NORTH CANTERBURY SHEEP AND BEEF FARM MARKET There has been good activity in the sheep and beef market in North Canterbury over the last twelve to eighteen months despite successive droughts and earthquakes. Demand has been driven by different and competing pools of buyers. Examples of buyers include farmers who are selling high value land for residential subdivision to buy sheep and beef properties; dairy farmers buying sheep and beef properties for dairy support and family succession; local farmers buying to increase their scale to improve profitability, buying a complimentary land type or selling irrigated land to buy more extensive hill country. Additionally, some farmers appear to be buying land within the command area for the Hurunui Water Project, a 21,000 hectare irrigation scheme due to be commissioned by 2021. Real estate agents report good inquiry on new sheep and beef farm listings from local buyers as well as those outside of North Canterbury due to favourable growing conditions. A positive outlook for commodity prices and historically low interest rates also support the market inquiry. With fewer listings and good inquiry we anticipate good quality sheep and beef properties will continue to sell well. Overseas buyers have been active in the market for large scale, high country properties. But Overseas Investment Office decisions to decline approval of overseas investors buying New Zealand farmland following the change in Government will reduce the buyer pool for these types of properties and potentially impact their values.
