Choosing a General Contractor

One of the decisions a homeown-er will have to make when thinking about large renovations to a home is who will be their general contractor. A general contractor will coordinate with subcontractors and make sure the job gets done on time and within budget. There’s no magic answer regarding how to choose a general contractor. However, many construc-tion professionals recommend get-ting a referral from someone you trust. Perhaps there is a family mem-ber or friend that used a general contractor with a very good track re-cord. Another place to turn is to an architect you may be using on the project. He or she will have worked with individuals in the past and may be able to recommend a trusted gen-eral contractor.

Top Home RepairBlundersto AvoidHome improvement projects seem to drum up images of shyster con-tractors or bumbling do-it-yourself-ers. However, home repairs don’t have to turn into an unorganized mess. By avoiding some common mistakes and taking common-sense precautions, you can end up with renovations that wow.

1. Accepting the lowest bid. Smart homeowners shop around for everything --including work done on their home. But accepting the lowest bid right off the bat to save money may cost you more in the long run. A low bid certainly may be a great deal. But generally it could be a sign of an inexperienced contractor, or one who plans to use subpar materials or skimp on the job. Contractors will have similar prices. Shop based on experience and recommendations, not price alone.

2. Choosing friends and family. There certainly are skilled profession-als that also may be a close friend or family member. But mixing business and pleasure could be a recipe for trouble, especially when workmanship and an exchange of money are involved.

“We had a friend replace our home’s furnace,” says Beth in Pennsylvania. “While we got a great price, we found out later on when there was a glitch in the system that certain things weren’t done up to code. We had to spend more money to have it repaired, and the friendship has since suffered.”

Some relatives are adamant about doing repairs -- but they may not be skilled or know the correct laws governing remodeling. Stick with a third party contractor with whom you’ll feel comfortable talking if you feel re-pairs need to be done a certain way.

3. Thinking you can handle it. Many do-it-yourselfers (generally in an attempt to save money) believe they can learn every DIY task from a book or magazine. There are some jobs, however, that should be left to the professionals, including major plumbing work or electrical repairs. There’s no need to risk a fire, injury or death by doing inexperienced electrical modifications.

4. Letting maintenance slide. Many homeowners think once the repair is made that they’re all set --failing to keep up with routine maintenance. But complications can arise by not maintaining a new appliance or keep-ing up with an improvement.

“Our homeowner’s association required proof that the dryer venting for our clothes dryer was replaced on an annual basis,” offers Bill in California. “I’d simply go out and buy a new box of the venting material and submit the receipt as ‘proof’ so I could save the money on a professional instal-lation. But one day the lint trapped in the venting, which Ihadn’t bothered to change, caught on fire. It not only damaged the venting, it damaged the entire dryer --resulting in the purchase of a new dryer. Luckily no one was hurt. I’ve since learned my lesson.”

5. Following every trend. Anyone who has a harvest gold or avocado green appliance collecting dust in the garage or basement knows how in-terior style choices come and go. Instead of jumping on every trend (gran-ite countertops and stainless steel refrigerator, for example), think about what will work for your home and be timeless. Otherwise you may end up having to update every few years.

6. Asking questions later. Make a list of every question you can think of and ask it before the work gets started. This way you’re left with few surprises and can do changes without costing yourself time and money. Don’t wait for the finished product before you start to question the hows and whys.

7. Expecting things to be perfect. If you go into a project with the idea that there will be no mishaps, even minor ones, you may end up stressed out when one arises. Everyone makes mistakes --even professionals. If you think something is not being done correctly, speak up or get a second opinion.

A change of seasons can inspire any homeowner to embark on a home renovation project. Proper planning will make the job much easier.

No matter who will be doing the work -- a contractor or a do-it-yourselfer -- proper planning is an important part of any home-improvement project. Contractors should be notified exactly as to what the homeowner wants accomplished. Homeowners need to meet with professionals, explain the work and get realistic estimates. Do-it-yourselfers also should plan ahead to ensure they have set aside enough time for the project, have the right equip-ment and materials and understand the work.

Having the proper equipment means getting the tools specifically de-signed for the task, but also having tools that are in good condition. It is a nice idea to check that tools are in working order before beginning a project. If, when planning a project, do-it-yourselfers discover they don’t have a tool they need, they can rent, buy or borrow it. Renting or borrowing allows them to see if they like a particular model or brand, making the decision easier when they finally decide to buy the tool. For those who want to buy the tool, many home improvement professionals recommend going to a knowledge-able local dealer.

After getting the proper equipment, homeowners should follow the manu-facturer’s instructions when using each tool. Tools should be kept clean, dry and away from excessive heat.

