Colorado Construction and Engineering is a mediumsized privately owned specialist construction,engineering and finishes business, with a specialisationin the refurbishment and renewal of listed buildings,the construction of one-off luxury homes, and thedesign and build of distilleries and visitor centres. Weare CHAS and Constructionline accredited, and are therecipients of a RoSPA Silver Award for Health andSafety. We are approved by several blue-chip clients,such as PepsiCo and Network Rail. We believe inworking in an ‘open book’ manner and aim to providedemonstrable value throughout the construction andengineering process. Our success with this approach,where-in our people take an ‘’ownership’’ approach toour projects, is demonstrated by the fact that over 85%of our work comes from repeat business. Ourremaining workload is secured under selectivecompetitive tender.

This is well demonstrated by the fact thatone of the founding directors of theColorado Group is the recipient of the2011 Construction Manager of the Yearaward.

We employ a full-time Health & Safetypractitioner and have an industry leadingH&S Management System that meets themost exacting requirements.

We have built a core team of handpickedmanagers and tradesmen. All of ouremployees either have or are in theprocess of achieving CSCS.

All site employees undertake a trainingneeds analysis and specific job relatedtraining. Our site teams receive aminimum 1-day H&S training course andother job-essential training such as firstaid, PASMA, IPAF, etc.

Colorado Construction and Engineering were appointed byJohn Fergus and Co. to construct their new £7 milliondistillery, offices and warehousing in Glenrothes.

The proactive design of the distillery and warehouses tookcognisance of the forthcoming plans for expansion, which willallow for a simplified and less disruptive development in thefuture.

The construction of the building needed to be sequencedaround the process installation sequence and required toincorporate extensive fire requirements with the distillation.The project was completed on programme while includingdesign development during the construction phase of theprogramme.

Phase 2 comprises the design andconstruction of 4 new maturationwarehouses numbered 5-8 asextensions to the existingwarehouses. The associatedadditional foul and surface waterdrainage being incorporated andconnected into the existingsystems.

The additional development is setwithin the existing recentlycompleted operational whiskydistillery production and storagefacility a Lower Tier COMAH site.

Undertaking the role of PrincipleDesigner and PrincipleContractor, we worked closelywith the client to ensure that allrisk was reduced to as low asreasonably practicable.

Torabhaig Distillery, Skye

The Torabhaig distillery project had twin principleobjectives set by the client: Provide a brand newdistillery, visitors centre and exhibition space in abuilding of historic significance. And ensure thedetailed restoration of the c.19th century farmsteading, retaining the historic features.

The existing steading was considerably deteriorated,the effects of a long period of neglect; and so thedimensioning and work-scope needed to evolve toensure the process equipment would fit well bothoperationally and to enhance the visitors experience.

The internal finish of the distillery was undertaken toembody a feeling of age while in effect the building hasbeen fully restored incorporating a new high-techdistillery with the associated complex services andprocess requirements, while ensuring the historicalfeatures were brought back to life.

The works to the main steading included the complete re-roofing of the project, utilising Scottish slate, all cut anddressed on site prior to the re-roofing exercise.

Ahead of this the walls of the whinstone steading neededsome extensive structural work, as the walls were ’pushingout’ at the head by some 500mm.

The new roof was constructed to incorporate a removablesection over the stills hall to facilitate future maintenance orreplacement of the copper stills.

At the west end of the existing steading building, a new mashhouse has been constructed, to hold the milling equipment,steam boiler and associated plant.

The distillery utilises process water from the Alt BreacachRiver, while the cooling water is extracted from theTorabhaig River and pumped up to the distillery, with anextensive cooling pond and infrastructure worksundertaken.

Challenges on this project included the remote Skyelocation and restoration while installing a state of the artdistillery into the existing building. Cooling water systempumped from river to the process incorporating a coolingpond, land formed on site above the distillery. Treatmentof waste products prior to sending to sea by long seaoutfall system.

Glen Turner Distillery Glen Turner Distillery

The Glen Turner grain distilleryis the first new green-fieldgrain distillery constructed inScotland for over 40 years andis now producing 25 millionliters of whisky each year.

The Colorado Group haddelivered substantial savings toGlen Turner on previousprojects and through late 2007and into 2008 we were askedto assist Glen Turner indeveloping the new distillery,to be constructed immediatelyto the west of the existingbottling store with its owneffluent management plantand power generation.

