200-300 Corporate Pointe – Olive Hill Group, a private investment and development firm has paid $65.6 million for two Culver City office towers at 200 – 300 Corporate Pointe. The Class A properties total 206,538 square feet. “Our investment strategy is to capitalize on the growth of the tech-centric area of Silicon Beach by transforming this institutional quality office campus into a creative office space, providing a value oriented alternative to offices in Playa Vista,” said Michael Cho, President of Olive Hill Group. “This will allow us to attract emerging technology start-up companies and ancillary service providers by catering to their demand for creative office space near Playa Vista and the rest of Silicon Beach.” The campus was first built in 1988 and renovated in 2004. Olive Hill plans to complete strategic renovations and lease up the buildings to bring rents to market rate. The buildings are currently 88.6 percent occupied. “Ultimately, our vision is to create a creative campus environment with similar tenant experiences to the technology company focused buildings in Playa Vista,” said Tim Lee, the firm’s vice president of corporate development and legal affairs. Madison Partners represented the buyer in the transaction. The seller, Broadreach Capital Partners, paid $51.25 million for the buildings in 2007.

Metro Expo Line Extension Opening Day Celebration - Economic Development has been assisting the Transportation Department with business outreach for the Metro Expo Line Extension Opening Day Celebration to Santa Monica, which will take place on Saturday, May 21st from 10:00 am to 4:00 pm at the Culver City Expo Station.

Fire Department

Fire Service Day this Saturday! – Fire Service Day will be held on May 7th from 8:00 am – 3:00 pm at Fire Station 1 (9600 Culver Boulevard). This annual event, which coincides with the Culver City Car Show, is an opportunity for the community to get to know Culver City Firefighters as well as see the station, apparatus, and equipment up close.

Visit Station 1 between 8:00 am and 11:00 am and enjoy the Culver City Firefighters’ Pancake Breakfast--$5 for adults and $3 for seniors and children. Please note: Culver City Firefighters will no longer be serving chili between 11:30

Water First Program – We want everyone to have emergency water! Culver City residents can purchase a 55-Gallon Water Storage System at a discounted price with free delivery to our drill yard for pick-up. The system allows you to fill a 55-gallon drum with water, which is good for 5 years. Disaster Preparedness Presentation – On April 23rd, the Fire Department conducted a presentation on Disaster Preparedness on behalf of the French Consulate directed towards French Nationals living in California. Councilmember Meghan Sahli-Wells and Deputy Consul General Matthieu Clouvel welcomed over 175 participants. Christine Parra from the Fire Department and Hélène Rousselle from the American Red Cross gave presentations on what to do before, during, and after an earthquake. Thanks to the French Consulate, Splash PR Agency, and French District Magazine for arranging this well attended event!

Culver City Summer Day Camp – Registration for Summer Day Camp began for Culver City residents on April 30th. Registration for non-Culver City residents begins on Saturday, May 7th. Enrollment for Summer Day Camp must be completed at the Veterans Park Registration Office. Summer Day Camp begins on Monday, June 13th and ends on Friday, August 19th. Summer Day Camp will feature field trips to Pirate’s Adventure, Raging Waters, Magic Mountain, Soak City and the popular, and Knott’s Berry Farm.

Thais is celebrating 20 years of volunteer service at the Senior Center this year! Older Americans Month – May is Older Americans Month! There will be special activities and events all month long at the Culver City Senior Center. A few examples are the Ukulele Spring Fling on May 10th at 1:00 pm and an art show during the week of May 23rd – 26th. Check out the Senior Center newsletter online for more details.

Veterans Memorial Complex Rental Operation – Upcoming public events include The Comic Bug’s event celebrating National Free Comic Book Day on May 7th at the Teen Center (http://www.comicbug.com?event_id1-126) and the return of the Angel City Derby Girls on May 14th in Veterans Memorial Auditorium (http://angelcityderby.com/).

May is National Water Safety Month – During the month of May, the Culver City Aquatics team will be performing Water Safety presentations in celebration of National Water Safety Month. Culver City Reduces Water Use! – Potable water use in Culver City was reduced by 17.7% in March and by 16.6% from June 2015 through March 2016 when compared to the same period in 2013:

Watershed Plans Approved – The Enhanced Watershed Management Program (EWMP) plans for both Marina Del Rey Harbor and Ballona Creek watersheds have been approved by the Los Angeles Regional Water Quality Control Board. The EWMP plans outline the City’s compliance strategies with stormwater regulations. Listed in the plans are regional projects that will infiltrate or capture,

treat, and reuse urban runoff and stormwater. The plans also include green street retrofits, low impact development strategies, rainwater harvesting, water conservation, and smart gardens. The cost to Culver City for implementation of these plans is estimated at up to $125 million because the City must comply with strict numerical standards of specific pollutants (i.e., copper, zinc, lead, bacteria, trash, and toxicity) between now and 2021.

Utility Work – Southern California Edison will continue working on Culver Boulevard between Elenda Street and Mentone Avenue and on northbound Overland Boulevard between Culver Boulevard and Washington Boulevard to complete the upgrades to their power infrastructure. There will be lane closures. This work should last an additional month. Golden State Water will continue working on Playa Street between Hannum Avenue and Stevens Street installing a new replacement water main. Lane closures will affect westbound traffic on Playa. This work should also last an additional month.

Cash for Kitchens (C4K) – Culver City Public Works Environmental Programs and Operations is proud to be a strong supporter of C4K. C4K was developed by West Basin Municipal Water District (WBMWD) to provide restaurants and other food service facilities such as corporate kitchens, hotels, & schools, with water-use assessments to assist them in their efforts to save water. In 2015, WBMWD expanded C4K to include Culver City, Malibu, and West Hollywood with the help of Hastings & Company. C4K promotes water education and positive behavior changes for both restaurant staff and customers through staff training manuals, educational posters, and children’s activity placemats. In Culver City, C4K has worked with 15 restaurants (listed below) to identify leaks, upgrade to free low-flow devices, and learn about potential rebates for more water-efficient equipment. These Culver City restaurants will be recognized for their continuing efforts to save water at the May 23rd City Council meeting. As C4K moves forward, WBMWD is excited to partner with local gas and electric utilities in order to promote water & energy conservation in a single visit.

Transportation

On the town with your TAP card! - Transportation staff hosted a workshop at the Culver City Senior Center on Wednesday, April 27th as part of the series "Public Transit is for Everyone”. The session provided an overview of the TAP (Transit Access Pass) card, and participants were given easy step-by-step instructions for sign-up and usage, provided with materials to take home, and given tools and resources to find out more information about the program. The more than 20 participants were allowed to apply for their TAP Card on site to join the program!

Transportation Fleet Services Division Receives Nomination! – The Division was recognized at the 2016 ACT (Advanced Clean Transportation) Expo fleet awards dinner on May 4th. The team was nominated for a 2016 clean transportation fleet award from NGV America for long-term work using technology and deployment of natural gas vehicles. The awards are the ultimate recognition of fleets and individuals who show true leadership and sustainable transportation. The nomination puts the team in an exclusive group of organizations and individuals whose efforts pave the way for widespread adoption of new technologies and practices. The Culver City Fleet received first place in 2009 for this award.
