DESCRIPTIONLocated within the Brecon Beacons National Park, Coed Perth-y-Piod (or ‘Magpie Woods’ in Welsh) is a long established estate type woodland extending to approximately 36.61 acres (14.82 hectares).Available as a whole or in up to three lots, the sale offers a rare opportunity to purchase an attractive block of mixed woodland with significant amenity value adjoining the Monmouthshire & Brecon Canal.

SITUATIONCoed Perth y Piod is conveniently situated in the Usk Valley approximately 1.2 miles south east of Crickhowell and 4.5 miles west of Abergavenny.

DESCRIPTIONCoed Perth-y-Piod is a significant block of mixed woodland comprising of approximately 60% softwoods (planted in 1994), the remainder being mixed broadleaf (including Beech, Oak, Ash, Cherry and Birch) laid out in a mosaic of small parcels, several of which run together alongside the canal. The site offers itself to both commercial foresters and amenity users seeking leisure access and a source of self-cut fuel.

THE LANDLot 1 (edged red on the plan)Approximately 15.81 acres (6.39 ha) of mixed woodland benefiting from direct road access from the western boundary and frontage along the Monmouthshire and Brecon canal. Lot 1 comprises some 50% softwoods (predominantly Douglas Fir planted in 1994) offering potential for commercial returns, and 50% broadleaves in a mosaic of parcels, especially alongside the canal.

The woodland gently slopes to the east with views out across the Usk Valley and the Brecon Beacons. The main internal track runs from the entrance gate south eastwards through the entire wood.

Lot 2 (Edged blue of the plan)With extensive views out across the Usk valley and Brecon Beacons, Lot 2 is approximately 12.99 acres (5.25 ha) of mixed woodland. Lot 2 slopes steadily north eastwards down to the canal side and offers extensive canal frontage. Access is via a right of way over Lot 1.

Lot 2 comprises approximately 60% softwoods (again mainly Douglas Fir with a small proportion of Hybrid Larch and Western Hemlock), the remainder being broadleaves. A small stream runs down through the wood emptying into the canal just north of bridge No 108. At this point the canal is particularly wide, offering the potential for a mooring subject to the necessary permission.

Lot 3 (Edged pink on the plan)Approximately 7.81 acres (3.16 ha) of mixed woodland comprising approximately 60% softwoods (predominantly Douglas Fir with lesser proportions of Western Hemlock and Hybrid Larch) and the remainder mixed broadleaves.The woodland slopes steadily north eastwards down to the canal side.

Access is taken via a right of way along the main woodland track across Lots 1 and 2. Access to the towpath is available via canal bridge No 108 and also a right of way beyond to the A4077. There is a flat area fronting the canal at this point offering the potential for a mooring, subject to the necessary permission.

OPPORTUNITIES As well as commercial forestry, Coed Perth-y-Piod offers significant amenity opportunities such as nature conservation, bird watching, fishing (subject to the necessary fishing permits), shooting, horse riding and mountain biking. There is network of old estate tracks and paths through the wood which could usefully be opened up for any or all of these uses.

DIRECTIONSFrom the centre of Crickhowell, head south west on the A4077. After crossing the River Usk turn left and continue south east on the A4077. After approximately 1.3 miles turn right onto an unclassified road signposted to Herons Rest Marina and The Bunkhouse. Continue up the hill and over a canal bridge. Bear left after the marina and continue on this road for a further 0.5 miles and the entrance to the woodland will be found on your left, marked by a metal gate painted blue and yellow.