The Glen Turner project wasassessed by the ScottishConstruction Centre as anexample of ‘best practice’ ofconstruction procurement dueto the level of savings thatwere delivered to Glen Turner.

Colorado worked closely with Glen Turner to undertakedetailed planning consents and compile the masterprogramme for the project, incorporating the detailed plansneeded to address the complex plant layouts and processdesign. The facility is an Upper Tier COMAH site and therewere further requirements associated with SEPA and witheffluent discharge consents, utilities and the InlandRevenue.

The construction of the building needed to be sequencedaround the process installation sequence and required toincorporate extensive fire requirements with the distillationand milling processes segregated from the main building.The project was completed on programme while includingdesign development during the construction phase of theprogramme.

Colorado Group, under a design andbuild contract, have completed a£3.5M ‘one-off’ individually styledhome in Perthshire. The houseincludes state of the art servicesthroughout and incorporates anenvironmentally advanced heatingand heat recovery system.

The finishes are high-end throughoutand include stone tiles and oakfinishes, bespoke kitchen andbathrooms, together with a cinemaroom, gym and full-sized snookerroom. The building has a 25mswimming pool, sauna and jacuzzi.

The building was designed to ‘bringthe outside into the inside scale ofthe dwelling’. The house hasextensive control systems to tie-in theAV, lighting, heating and windowblinds allowing remote and alarmedset-up.

The project incorporates ground andwater source heat pumps.

The Palace of Holyroodhouse is located withinthe busy heart of central Edinburgh, at thenorth-western edge of Holyrood Park, at thefoot of the historic Royal Mile, and near to theScottish Parliament. The site is fully enclosedwithin boundary walls and iron railings.

The various buildings and external ground areaswithin the Palace of Holyroodhouse serve as aplace of Royal Residence, and are also opendaily to the public, with guided tours, a café andshop.

Colorado Construction have beenengaged the by the Royal CollectionTrust to undertake a year and a halflong project to restore and enactchange to several core aspects of ThePalace of Holyroodhouse. ColoradoConstruction secured the projectfollowing an extensive selectionprocedure, where quality, relevantexperience and project approach werescored at 70% of the project submissionselection criteria.

The whole of the sitearea is Scheduled as anAncient Monument, andthe buildings on the siteare included within theList of Buildings ofSpecial Architecturaland Historic Interest,Category A.

The Palace of Holyroodhouse has been used as a RoyalPalace since the 15th century, and prior to that date was thesite of a monastery founded in 1128. There is considerablearchaeological sensitivity attached to the site, and specialprecautions are necessary on all aspects of the restorationto fully address this sensitivity. The site lies within thesecurity perimeter of the Palace of Holyroodhouse. Due tothe National security requirements, security is paramountwith all staff having to pass through a security checkingprocedure.

Key aspects of the project include: thecomplete renovation of the historicCoachmen’s House into new staffaccommodation, a new Learning Centrewithin the Abbey Strand building, alongwith 9 new apartments. ColoradoConstruction are also carrying out severaldetailed restoration and refurbishmentundertakings within areas of significanthistorical interest, within the Palace, suchas The Great Stair, The Throne Room, MaryQueen of Scots Chambers and LordDarnley’s Chambers. Other schemes withinthe project include the installation of newinfrastructure around the Palace forecourt,as well as the formation of a new PhysicGarden in the grounds of the Abbey Strand.

Abbey Strand Apartments, Palace of Holyroodhouse

As an addition to the mainPalace of Holyroodhouse works,Colorado Construction wereappointed by the Queen’s RoyalCollection Trust to renovate the16th century Abbey Strand,located at the foot of the RoyalMile. The buildings historyincludes having been a medievalalmshouse, lodgings for MaryQueen of Scots’ courtiers and asanctuary for debtors.Abbey Strand now incorporates alearning centre and a range of of9 unique serviced apartmentsincluding a studio, and one andtwo bedroom accommodation.

Colorado Construction’s stonemasons andcarpenters (utilising the business’s joineryworkshop) have restored the medievalfireplaces, age-old stone and joinery features,bringing them together with contemporaryfinishes.

