This property abuts the Socastee Greenway which is part of over 120 acres of federally protected woodlands surrounding this project. This Springfield mixed use community offers southern-styled, luxury custom homes and highly efficient, charming golf villa packages. Families in this 640-acre community built around the existing Springfield Golf course enjoy many lifestyle choices such as grabbing some food or flowers at the preserved fruit stand and orchard at the front of the community. Here we kept the historic charm of the old southern roadside market for the residents to enjoy. We also re-designed the golf pro shop and Cart barn buildings to accommodate the new residence. Also, next to the pro shop is a planned cluster of townhomes that overlook the driving range. Nearly half the community is dedicated to open space, including walking trails, sidewalks and parks. Plus, with its 2,300 acres and 32 miles of trails for walking, biking and horseback riding, the adjacent Anne Springs Close Greenway is a big part of life here along with the 5 acre Amenity site which offers a full-time activities director who plans year around events for everyone in the family, ranging from movie nights to summer camp.

Myers Park City Homes was a highly successful planned infill project placing duplex units in and around 200 yr old willow oak trees. Driveways were planned carefully as well as guest parking spaces so as not to effect the trees root systems. The only double Grand Award winner this year, the Simonini Builders' project, Myers Park City Homes in Charlotte, N.C., was a hit with neighbors who were grateful to rid their community of the dirt yards and shabby rental housing that once occupied the eight-acre site. The prime location is near a hospital and on the edge of Myers Park, one of the city's best neighborhoods. Although it was already zoned for duplexes, an old deed restriction only allowed for a single front door to the street. So architect Sam Greeson designed this high-density product to look like single-family homes. Articulated with historical accuracy, the stately brick colonials with white columns and black shutters complement the surrounding neighborhood. Simonini and planners also preserved 63 mature willow oaks on the site. "The architecture is exactly what the homeowners association was looking for and what the zoning would allow," says builder Alan Simonini. "Everyone I run into compliments us on how it's improved the neighborhood."

When you live at The Point, you're on a permanent vacation. Inspired by Nantucket architecture, The Village and community facilities complement the casual Lake Norman setting. The country club lifestyle, a full-time activities director and The Point's many amenities offer year-around enjoyment to residents of every age. Life here revolves around the water. More than 500 families have already made their homes along the 18 miles of shoreline. Most residents enjoy beautiful views of the water from their homes, while many others are nestled along the fairways of the golf course. More than two-thirds of the holes of this Greg Norman-designed course play along or over the lake. And, Our Lake Club has become one of the most sought-after destinations in the region for wedding receptions and corporate gatherings. Cutter Bay, located in the center of North Carolina's famed Inner Banks, is a boating, sailing and yachting paradise. Just a short drive outside Historic New Bern, NC, Cutter Bay boasts 891 home sites surrounded by water. The property itself is a peninsula nestled between Trent Creek and the Bay River that flows directly into the Pamlico Sound, an area known for its great boating waters. The centerpiece of this 577 acre planned gated community is the magnificent 50-acre Harbour Lake. This lake serves as the backdrop for many of the community's home sites as well as the inland marina, harbor, unique boat launch and boatlift. The amenity peninsula, which sits along the waterfront of Harbour Lake, is the perfect location for Cutter Bay's magnificent clubhouse and center stage for marketing to passing traffic. The marina and amenity island was strategically placed up front in areas that would not be the best home site locations being so close to the hustle and bustle of NC55 as well as to lure buyers into the community with long dramatic views across the water to the raised coastal style club. This island was design to offer a resort-style swimming pool, fitness center, tennis/sport court, basketball and sand volleyball court and a children's playscape area. The innovative boat lift system which we designed was certain to be the first of its kind in that boats were lifted from the internal marina with a sea lift and driven across the road and placed in the Bay River. This was sure to be the softest impact on mother nature and its natural waterways. The army corp of engineers and Coastal Area Management Association considered this to be very much a pioneering effort in that the inland marina never touches the Bay River waterway. This allowed the developer to pursue a 1 year minor CAMA permit as opposed to a 3 yr major CAMA Permit for inland cut marina design layouts. Storm water and grey water is treated on site and planned with irrigation needs In mind.

The master planning and site design of The Sanctuary, an award winning, sustainable, lakefront community was the first of its kind in the Charlotte Region. This project involved the close integration of sensitive land planning, and sustainable design principles from shoreline/watershed protection to Green building design for the club facilities. The John James Audubon Lodge was the first recreational building in North Carolina and the first building in Charlotte to earn LEED certification in 2006. Audubon International awarded the project the worlds first Three Diamond Award in 2004. and it was recently received multiple accolades in the local design and business community including: Charlotte Business Journal’s Green Award for “Green Land Development”, Best Eco-Friendly Development- Charlotte Magazine and Mecklenburg County’s “Sustainable Development Award”. Only 20 percent of the land in the Sanctuary will be touched, resulting in wooded lots and waterfront properties that average 5 acres, and which range from just over 2 acres to more than 13 acres. Fewer than 200 families will make this private community home. The commitment to protect this 1,300-acre nature reserve community affords residents both land and water recreation in tranquil surroundings. The nature trails wind for more than 20 miles through the natural areas near shore.