(MS) -- Replacing a roof is a major investment for any homeowner. When considering such a significant home improvement project, it makes sense that you will have questions.

A roof should be carefully selected to complement a home’s design and geographic weather conditions. It should also provide long-term comfort and safety for those who live in the home. Some of the most frequent ques-tions Gentry receives from homeowners nationwide include the following:

Q: What are the pros and cons of different roofing materials?

A: Three-tab asphalt shingles are relatively easy to install, inexpensive and look good on ordinary homes. However, they can be a poor environmental choice because they go to a landfill after 20 years, they perform only moder-ately well, and they don’t add any special design appeal to a home.

Real wood shingles or shakes look good on some styles of homes and are moderately priced, however they have little or no resistance to fire or impact unless specially treated. They also attract insects, have relatively poor long-term performance and are generally considered a poor use of our natural resources.

Real slate shingles also provide a good look on some styles of homes and can be considered very long-lasting when installed properly. However, they are very expensive and extremely heavy. During installation you can have a significant amount of waste from cracking and breaking of slate tiles.

Metal roofs are perfect for some very specific home designs. They have a unique look to them, are lightweight and snow can easily slide off of them. Watch out when it rains or hails though ... these roofs are noisy on the inside of the home during storms.

Synthetic roofing tiles provide a high-performance option for homeowners. The tiles come in a variety of styles, including slate and shake, are light-weight and have long-term durability. These tiles are moderately priced and a good environmental choice. While the look complements many home styles, synthetic roofing tiles are moderately priced, so they’re affordable for everyone.

Q: What are the life spans of different roofing materials?

A: Generally, real wood will wear out the fastest, followed by three-tab as-phalt shingles. You can maybe get 15-20 years out of each of these. Some metal roofs can last up to 50 years, depending on their warranty. Synthetic roofing tiles last up to 50 years and require minimal maintenance attention. Real slate also lasts many years on a home ... some slate can last up to 100 years!

Q: Why would I consider synthetic roofing materials over traditional asphalt products?

A: Aesthetics and durability. Typical asphalt shingles look ordinary. Con-sider this: when you look at many homes, especially those with steep roofs, almost half of what you see is the roof. When selecting a roof, think about curb appeal and resale value. Synthetic tiles make an ordinary home look extraordinary. Additionally, they give you peace-of-mind because these roofing tiles will perform exceptionally well against fire, impact, wind and other weather conditions.

Home Renovations to Benefit All Physical Abilities

Entryway

• A well-lit entryway is a must in all situations, and provides safety upon entering the home. If you don’t want to have an outdoor light on at all times, a motion-activated light can help.

• Repair any cracks in pavers or missing portions of the entryway to remove trip hazards. If your entryway is difficult to maneuver from the street or driveway, con-sider a different layout to make the trip to the front door easier.

• A self-installed ramp of sturdy wood placed over an existing staircase with non-skid treads can fit the bill for a wheelchair ramp. For something more aes-thetically appealing and per-manent, meet with a contractor to discuss options. Look for an individual with Certified Aging in Place Specialization (CAPS) to ensure the modifications are done safely and up to code.

Bathroom

• Round the edges on all coun-tertops and corners to minimize impact injuries. Also, consider changing the countertops to a higher contrast color from the cabinets for easier visual recog-nition.

• Install a walk-in tub or shower that is outfitted with dual shower-heads, one at regular height and one that will service a person in a seated position. Make sure the shower valves have anti-scald options.

• Consider changing one vanity set-up to a lower height so that a wheelchair can roll underneath.

Bedroom

• Make sure someone in a walker, wheelchair or with balance issues is moved to a first-floor bedroom. If the home is not equipped as

• Be sure there is ample room next to the bed for a walker or wheel-chair. Change the flooring of this room to wood, tile or linoleum so that tripping or obstruction of a wheelchair is reduced.

• Wire the room with phone, cable and possibly an intercom so that the disabled individual can easily be in contact with others.

Kitchen

• Make the effort to widen traffic areas to facilitate passage by a wheelchair, scooter or walker.

• Change floors to cork or bam-boo, which may be softer should a slip or fall occur.

• Lower the height of prep areas and cabinets for easy access.

• Be sure the table is at the correct height to accommodate a roll-under wheelchair.

Living Spaces

• Remove excess clutter and change the flooring for easy ma-neuverability around the room.

• Mounting the television on a wall. This enables you to remove a bulky entertainment center or television console for even more space.

• Create smooth transitions be-tween rooms by removing the saddle of molding or decorative flooring accents to prevent trips and snags.