Arnotdale House

After lying empty for sevenyears, we worked with FalkirkCouncil to transform the B-listed Arnotdale House into acenterpiece for thecommunity, creating a café,events and meeting space aswell as office accommodation.

The works included rebuildingthe stone chimneys, removalof asbestos, comprehensivemechanical, electrical andventilation works and aninternal fit out. The buildinghas now been leased to theCyrenians, a charity whichsupports people excludedfrom family, home, work orthe community.

Apex House, Haymarket, Edinburgh

In 2013 Colorado Groupcompleted a £1.5M centralEdinburgh redevelopmentto extensively refurbish andfit-out the existing four-storey Apex House into astate-of-the-art businesshub. The projectincorporated several tenantmoves and the renewal ofthe central power bus-bar,all while the building wasfully occupied.

The project included thecomplete refurbishment ofthe open plan office areas,toilets, central corridorsand the modernisation ofall of the externalentrances and approachesincorporating IrishLimestone and featureglass balustrades.

In the latest phase, Colorado has brought thelandlord communal areas within Apex 1 to thesimilar superb standard of office blocks Apex 2 & 3.

Levels 3 & 4 being stripped back in its entirety andupgraded to CAT A standards ready for any potentialtenants.

Work is being undertaken in a live environment andensuring the safety and comfort of existing tenantsand their visitors is always foremost in the way workis carried out.

Due to the success of the project the followingphases and tenant direct fit-out works were allnegotiated.

Kingsbarns Distillery & Visitors Centre

Kingsbarns Distillery andVisitors Centre is theconversion of a Category BListed 19th Century FarmSteading incorporating anearlier period doocot tower inthe centre of the mainfrontage. The project includesthe restoration of the mainstonework while the doocothas the original lime-washfinish restored.

The project incorporates theconstruction of a new 600,000 litremalt whisky distillery nestled into thecourtyard of the existing steading. Thedistillery utilises water from the newon site bore hole, while the effluent istreated on site to allow clean dischargeto the land and nearby river. ColoradoConstruction and Engineering broughta range of initiatives in to reduce cost,enabling the project to come in onbudget despite a number of keychanges in design.

The visitors centre is setwithin the redevelopedsteading buildings while anew steel structure isconstructed for thedistillery. Extensive VEsavings were achievedthough Colorado Group’searly involvement in thedesign stage.

Plate heat exchangers, inline with the pot ale tank,will assist the visitorscentre underfloor heatingsystem.

Cambusmore House

The existing house was built inthree stages over a 250 yearperiod with different buildingstyles. We therefore had toadjust and accommodate thesebuilding adaptions. To bringthese periods together, ourstone masons carried out fullexternal repairs to the existingbuilding, including full stonereplacements, indents andlithomix repairs.

Our tradesmen also picked andpointed several internal wallswithin the building to createfeature points. The existingproperty was enhancedsubstantially with an extensionbuilt in Forest of Dean stone.

Our stonemason also formednew structural openings withinthe existing stone walls, andrebuilt new stone chimneysand a detailed family shield tothe main tower.

Existing Features & Protection

We utilised a custom designedHaki roof system to protectexisting building features whilethe roof was removed to carry outrot works. The protection systemprovided a dry and safe workingenvironment to allow minimumdamage to building features andmaximise available working time.This proved to be very successfuland allowed us to continue workon the roof in all weatherconditions. Many of the originalinternal features were removedand protected while surroundingworks were carried out. Theseitems were then reinstated totheir original specification.

Structural Work & Spa Area

We have significantly upgraded thestructural integrity of the buildingfrom basement level through to theattic, whilst working carefully not todisturb any of the existing features.A significant part of the structuralworks included forming a new roombelow the kitchen andincorporating this into theproposed spa area. This includedsubstantial temporary support tothe main structure of the buildingwhilst excavating. Both the existingundercroft and new room werewaterproofed with a Sika 1waterproofing system.

Carpentry & Woodwork

The main walls of the existingbuilding had all the lathe andplaster removed to allowinstallation of a breathableinsulation system. The wallswere then given a smoothplaster finish ensuring therewas no damage to the existingcornicing. The existing windowshutters were removed andreplaced with on site fabricatedhardwood shutters, designed tomatch the original style. Theornate ceilings have beenrepaired to match the existingdesign. The existing roofincludes a large amount ofbespoke timbers to match inwith the existing building.

