Welcome to Hoas* * *

Usually moving involves a lot of stuff to remember. You need to get your belongings to the apartment, pick up the keys, inform others about your new address and sometimes fix an electricity contract.

On top of all this you also start your studies and possibly get to know your new hometown. No wonder all of this sometimes feels like a lot to handle.

We have gathered a list for you about the things you need to remember when moving into a new apartment. We hope it will help you out.

Remember at least the following before moving in:

If the new tenancy agreement does not include electricity, get an electricity contract.

Make a change of address notification – you can find more information from Population of Finland www.vrk.fi.

Inform change of address also to other parties, if needed.

Get a home insurance for your new apartment or transfer your excisting home insurance to your new address.

Hoas’ rent includes internet connection. You only need a contract for an internet connection if you want faster internet (in most Hoas apartments the speed is 50 mBit).

If needed, get some people to help you with your moving – if you need a moving company to help, make sure to ask early enough.

First time in the apartment – picking up

the keys* * *

The official moving-in day is always the first working day of the month. So if the 1st day is a Saturday the moving day is Monday the 3rd. Please notice also the public holidays.

You can pick up the keys from Hoas service center (open Mon-Fri 9am-4pm – please check hoas.fi for possible exceptions with opening hours).

To pick up the key you need an official ID with you.

Pick up the keys only when you can check the apartment’s condition – the moving in report must be send within two weeks after picking up the keys. Any lacks in cleaning must be reported immediately.

Agreement of handing over

the keys and

the power of attorney for

picking up the keys* * *

You can make an agreement with the previous tenant of handing over the keys. You can find instructions on Hoas website.

By signing the agreement you accept the cleaning level of the apartment – sign the agreement after you have seen the apartment.

If you cannot pick up the keys yourself, you can authorize another person to do it for you. You can find the power of attorney form on Hoas website. The person coming to pick up the keys with the power of attorney must prove their identity by showing an official identity document.

What if the apartment is

not clean?* * *

What to do if the previous tenant did not finish the final cleaning?

First of all, contact Hoas as soon as possible – within three days after picking up the keys.

What if the apartment is

not clean?* * *

It is possible that the inspector has ordered a cleaning to the apartment already. If not, Hoas will send an inspector to inspect the apartment. If cleaning is needed, it will be ordered by the inspector.

As the cleaning will be charged from the previous tenant, the need for cleaning has to be documented in accordance with the Hoas system.

Hoas will not refund the tenants for cleaning they have made themselves.

Moving in report* * *

You must make a moving in report within two weeks after you have picked up the keys. Shortcomings in cleaning must be informed to Hoas immediately.

All the apartments are inspected by the Hoas inspector. During the inspection, the apartment usually still has some furniture, which means that the inspector might not spot all faults.

Has someone smoked in the apartment?

Check the power outlets, ceiling power points, ceiling hook, possible ceiling rose and the functioning of the lights

Do the hotplates, the oven, the refrigerator and their lights work? Are there any problems?

Are there any substantial scratches, dents and holes in the walls, floor etc.?

Check at least* * *

Have the washing machine/ dishwasher water inlets and outlets been plugged properly and is the dishwasher cabinet in place together with its base and shelves?

Are the inside doors in place and undamaged?

Bathroom washbasins – are they damaged (e.g. cracks)?

Are any of the taps or the toilet leaking, are the floor drains and washbasins unclogged?

Submit a fault report of these immediately on the Hoas website

Most of the Hoas apartments are unfurnished; if there are furniture, for example lamps, a washing machine or dishwasher in the apartment, please inform Hoas about it.

Are there any mirrors on the walls and are the walls all the same colour (walls should normally be painted white)?

Noting the age of the building

While checking the condition of the apartment one must remember that already the Finnish rental law says that tenants must take into consideration the age of the apartment, other buildings/apartments condition in the area and other local circumstances and mirror this to the condition one asks the apartment to be in.

Accepting items/furniture

The Hoas apartments are unfurnished, unless otherwise stated in the tenancy agreement.

The previous tenant might offer you some of his/her items or furniture. If you want to receive any of these, please inform Hoas about it as soon as possible.

Accepting items/furniture

If you, for exampe, accept shelves on the wall, remember that it is your responsibility to remove them as well as patch up the holes and paint the wall when moving out.

The same goes for example with accepting a washing machine; the water connections are on your responsibility, as well as getting a home insurance.

If you inform Hoas that you accept the items, you can not request Hoas to remove them later on.
