Since no market . . . whether strong or weak . . . is stagnant, following the changes and fluctuations can be fascinating. It can help us all see trends and face the market with greater confidence.

In each issue we feature a local attraction. They have included the Morehead Planetarium, the NC Museum of Art, the American Tobacco Warehouse District, the Duke Lemur Center, and the Museum of Life and Science in Durham. In this magazine we selected the NC Museum of Natural Science. At some point we will be combining all of the articles in a booklet of area attractions. It will be posted on our website.

Orange County Inventory: As compared to first quarter 2014, the number of active listings has remained the same. Of all active listings at the end of the first quarter, 32% had dropped their price at least once. The average price drop was 7%. Homes with no price drop sold for 98% of list price. Homes with at least one price drop closed for an average of 88% of the original list price. Traffic: There was a 13% increase in showings as compared to the first quarter 2014. Pending Sales: There was an increase of 46% compared to the first quarter 2014. Closed Sales: Year-to-date closings are up by 4% compared to the first quarter 2014. The average sales price was $313,800, slightly less than a year ago. Cash transactions accounted for 25% of the closings. The median dollar per sq ft decreased by 4% to $123. Financial concessions were listed on 61% of closed sales. Supply: Based on first quarter closings, there is an 8 month supply of housing in the county. Re-Sale Market: The number of re-sale closed sales is down 12% as compared to first quarter 2014. Chapel Hill: Inside the Chapel Hill School District, closings were up 5%, the median sales price increased by 10%, and the average sales price remained the same.

Durham County Inventory: As compared to first quarter 2014, the number of active listings decreased by 22%. Of all active listings at the end of the first quarter, 22% had dropped their price at least once. The average price drop was 7%. Traffic: There was a 16% increase in showings as compared to the first quarter 2014. Pending Sales: There was an increase of 30% compared to the first quarter 2014. Closed Sales: Year-to-date closings are up by 9% compared to the first quarter 2014. The average sales price is up 1% ($208,000). Cash transactions accounted for 26% of the closings. The median sales price increased by 2%, or $100 per heated sq ft. Financial concessions were listed on 68% of the first quarter closings. Supply: Based on first quarter closings, there is a 4 month supply of housing in the county. Chatham County Inventory: As compared to the first quarter 2014, the number of active listings decreased by 16%. Of all active listings at the end of the first quarter, 32% had dropped their price at least once. The average price drop was 6%. Traffic: There was a 12% increase in showings as compared to the first quarter 2014. Pending Sales: Listings with a pending or closed status increased 45% over the first quarter 2014. Closed Sales: Quarterly-to-date closings are down by 6% compared to 2014. The average sales price increased by 9% as compared to a year ago to $355,000. The median price per sq ft of detached properties during the quarter increased 1% to $135. Financial concessions were listed on 55% of all closed properties. Supply: Based on first quarter closings, there is a 9 month supply of housing in the county. Pricing: Homes that had not had a price reduction closed for 98% of list price. Homes with at least one price reduction closed for an average of 88% of list price.

Cary / Apex / Morrisville

Inventory: As compared to 2014, the number of active listings increased by 16%. Of all active listings at the end of the first quarter, 24% had dropped their price at least once. The average price drop was 4%. Traffic: There was a 16% decrease in showings as compared to the first quarter 2014. Pending Sales: There was a decrease of 4% compared to the first quarter 2014. Closed Sales: Year-to-date closings are up by 36% compared to 2014. Transactions with financial concessions accounted for 57% of all closings. Supply: Based on first quarter closings, there is a 2 month supply of housing in the areas. New Construction: First quarter 2015 building permits were down 12% as compared to the first quarter 2014.

Wake County

Inventory: As compared to 2014, the number of active listings decreased by 17%. 31% of all Sellers have dropped their price at least once. Traffic: There was no difference in showings as compared to the first quarter 2014. Pending Sales: There was an increase of 30% compared to the first quarter 2014. Closed Sales: Year-to-date closings are up by 20% compared to 2014. The average sales price increased by 5%. 68% of all properties closed had some Seller paid financial concessions. Supply: Based on first quarter closings, there is a 2 month supply of housing in the county.

Luxury Homes Priced at $500,000 and above

Inventory: As compared to 2014, the number of active listings increased by 2%. Of all active listings at the end of the first quarter, 29% had dropped their price at least once. The average price drop was 6%. 31% of all luxury listings failed to sell during their listing period. Traffic: There was a 21% increase in showings as compared to the first quarter 2014, with most showings below the $800K range. Pending Sales: There was an increase of 39% compared to the first quarter 2014. Closed Sales: Year-to-date closings are up by 7% compared to 2014. Quarterly closings where the original list price had not been changed closed at 99% of list price. Quarterly closings that had at least one price reduction closed at 92% of list price. The number of sales prices at $1 million plus decreased by 24%. The luxury segment between $500K and $800K is much stronger than homes priced higher. Supply: Based on first quarter closings, there is an 11 month supply of luxury housing in the Triangle Area.

The standard measure for impervious is stated as a percentage of the total land area. In rural areas, impervious cover may be as low as one or two percent. While in industrial and commercial areas, it may be as high as seventy percent or more.

common practicesNumerous site-level techniques are available to mitigate the impact of higher density on impervious surface.