In 2008 the Colorado Group completed the first ’twin’ bondedwarehouse for Label 5 in Livingston. The project wascompleted 3 weeks ahead of programme. Through workingclosely with the client and the design team we were able torealise a 30% increase in storage capacity over previousdesigns. This enabled 23,520 barrels to be stored in each unit.

From our past experience on this type of project and byworking closely with the designers, the Colorado team wereable to improve the foundation and structural design of thewarehouses to deliver a significant saving. We are proud of ourgrowing reputation in the distilling and brewing industries andhave completed a number of projects with clients such asNorth British Distillers, Glen Turner Distillery Ltd and InBev.

Colorado Group has Link-up accreditation. Link-up is theUK rail industry supplier qualification scheme, providing asingle common registration, qualification and auditprocess for suppliers. Colorado Group have completedover 20 station works. A good example of the projectsundertaken is the 116-year old Crianlarich railway station,which was in need of an upgrade involving the removal ofthe current depot and the installation of a new 12-bay carpark and modular units that would form a new trainingfacility.

In order to keep the station operational and safethroughout the project, Colorado Group compiled andcommunicated a detailed programme that, on the criticalactivities, depicted work-flow every hour. In addition tocoordinating all work around train and passenger traffic,the team also set the plan to accommodate the station'son-site administrative staff and sizeable maintenanceteam throughout the duration of the project.

Construction required excavations, drainage ducting,water, gas and electrical services, and new externallighting. Despite the challenge of working in an occupied,operational train station, the project was completed righton time.

The works at Newbattle Terrace, Edinburgh a city centre infill site, were to provide23 high quality flatted residences within 4 storeys, with basement car parking forall flats and access for future buildings.

Existing sewers were diverted to avoid the new building foundations andextensive underpinning works were required to support an existing boundarybuildings while creating the basement carpark over the whole area of thebuilding. A Metsec-structural and concrete foundations, retaining walls, ramps,drainage and floor slabs were required all as detailed on the engineers drawings.

Newbattle Terrace, Edinburgh

The four upper storeys were constructed insteel frame construction, the exteriorcladding was a combination of ashlar stone,rain screen and insulated render system withlarge areas of glass.

All of the apartments were finished to a veryhigh standard to meet the demands of theexpensive residential area. The project wonthe Scottish Home Awards 2019 ApartmentDevelopment of the Year. Value: £8M

The Malt House is a converted city centre council office, set over threelevels in a Listed warehouse stone faced building, developed into 10flats and a new office suite. The principal challenges that wereovercome included:

▪ Increasing the basement office head-height, by taking the floorlevel down while supporting the three storey cast-iron column andtimber beam ‘pinned’ structure.

▪ Demolishing the central core of the building to form a new mainaccess walkway, and stairs to the upper level flats.

The site was extremely constricted being in central Edinburgh and workwas undertaken during the new tram-works.

Dalkeith Corn Exchange

The Dalkeith Corn Exchange projectinvolved the redevelopment of the Alisted Corn Exchange into newoffices for Melville HousingAssociation. A mezzanine levelmuseum and sublet office promiseswere included with the scheme.

The completed offices are openplan, with office ‘cells’ within theopen layout set. The offices are setwithin the historic building,incorporating underfloor heatingrun from ground-source heatpumps. The project achieved aBREEAM very good rating.

The project took over a year to complete, retaining the AListed features in a manner that enhanced the office layout.The external stonework was completely repointedthroughout, and the roof and roof lights all brought back tolife. Solar PV was added to the roof.

The internal historic plaster archways all needed to bereplaced. A glass scenic lift was installed to provide access tothe Board Room and upper north Mezz. Challenges includedthe replacement of historic features to match the existing,and the extensive M&E services installations into an newinsulated structure at an internal 4 storey height.

Cambo Stables Renovation

This project encompassed the refurbishment ofthe listed stables building on Cambo Estate,near Kingsbarns with the inclusion of a café,learning spaces, workshop, office, interactivedisplays, toilets and sales area.

The development included significantstructural work, major roof works with timberpreservation and rot repairs, new sarking andre-slating using reclaimed scotch slate.

A full M&E install to provide heating andelectricity to the building fed from a remoteplant room area.

