Also, there are more surfaces that people frequently touch indoors.”

Dr. Chohan advises that if you are going to celebrate Thanksgiving indoors, then the best way to stay safe is through

the three basic methods: wearing masks, physical distancing and good hand hygiene. That’s why it’s wise to keep hand sanitizer with you and/or wash your hands with soap and water for at least 20 seconds. It’s also important to keep disposable wipes on-hand to clean and disinfect surfaces.

If you plan to host or attend a holiday gathering, the Centers for Disease Control

and Prevention recommends:

• Washing your own dishes to limit cross-contamination.

• Using paper plates, because they are safer to use than regular dishes.

• Wiping down common areas with disinfectants.

• Avoid using shared serving utensils or passing dishes around the table.

Dr. Chohan stresses that if an invited family member or friend is sick, even if they have very mild symptoms or just feeling ‘under the weather,’ they should be advised to stay home since they may have COVID-19 or other germs that pose a threat to your health.

“We all want to enjoy our families and friends during this wonderful holiday,” she notes. “We can do that. However, it should be done in a way that’s both enjoyable and safe by taking precautions that better protect our health – and the health of our loved ones – during the COVID-19 pandemic.”

Is Capital Gains Tax Holding You Back From Selling Your Home?

By Kevin Pike Asthiscrazyyearslowlycomes to an end many peopleare looking to the next year, and hopefully will experience acalmer2021! For thenewyear, somepeopleareplanningonadjustingtheirlivingarrangementsand moving to a homebetter suited to theirchanging lifestyle. However, if they’veowned their home fora long period of time, theymayrealizeahugeprofit when selling, whichcouldresultinthesellerpotentiallypayingahugeamountofmoneyincapitalgainstax.Thismay inhibit the homeownerfromsellingtheirhome, and simply leaveitfortheirheirstoinherit. I recently came acrossa three-stage program wherethe sellermaybe able to reduceand defer their capital gains taxliabilityintothefuture, providingthem the cash needed to livecomfortably for the rest of theirlife. This program utilizes, asstage-one, an installment saleof the seller’s property andan intermediary company tofacilitate the sale. Once theproperty is sold and closesthroughescrow, thenetproceedsare paid to this intermediarycompany, not the homeownerdirectly.Thiswaythesellerisnotreceivingthesaleproceedsandisnot directly subjected to capital

gainstax. Stage-two utilizes alender providing the seller amonetaryloanfortheentiresaleprice. As loans are not taxable, they’re able to avoid paying thecapitalgainstaxatthattime.Themonthly installment payments

receivedgodirectlytowardpayingoff the monthly loan payments, sothisbecomesbasicallyanevenwash.Attheendofthesetperiodof time, the loan is paidoff andtheseller’s installmentpaymentsarecomplete. It’s at that time theintermediarycompanywill issuethe seller, or their heirs, a 1099for the capital gains tax whichwill thenbepayable to the stateand federal governments. Theseller then utilizes stage-three,which includes thesellerputtinga set amount of money aside at

the time they receive the fullamount of the loan proceeds,intoalong-termannuityorothervehicletomaturetotherequiredamountattheendoftheloanandinstallment period, to cover thepayment at that time the capitalgainstaxwillbedue.

A huge profit when selling could result in the seller potentially

paying a huge amount of money in capital

gains tax.