These practices incorporate elements like rain gardens, bioretention areas, and grass swales. Other mitigating practices go even further to include eliminating cul-de-sacs,

reducing parking spaces, and narrowing streets.

innovation: pervious, permeable & porous pavers

Several manufacturers now sell pervious, permeable and porous pavers. They all require a similar compacted stone aggregate layering process beneath the surface to accept the stormwater and create a "reservoir" prior

to the water percolating into the sub-grade or being piped away. The is known as the "paver system."

Pervious pavers allow stormwater to percolate through the surface rather than running off into surrounding areas or storm drains. As water runs through, the pavers filter urban pollutants and let the ground

below breathe. These pavers also allow tree roots and their supporting microbes to interact. They are manufactured from natural stone and bonded together within a controlled

factory environment. Pervious pavers feature the highest water infiltration rate - 10 times higher than pervious concrete and more than

90 times greater than permeable pavers. Permeable pavers are composed of a layer of concrete of fired clay brick. The pavers are separated byjoints filled with crushed aggregate. Permeable pavers are different from pervious and porous pavers in that rainwater passes around the paver as opposed to through it. Water enters the joints between the impervious pavers and flows through the "paver system". Permeable is a term used to describe paving methods for roads, parking lots, and walkways. 54

Porous pavers are manufactures in a variety of designs and materials. Concrete turf block for grass paving began in the mid 1940's, and plastic versions wereinvented in the late 1970's and early 1980's. Porous pavers generallyare a cellular grid systemfilled with dirt, sandor gravel.

This system provides grass reinforcement, ground stabilization and gravel retention.In addition to load support, the cellular grid reduces compaction of the soil to maintain permeability, while the roots improve water infiltration due to their channels. Porous pavers have been utilized in agriculture.

Generally speaking pervious, permeable and porous products are

similarly priced to conventional products, but labor cost can be higher. An industrious homeowner may choose self installation, but is advised to research the best material to use.

Before considering any pervious expansion, always remember to call your local municipality to determine any existing restrictions, and what is allowed.

NOT all local municipalities consider pervious, permeable and porous pavers to be pervious. Some count

these materials as 40% to 60% pervious depending on the type and use.

Some give them no value toward impervious

restriction.

Lumberinggiants of thepast almost seem to come to life in the prehistoric exhibits. With a special focus on creatures that once roamed our state and the southeast, these remarkably well-preserved fossils offer a glimpse into a bygone era. The Museum provides a wealth of information regarding habitats, life spans, and general habits of long-extinct animals that dominated our world over 230 million years ago. This exhibit hosts more than 56,000 vertebrates, 55,000 invertebrates and 1,000 paleobotanical specimens, many of which come from the North Carolina Triassic beds in the central part of the state. The Paleontology and Geology Research lab focuses on the evolutionary relationships and paleoecology of theropod dinosaurs . . . including the iconic megapredator Tyrannosaurus Rex.

From mountains to coast, ocean to air, each ecosystem on our blue planet has yielded an abundant variety of life. Here at the Museum, it is possible to get a glimpse into the lives of creatures who share our world. These exhibits range from the desert t o tropical rainforests, deep oceans to shallow streams.

The Arthropod Zoo inspires fascination with creatures that are often feared or considered "creepy." In fact, these creatures have a starring role in the web of global life, often in ways that go unseen. The butterf lyhouse not only allows close viewing of beautiful specimens, but also teaches about the critical role they play in pollinating plants we use for food.

The 10,000 gallon aquarium in the Our Changing Ocean gallery represents the look of a typical habitat off of the North Carolina coast. A Bonnethead shark and the invasive lionfish are just a few of the inhabitants.

To explore deep oceans, researchers must raise millions of dollars to use submersibles to reach great depths. Here, a model submersible lets you take a 2,000 foot virtual dive off the NC coast.

One of the unique elements of the Museum of Natural Science is its emphasis on education and interaction. This is not a place with a strict "look don't touch" policy. Interacton is not only available, it is encouraged. These Curiosity Classrooms host a variety of specimens ranging from insects to mammals to geological formations. What better way to learn more about the physical world than to explore it first hand.

Each specimen is tagged and coded. When placed on special tables, a world of information is unlocked. These tables provide details about each individual creature, including habitats, size, life span, diet and more. Compare the skulls of a black bear to that of a coyote or examine the details of small insects and fossils under high-powered microscopes. With thousands of unique creatures to explore, it is impossible to contain innate curiosity to learn more about each one. The two Curiosity Classrooms are open to the public. They are used in Summer

Camps and can be reserved for birthday parties.

The Investigative Labs are another way to experience the Museum. The Natural World Lab allows visitors to observe and study plants, animals or themselves! The Micro World Lab explores genetic engineerng and protozoa alike, creating interaction with the smallest creatures in our world. The Visual World Lab demonstrates the latest simulation technologies scientists use in

A two-story waterfall is the center-piece of the Mountains to Sea exhibit highlighting the interrelationship between each of the three zones in the state of North Carolina.