Bespoke joinery was required throughout, withnew doors & windows being fabricated inhouse as well as the refurbishment of retainedareas of historic interest.

The plans involved a very ‘light touch’ approach inparticular areas with regards to finishes as the blendof old and new required to be sympathetic to theexisting fabric and the history of the story of Cambo.This proved to be a significant challenge as the worksprogressed to bring such a historic building up to amodern functioning standard.

The facility has been improved to provide learningand exhibition areas for the community to use withthe charitable Cambo Heritage Trust running variouscourses in traditional skills and nature learning.

The incorporation of the new Café has incorporatedpart of the larger site plan to free up the existingCambo house for larger planned events.

The charity now operate from the new office spacewithin the stables area which provides them with acentral location on site to plan and coordinate theiroperations with quick access to the walled gardensand surrounding staff.

The project involved the construction of residential apartmentsover four floors on the prestigious Royal Mile, Edinburgh. The 13luxury apartments are 1 to 2 bed accommodation.

The structure is timber frame built above the grade B listed MitreBar. This is one of the last areas of new build accommodation onthe Royal Mile. The entire building was covered with a Hikkiscaffold system to enable the works to proceed entirely undercover and to protect the historic fabric of the listed building.

The principle challenges were related to working around variousembargos due to events such as the Edinburgh Festival andChristmas festivals, with continuous public interfaces.

During phase 1 there was an arachnological watching brief torecord the Listed property’s attributes.

The Callander Youth Trust bought the Bridge End hotel in2012 and selected the Colorado Group to convert thebuilding into a youth club, café and hostel. 20% of theCallander population are aged between 11 and 25 andthe Charitable Trust‘s aim was to create a focal point forthe young people of Callander. The Colorado Groupcompleted the project on programme and provided aresource to benefit the community as a whole.

Speyside Cooperage, Alloa

Speyside Cooperage, a part of the Francois Frères Group,provide a repair, rebuild and cask rejuvenation service,together with sourcing and supplying barrels to most ofthe whisky producers in Scotland.

They have world-wide interests. With the substantialincrease in whisky volume output, Speyside needed torapidly design and construct a new state of the artcooperage to meet the rapidly growing demand. ColoradoGroup worked hand in hand with Speyside to design thefacility to meet their exact needs. The project wascompleted on time and under budget with designdevelopment concluded during the construction process.

Devro is the worlds leading provider of collagen products forthe food industry. Devro also manufacture a broad range ofcollagen casings and films for fibrous and plastic casings andother related products. World wide brands include Devro,Coria, Cutisin, Edicol.

Devro have their headquarters in Scotland and havemanufacturing, technical development and sales officesacross the globe, employing some 463 employees. Thefacilities in Scotland are in Moodiesburn and Bellshill.

Devro have extensive food safety and quality requirements.The Scottish facilities have BRC/ EFSIS Food SafetyAccreditation and work within 9001. Colorado won theproject to extend the food-safe facility at the Moodiesburnmanufacturing headquarters. Colorado completed theextension on time and to budget including the delicate seriesof procedures required to link into the existing food-safeenvironment.

Quaker Oats: Food-Safe Environment

Colorado Group have on-goingrelationships and have completedfood-safe designation projects forQuaker/ PepsiCo, and Devro. Thesebusinesses demand absolutecleanliness as their products cannever be put at risk from non-product specific materials. Thisrequires a close attention to detail interms of operations, including thetesting of any screen integrity.Food-safe systems of work are put inplace and close scrutiny of the work-practises are subject to continuousaudit.

When Quaker needed to construct anew £1.8M ‘Jones Line’ and FlakingMill for the Oats So Simple brandColorado Group were selected toundertake the project under aConstruction Management format,to best address the need to start onsite while still concluding the designof the building.

Colorado Group constructed a new 900m² warehouse for Quaker Oats.

After winning the project through a competitive tender process, ColoradoGroup worked with the design team to engineer over £100K of savingsinto the scheme. This was done through alternate methods of formingand supporting the new low level docking bays and by rationalising thedrainage layout proposals and the heating system. The new unitsincorporated four docking bays for transport, doubling the loadingcapacity of the site. Nearly 2,000m² of new concrete hard-standing androads were laid to provide access, turning and external storage areas.

