About 20.4% of the premises are used for manufacturing operations, about 8% for offices and about 5.8% for ancillary offices. The current vacancy rate is bout 6.8%. The industrial buildings, completed largely twenty or thirty years ago, are generally in good to fair conditions. The HA's factory estate (i.e. Kwai On Factory Estate) within the area is still in active use with a current vacancy rate of about 1.3%. The industrial area is surrounded by "OU(B)" sites. Given the prevalent active and established uses in the area, it should continue to be used for industrial purposes. Recommendation : Retain as "I".
