Hilton Head Island

Hilton Head Island is a great place to live. Many move here because of its perfect balmy weather, mild winters and twelve miles of gorgeous, sprawling beaches. Hilton Head boasts a prime location that is only forty-five miles north of Savannah, Georgia, and about an hour and a half drive to Charleston, South Carolina. What was once a retirement or vacation hideaway has matured into a 42 square mile active, bustling destination for wide variety of visitors and residents alike.

For those who want a particular way of life, Hilton Head Island offers a myriad of different options. One need only pick the neighborhood suited to their likings. As a result, those looking to purchase property on Hilton Head often approach it by first browsing the lifestyle offerings of each area and then pick a home within their chosen neighborhoods.

These neighborhoods, mostly private with limited access to residents and their visitors, are often referred to as “Plantations,” and include Hilton Head Plantation, Sea Pines Resort, Indigo Run, Long Cove Club, Palmetto Dunes, Palmetto Hall, Port Royal Plantation, Shipyard Plantation, Spanish Wells, Windmill Harbour, and Wexford Plantation. One need only ask for a Plantation by name to discover its lifestyle, privacy and amenities. Hilton Head also has several neighborhoods open to the public including Forest Beach, Folly Field and Singleton Beach.

There are many public access points to the beach, along with public golf courses, tennis centers, fitness and recreational facilities, nature preserves and marinas. Restaurants, boating, shopping, social clubs and events, bike paths and no less than twenty public parks are readily available to the public. With a growing population comes a diverse community and culture. Hilton Head boasts a growing variety of activities and public facilities while at the same time keeps a close watch on the manner in which the area is developed so as not to lose the quaint and quiet feel it has enjoyed for so many years.

Folly Field Hilton Head Island, South Carolina

Folly Field is one of the first ocean-side communities on Hilton Head Island. Located mid-island on William Hilton Parkway (highway 278), it has become one of Hilton Head's most sought after destinations for those who love the beach. Just a quick drive down Folly Field Road gets you to the public beach access.

This community features both condos and villas along with single family homes, all within close proximity of the beach. The architecture of Folly Field properties is pleasantly eclectic, from modern mansions to old-fashioned beach cottages. Home sites can also be found in the area’s community, Sandcastles by the Sea. Villa and condominium complexes in Folly Field include Hilton Head Beach and Tennis, Stones Throw Villas, Island Club Villas, Sea Cloisters Villas and Fiddlers Cove.

Folly Field is quiet and private, with an abundance of natural foliage and wildlife, complementing the natural white-sand beaches. A short drive in either direction will lead to a great selection of restaurants and shopping along William Hilton Parkway.

Forest Beach Hilton Head Island, South Carolina

Forest Beach is one of Hilton Head Island’s oldest and most unique residential neighborhoods, comprised of two main areas: North Forest Beach and South Forest Beach. Many locals refer to Forest Beach as “Downtown Hilton Head.” With dozens of specialty shops, restaurants, boutiques, and bars which also include those in Coligny Plaza, this ocean community acts as a hub for tourists and residents alike. There’s always something fun and exciting to do in Forest Beach!

North Forest Beach includes the area from Coligny Circle to Shipyard Plantation’s Sonesta Resort. South Forest Beach includes the area between Coligny and Sea Pines Resort’s Ocean Gate. Homes located in both the North and South Forest Beach areas are within 600 yards of the Atlantic Ocean. Public beach access at the Coligny Beach traffic circle draws thousands of people to the sandy shores each year. Unlike many of the Island’s Plantations, Forest Beach is open to the public.

Though Forest Beach contains many homes built in the 1950s, many have been extensively renovated over the years, making for a wide variety of living accommodations. From hotels and timeshares to single-family homes and condominiums, there is something for everyone in Forest Beach. The Forest Beach Property Owners Association provides an optional membership for its property owners.

Hilton Head Plantation Hilton Head Island, South Carolina

Hilton Head Plantation is the Island’s second largest community, consisting of over 4,000 acres along the Port Royal Sound and Intracoastal Waterway. This private residential community offers resort-style amenities and endless social and recreational opportunities for people of all ages.

There are four golf clubs, twelve tennis courts, over seven miles of leisure trails, two nature conservancies, an incredible community recreation center, a gardening area, and two miles of beautiful beaches. The community’s Plantation House on Spring Lake Lagoon can be rented out for special occasions, it is often the setting for a number of events and meetings held by Hilton Head Plantation’s unique social clubs, including the Gourmet Club, Dance Club, Newcomers Club, Women’s Club, Fishing Club and Bridge Club. Hilton Head Plantation’s Skull Creek Marina has a boatyard, fueling station, pump-out station, and 158 boat slips for rent or purchase.

Just beyond Hilton Head Plantation’s gates lies Main Street, with dozens of shops, restaurants, professional offices and a supermarket. Additionally, a number of the Island’s best restaurants, including Hudson’s Seafood, the Chart House, and The Boathouse Grill are nestled just outside the Plantation’s back gate

Indigo Run Hilton Head Island, South Carolina

Located in the heart of Hilton Head Island, Indigo Run is a 1400-acre gated residential community with 47 lagoons and frontage along Broad Creek. The community consists of over 1,000 home sites with stunning views of golf courses, lakes, and lagoons. Outdoor enthusiasts will enjoy the miles of tree-lined roads and leisure trails winding through an environment teeming with indigenous wildlife.