Protection of food areas while works are in progress and clean andunobtrusive hoarding are prerequisites in food environments. KyleRowley, Colorado’s Project Manager at Quaker received a commendationfor his work in ensuring Quakers operations were integrated into theoverall works scheduling. Kyle worked hand in hand with Quaker at alltimes ensuring he fully understood there day to day requirements.

The Colorado Group worked with the Quaker team to ensure works werecompleted without interruption to the on-going production requirements.

Elie House B-Listed Refurbishment

Elie House is an 18th CenturyCategory B Listed building. Whenthe developer, Chris StewartGroup, acquired the property,Colorado Group were asked to takeon the complete refurbishmentand fit-out of the remaining fiveflats together with the adjoiningstairs and hallways.

The project was extremelycomplex, with the requirement toretain the key features of thedwelling while bringing thebuilding up to current insulationand services standards.

The finishes needed to meet anextremely high standard and thisrequired whole-scale upgrade witha close attention to every detail.The c.£500k project wascompleted while the residents ofthe existing properties remained inresidence.

The project required the demolition of the old accommodationwing and various extensions of Borodale House.

Muck shift including Japanese Knotweed mitigation and rockexcavation including crushing for site use. The new steel framestructure for the process equipment was linked back into theoriginal house with Glulam features in the reception.

In addition to full M&E, works included process installationtogether with finishes and the refurbishment of the existingBorodale House to form a visitor centre and 6-bedroommembers hotel. We also constructed a new 300m2 warehouseand cask filling facility.

Little Spott Steading is the redevelopment of an EastLothian steading into thirteen homes, set in a semi-ruralposition overlooking the Firth of Forth.

The project involved the restoration of sections of thestone steading while areas beyond repair werereconstructed in the original East Lothian sandstone cutand dressed from the existing buildings.

The exterior of the dwellings are completed in traditionalstone with pan tile roof finishes. The doors and windows areall in traditional finished timber. The walls are constructed innatural stonework by Colorado Group’s local stone masons.

Action for Children YOUTHBUILD helps young people between the ages of 16 and 24 to turntheir lives around. The Colorado Group supports Action for Children’s YOUTHBUILD programmein providing young people with on-site training and employment in the construction industry.

Children In Need: ‘’The Yard’’ on Eyre Place in Edinburgh, is aspecialist drop-in centre for children with additional supportneeds. When DIY SOS requested help in the complete upgrade ofthe Child Drop-in Centre, the Colorado Group supplied a team oftrades, plant and materials to contribute to the transformation ofthe centre in just two weeks.

On 6th June 2015, an intrepid team of twenty from theColorado Group and colleagues, undertook a challenge toclimb Bruach Na Frithe in aid of the Action on Depressioncharity.Bruach Na Frithe a 3,143ft Munro on the Isle of Skye, was asignificant test for the majority with no hill climbingexperience. Added to the already challenging prospect wasthe weather which was described on the Mountain Climbingweather report as “appalling” for the day of the climb. Sureenough on the morning of the walk the weather wasextremely poor with gale force winds, heavy rain and fog.However, undaunted, the team set off into the storm. Thesuggestion at the start was as long as one or two made thesummit we would consider it a success, however it soonbecame apparent if one was going we would all be going, andsure enough after three and a half hours of climbing wearrived at the top – as a team! After a brief bite to eat, it wasback on with the backpacks and the three hour climb backdown the Munro, arriving back at base camp, very soggy, for awell earned drink!This has been followed in subsequent years by scaling SgurrBanachdich at 3,166ft and an assent of Blaven (Bla Bheinn) at3,045ft.

Colorado Group sponsor Scottish and British youth team members,assisting them in their goal in following in the footsteps of BritishOlympians such as David Florence and Campbell Walsh. For example,Colorado Sponsored youth athlete, Eilidh Gibson, who helped GB win ateam bronze medal at the Under-23 World Championships in Wausau,Wisconsin. Eilidh is the current Scottish Champion. The Colorado Groupwas formed from an idea born in the Grand Canyon. Several of theowners of the business were keen canoeists in their youth and so whenthe opportunity arose to help the development of Scottish canoeslalom’s youth, we were delighted to be of help.The Colorado Group worked with Sport Scotland and the local clubs todevelop a centre of excellence in Alva, Stirlingshire. We continue tosupport the centre and provide on-going support to up and comingyouth athletes in Scotland
