Stability. It’s not a word you might associate with a
child’s future earning power, but it can be a precious
commodity. For children, stability means waking up in
the same bed, in the same home, in the same
community every day. It means catching the bus to
the same school with the same friends and the same
teacher. It means homework before TV, eating dinner
as a family and a book before bedtime. And, it has
been proven that access to affordable housing, high-
quality early childhood education and good schools
in vibrant communities equates to stability. Without
stability, it is exponentially harder for a child from a
low-income family to move up the economic ladder.
Many families in our community lack affordable housing.
The average rent for a two-bedroom apartment in
Charlotte is now $1,169. A single mother who earns $11 per hour would need to
work 82 hours per week in order to pay no more than 30% of her income on rent.
If she does work two jobs (or more), she may be able to pay the rent, but how does
she spend time with her kids? How does she monitor their friendships and ensure
they are learning in school? If she doesn’t work two jobs, where in Charlotte can
she live, how does she put food on the table and pay the electric bill?
All of these questions get at the heart of why the Housing Trust Fund Bond vote
in November is so very important to our community. And, as one of the bond
campaign co-chairs, I urge you to VOTE YES for the bonds to ensure that this
community continues to be able to provide housing that is affordable for low- to
moderate-income families.
In this newsletter edition, you’ll meet a third-generation Charlotte development
company partnering with us to create affordable housing and learn how you can
be part of The Housing Partnership’s 30th anniversary celebration.
Marsh Properties has a solid reputation
of providing high-quality, well-managed
rental housing in the Charlotte region
dating back to the 1950s. The company,
founded in 1926 by family patriarch Lex
Marsh, a graduate of Wake Forest Law
School, is still owned by the Marsh family.
“Lex never practiced law but was
interested in real estate and after the
depression he began focusing on acquiring
real estate for the long term,” said Jamie
McLawhorn, president of Marsh Properties and spouse of Lex’s oldest granddaughter.
Over the years, as other family members became involved in the business, most
of the land was developed into 2,000 market-rate rental apartments that the
company manages. The land-banking philosophy of Lex Marsh is helping to solve
Charlotte’s current affordable housing dilemma as the company recently donated
7.8 acres in the Freedom Drive Corridor to be used for The Housing Partnership’s
mixed-income apartment development. The donated land is located where
Freedom Drive meets Camp Greene Street and was originally part of an Army
training facility named after Continental Army Major General Nathanael Greene
who commanded troops in the Carolinas during World War I.
The donation comes at a time when soaring land, construction materials and labor
costs have hampered the production of affordable housing. The proposed
development will consist of 185 units for families with area median incomes ranging
from 30% to 80% and will even include some market-rate units. This unique unit
mix combined with free land from Marsh Properties, a low-interest equity
investment and a long-term ground lease is the formula that makes an affordable
housing deal like this possible in Charlotte’s current real estate market.
“While we aren’t affordable housing developers, we believe it [affordable housing] is
a community issue that takes community responses for community solutions,” said
McLawhorn. The Marsh land donation is a tax-deductible contribution for the
company that will have a direct positive impact on the bottom line of the project.
“The driving force for the donation was the collaboration of The Housing Partnership
as a high-quality affordable housing developer and the other community
organizations who made investments,” said McLawhorn.

Wells Fargo Housing Foundation awarded $165,000 foraffordable homeownership initiatives and the constructionof new homes in Druid Hills.