Indigo Run has two Jack Nicklaus designed golf courses: the private Golf Club at Indigo Run and semi-private Golden Bear Golf Club. Both feature resort-style amenities and share the recreational amenities of the Sunningdale Park Tennis and Swim Center. Membership at either club is optional for residents of Indigo Run.

Indigo Run is a quiet residential community with hundreds of single-family homes; the commercialization and vacation-style accommodations you might find in some of the other communities do not appear in this private neighborhood. Homeowners get to know their neighbors and enjoy dozens of recreational activities and social events sponsored by the Indigo Run Community Owners Association.

Leamington Hilton Head Island, South Carolina

Located within Palmetto Dunes Resort, Leamington, a private residential community, offers over 460 acres of wooded, golf, and lagoon views. Residents of Leamington, Palmetto Dunes, and Shelter Cove have full ocean access to three miles of sandy beaches as well as world-class golf courses, tennis, and walking and biking trails.

Leamington is home to the Arthur Hills Golf Course, the historic Leamington Lighthouse, and a private beach pavilion on the Atlantic Ocean. The neighborhood also boasts an incredible recreation center, complete with a heated pool, kitchen and barbecue facilities, kayak and canoe storage, ramp access to the 11-mile lagoon, and a playground for children. Leamington is the only community within Palmetto Dunes that allows residents to use private golf carts for personal transportation within the community, and for trips to the beach.

An 11-mile lagoon, which is shared throughout the Palmetto Dunes Resort, wanders through a wildly beautiful ecosystem of live oaks, palm trees, and marshland, home to hundreds of wading birds, fish, and other wildlife. Leamington lagoons are perfect for fishing, kayaking, and electric boating. One unique feature of the resort is the eleven-mile, manufactured lagoon system filled by the waters of Broad Creek. Port Royal Plantation Hilton Head Island, South Carolina

Located on the northeastern end of Hilton Head Island, Port Royal is a 1,000-acre private beachfront community with three miles of the widest beaches on the Island. Spanish Wells is a secluded 400-acre private residential community on a peninsula on the north end of Hilton Head Island. In bygone days when the Spaniards were exploring the southeastern coast of what would become known as the United States of America, they landed on an area that is now Hilton Head Island to get fresh water, hence the name Spanish Wells.

Bluffton

Bluffton originally only encompassed one square mile and received its name from the town’s location which was perched up on a bluff overlooking the May River. Daufuskie Island Daufuskie Island, South Carolina

Located roughly one nautical mile from Hilton Head Island’s Harbour Town, Daufuskie Island is completely surrounded by water and only accessible by boat. Over a mile wide and five miles long, this private residential Sea Island is typically navigated by bicycle, golf cart, or foot.

Because there is no bridge to Daufuskie Island, all visitors must travel to and from the Island by ferry or private boat. A number of visitors and residents use their own boats while a public passenger ferry departs from Hilton Head’s Broad Creek Marina and arrives at the Freeport Marina on Daufuskie Island. There are additional private ferries available to residents through Haig Point and Melrose, and also public water taxis between Daufuskie Island and Hilton Head Island, Savannah or Tybee Island. However one gets to Daufuskie Island, the ride is a beautiful one where a dolphin or two might be spotted on the way!

Although Daufuskie Island is only minutes away from Hilton Head Island, many Lowcountry residents have never been there. This may be because it’s only accessible by boat, or because Daufuskie living is very different from Hilton Head Island. There are no fast-food restaurants, banks, or department stores. While Daufuskie is rich with Gullah and Geechee history, there are very few native Islanders still living there.

You can visit the Gullah Learning Center at the historic Jane Hamilton School to learn about Daufuskie Island’s oyster industry, local churches and schools, and the history of The Island. Daufuskie Island is listed on the National Register of Historic Places for its Gullah and Civil War history, and is the setting of author Pat Conroy’s The Water is Wide, a book recounting his teaching experiences on The Island in the 1960s.

Daufuskie Island blends its fabulous history with modern day conveniences. Many historic landmarks, including the First Union African Baptist Church and the Haig Point and Bloody Point lighthouses are maintained as popular tourist attractions. Residents and visitors can also enjoy beautiful modern homes, condominiums and resorts as well as leisurely activities like golf, horseback riding, tennis, and boating. The Island’s has a number of local attractions including the Billie Burn Museum, the Rob Kennedy Historic Trail, or the Silver Dew Winery.

Daufuskie Island is divided up into five parts: Haig Point, Melrose, Oak Ridge, Bloody Point, and the Historic District

Haig Point, on the northeastern side of the island, is a private residential community withroughly 225 properties. Residents enjoy access to a beautiful Rees Jones championship golfcourse, a tennis club complex, an equestrian center, and the Daufuskie Island Resort andBreathe Spa.

Melrose is located just south of Haig Point. Originally a private vacation club known for itsgolf and tennis, this resort is now open to the public.

Oak Ridge, on the southeastern side of Daufuskie, is an oceanfront community withseveral tracts of land available for custom building.

Bloody Point is a private residential community with access to amenities through theDaufuskie Island Resort and Breathe Spa, including a beachfront hotel, swimming pool,golf, and tennis.

The Historic District in the western part of Daufuskie Island is generally comprised ofunincorporated land and private residential homes of all shapes and sizes.

Visitors can take a tour around this historic portion of the island, with boat transportation available from nearby Hilton Head Island, Bluffton, or Savannah on the mainland. Highlights include the site of the Bloody Point Lighthouse, the school where Pat Conroy taught, and the home workshops of local artisans.
