Property Consultants. He says it is the classic glass half empty or glass half full analogy. “You might be forgiven for thinking that there are huge stocks of unsold and unlet offices and factories and that the town centre resembles a ghost town,” says Chris. “However it is not all bad news. Within the last couple of months I have seen a number of notable successes including the letting of 5,000-sq ft of offices at One Capitol Court to Yorkshire Finance, 1,000-sq ft of offices at Claycliffe to Allied Textiles and filling up vacant space in Providence Villa on Sackville Street with a number of businesses including White Agus Partnership, Opus Kitchens and The Branches Physiotherapy Clinic. “In addition, Vets4Pets Barnsley has acquired additional space to expand its veterinary clinic on Wilthorpe Road and Lo’s Pharmacy has opened a pharmacy next door to the Health Centre at Grimethorpe. “These are all deals where Chris Rowlands & Co. have been involved and where with careful negotiation it has been possible to satisfy both owner and occupier aspirations.” However Chris says this does not mean the market is easy. He reveals enquiry levels are fragile and many viewings are conducted where people then decide against moving mainly due to lack of funding or confidence or both. “This is particularly true of small and medium sized enterprises although much against the trend the Longfields Court development at Wharncliffe Business Park has defied predictions and been extremely successful housing many new businesses in workshop and serviced office accommodation as well as housing part of Barnsley NHS PCT,” says Chris. “There are many opportunities in and around town for commercial and retail occupiers. “One of the most exciting retail schemes is Is it time to think again about that move? the Civic development which offers 22,000-sq ft of retail space on three floors. The Civic is an iconic building, much loved by Barnsley people and it has already proved successful in attracting small business and office users. “Wortley Court at Dodworth is a first-class location for small industrial space requirements with only two units of 3,500-sq ft each remaining on what has proved to be a most attractive site. “Most landlords and owners are willing to be flexible about their property. “It is better to have occupiers than to have vacant space so now might just be the time to think again about that move – we’ll all drink to that.” Voice of reason: Chris Rowlands of Chris Row- lands & Co.
