Necessary documents

To briefly explain the preparation of documents required to buy real estate from our

company and the buying process, you can find below the detailed information:

1. Selection of real estate

When you select the real estate you are interested in the price and sales conditions

(amount of downpayment and facilities for paying in installments) are discussed. Our

company is good to its word and we strive to accommodate unit customers' needs.

2. Making of contract

Following, a contract is drawn up both in Turkish and in Russian, English or German

languages. About 2000 euro should be paid as a deposit.

In the real estate purchasing agreement:

The names and addresses of the buyer and the contractor (seller), The contract (sales) price of the real estate, The amount of downpayment (minimum 2000 Euro, depending on the real

estate), the amount of the first installment, the payment plan of the remaining amount,

The time to register the agreement and receiving the title deed, Other conditions of the agreement (services of the contractor/seller, construction

delivery date), and

Penal clauses for both parties are stated.Documents required to initiate the process:

Four color photos, Exchange office document regarding that 3000 US dollars were exchanges. This document validates that the buyer has the means to live in Turkey for 6

months,

2 forms connected in the foreigners office, The annual real estate tax is 0.003% over the real estate price noted in the title deed office (it can also be paid in two installments in May and

November),

Real estate buying agreement, Certificate of residence in Turkey for 6 months issued in the name of the real estate's buyer, Notary attested translation of the real estate buyer's passport for traveling abroad Tax number of the real estate's buyer, The real estate buyer's passport for traveling abroad, The real estate buyer's photos (8 photos).

3. Obtaining permission for foreigners to acquire real estate in Turkey

The application for the permit is submitted to the Army Command in zmir. Waiting period is generally 2-3 months.

4. Receiving the document validating the right of ownership (the TAPU) and registering it in Cadastre Directorate.
