Dear Prospective Purchaser,

I moved to DC about 10 years ago and was looking for a space to call all my own. I found it in this quiet Adams Morgan building where the flow of energy and light created a feeling of home.

There are so many great things about this home that I will not be able to explain them all, so I will just mention a few that stood out to me.

As a single women I was looking for an area of town that was safe as well as a building where main-tenance personal could handle any emergency situation that arose (like a broken water pipe in the middle of the night). Luckily, that’s never happened but I knew I was covered if it did.

One of the things that made the home more comforting was remodeling the kitchen. The door was removed to open up the floor plan and the kitchen to the rest of the space. I had a new tile floor put down, added cherry cabinets that reach to the ceiling (for extra storage), put in a built in microwave, circular sink, and a black speckled Corian counter top. Now the kitchen is open to the rest of the unit so you can cook and still chat with your guests at the same time.

This area of Adams Morgan has a wonderful sense of community about it. It is quiet and tucked away. It’s easy to spend an afternoon lounging around the apartment, windows open while reading a book and the only sound you’ll here is the monkeys down at the zoo. If the outdoors appeals to you you can migrate up to the roof where many of us garden in our potted spaces, have happy hours to till the sun goes down, and observe the city without actually having the feeling if being in it.

The night life here is also pretty perfect. Want to meet friends for dinner, drinks or dancing you are just a 7-10 minute walk to the heart of Adams Morgan (not that you’d know it). Meeting friends around town take one of the many mass transit options available all within a few blocks.

Lastly, if you want to live in the city but work out of town this place is perfect. I teach in VA and am only minutes from 395 just down the Rock Creek Parkway. Little known secret all the lanes the Rock Creek Parkway are open for travel out of town in the AM and turn over in the PM to allow us all back in. It makes commuting easy.

It will be hard to say goodbye to all the memories I have amassed from lazy afternoons listening to the zoo animals, to happy hours on the roof, and walking to the farmers market but I look forward to someone else being able to move in and create their own memories.

Respectfully,

Carrie Messina

Dear Prospective Homeowner,

Welcome to 6420 Boulevard View! We adore our home, and are eager to show you what makes it so special. We won’t tell you about everything we like—we’ll let you see some things for yourself—but we wanted to mention a few of the things that we have fallen in love with about it over the years.

We fell in love with this house the very first time we saw it—as we rode by it on our bikes. It was so welcoming and stately, surrounded on all sides by azaleas and cherry blossoms and holly and mag-nolia trees in a quiet neighborhood along the Potomac River. We eat dinners out on the patio in our very own “secret garden.” We run on the GW trail that passes right by the house, and romp with our dogs at the park and nature trail across the street. The location is really special: it feels tucked away in nature-- we routinely see deer and foxes and bald eagles-- but is less than 10 miles from D.C.!

Inside is equally charming. We re-furbished the hard wood floors in nearly every room, but kept the original tile in the master bathroom. The sunroom, which has a wall of large windows on three sides, and exposed brick on the fourth, making it a great spot to enjoy coffee and the paper in the morning. Steph has spent many hours studying for Nursing School in our library, and loves the custom-built bookshelves and beamed ceilings in there. While she was working, Joby used the attached garage as his own personal fitness center. It has cable TV, and enough room for an exercise bike, StairMaster, home gym and weight set, with room to spare for storage.

In the kitchen, Steph loves looking out through the window over the sink into the large, fenced back yard, where she watches the dogs play and imagines little kids of our own running around. And both of us love to curl up under a blanket by the fire place in the living room.

Upstairs, the house is laid out smartly, with three big bedrooms that feel both spacious and cozy. The attached master bathroom gives Joby and Steph privacy when out of town guests visit (which happens a lot!).

Joby loves the easy commute—a short, straight shot along the river up the GW Parkway to D.C., and both love being minutes from Old Town, and within walking distance to the Belleview Shopping Cen-ter, which has a brand new Safeway, Post Office, 24 hr CVS, and our favorite pizza joint, Primo.

It will be hard to say goodbye to our first home as a married couple, and all the wonderful memories we created there, but we are looking forward to another family getting a chance to enjoy this special place and make memories of their own in 6420!

Best,

Stephanie and Joby Ryan
