Appraisal Process

Analyze regional and local area economic profiles including employment, population,

household income and real estate trends.

Confirm and analyze legal and physical features of the subject property, and how

they impact the functionality and overall competitive position of the property.

Complete a supply/demand market analysis of the market and sub-market for

the property type being valued. Conclusions are drawn regarding the subject

property’s competitive position given its physical and locational characteristics, the

prevailing economic conditions and external influences.

Conduct a Highest-and-Best-Use Analysis concluding the highest-and-best-use of

the subject property “as-vacant” and “as-improved.”

Confirm and analyze financial features of the subject property. This information,

as well as trends established by confirmed market indicators, is used to forecast

performance of the subject property.

Develop the Income (Direct Capitalization), Sales Comparison and Cost approaches

to value, which are adjusted and reconciled as appropriate.

Report the results of our findings and analysis according to Uniform Standards of

Professional Appraisal Practice (USPAP) requirements.

PROCESS, TIMING AND PRICING

Engaging CIVAS Southwest is easy. The process begins by simply picking up the phone and calling us. From there, we

assess the scope of the project, present your client with a written, detailed quote and provide all necessary engagement

documents. Most projects are completed in three to four weeks and are paid in-full by your clients – so you get referral fees

fully detailed report (±75 pages).

produce consistent national templates

and appraisal reports. In addition, our in-

regularly updates and enhances

these templates.

National DatabaseWe are recognized for maintaining one of

information on properties located anywhere

in the country. And all data feeds directly

into our national templates. The result is
