THE COMPANY

Guthrie Development Company (GDC), a California S Corporation, was founded in March 2000 by Robert Guthrie. Mr. Guthrie has 30 years of experience in the field of commercial real estate. He has actively participated and/or held an ownership interest in the development/acquisition of more than 7 million square feet of industrial property. He is responsible for the strategic vision and goals of GDC. From its inception, GDC has focused on three primary areas of activity:

INDUSTRIAL REAL ESTATE DEVELOPMENT

GDC is actively developing industrial real estate in Southern California. The company typically develops industrial business parks with small to medium sized buildings offered for sale or lease to business owners and investors. The principals of GDC have developed and/or acquired more than 500 industrial buildings from Ventura County to San Diego County. The Orange County Business Journal’s 2008 list of commercial developers ranked GDC as the 9th largest developer in Orange County with approximately 800,000 square feet of projects under development. It is GDC’s mission to provide “homes for business”.

ACQUISITION OF EXISTING PROPERTIES

GDC is seeking existing multi-tenant industrial business parks to generate long-term income. This strategy compliments the company’s development activity by providing a stable cash flow and a network of tenants to cultivate as future building buyers. Proceeds generated through developments are reinvested in value-add investment acquisitions in which existing industrial properties are acquired and repositioned through renovation and/or lease-up and sold to owner/users or investors. The principals of GDC have acquired an ownership interest in more than $50 million of multi-tenant industrial space since 1997.

FEE MANAGEMENT SERVICES

GDC has entered into several contracts for fee services. This type of work includes the development and construction of Build-to-Suit buildings as well as property and asset management. Fee projects include the development of a library in Foothill Ranch, California, the development of a charter school in Los Angeles, and development management services for a 124 acre master-planned commercial/industrial development totaling approximately 1.5 million square feet of space in North San Diego County on behalf of a global industrial REIT.

In 2001, GDC acquired CAM Corp., now Guthrie Asset Management Company, a commercial property and asset management company. Guthrie Asset Management Company provides property and owner-association management services for all GDC owned properties as well as third-party clients.
