Cedar Blue Property Owners Association Board Meeting Minutes January 16, 2021 1. Board Members Present: Roy Branch, Bruce Arnold, Connie Streater, David Ponder, Mike Fite, Don Emberlin-LaMorte, Phillip Seiber, Jennifer Taylor, Jackie Ponder, Office Assistant and Tonya Glasgow, Park Manager. 2. Board Members Absent: Ronnie McGee 3. Property Owners Present: 10 property owners present. 4. Call to Order: The Board Meeting was called to order at 8:30 by Roy Branch. 5. Moment of prayer / silence: Moment of silence observed. 6. Approval of the meeting minutes for December 2020: A motion to accept the minutes as written by: Bruce Arnold Seconded by: Mike Fite The motion passed by majority. 7. Committees: Committees have been created and implemented to oversee different areas within the Park. Each committee has authorization to take care of certain actions and will present a written report every month that will become a part of the minutes. You will see that there are times when more than one committee can be involved in a project. If you would like to volunteer to be on any of the committees, please email/contact any board member. Cedar Blue welcomes your help, ideas and suggestions. These committees and its members will be posted on the website. 9. Entertainment Committee: We have sweatshirts for sale at the office for $35. If you want one call the office and they can bring it outside to you.

THERE WILL BE NO PUBLIC MEETINGS THRU FEBRUARY. The office remains closed to the public but is open regular hours and will still be following the same COVID rules. Call the office with any questions at 580-622-6302

Maintenance / Infrastructure Report

January 16, 2021

Ken, Jerry, Jaybo and Travis have been working at the Family Center laundry room and

restrooms doing scheduled maintenance.

Jerry, Ken and Travis have walked the Cedar Blue community to making sure that no water leaks have occurred due to the recent freezing temperatures. Jerry, Travis, and Ken have been working on clearing out the brush and burning the island at Goose Lake. The project is almost completed.

Jerry and Jaybo replaced the valve on the main water line off Sterling Loop. Travis

continues to paint the pipe rail fence going to the north on Cedar Blue Road.

The Cedar Blue maintenance personnel are great and do so many things

that we take for granted. Please let them know how much we appreciate their dedication and hard work.

David Ponder Tonya Glasgow When you trash on the ground, take a moment to pick up. Containers are provided for house hold trash. This does not include tree branches or limbs. Reminders are given about the limb yard that is open on Friday for cuttings disposal. There is no location on Cedar Blue property for this. A trailer has been provided in the dumpster area for metal and appliances. Please dump accordingly.

If for some reason a property has no water or sewer hooked up to it; the maintenance staff will provide to the property but

only from the main line. At any time, should owners want water/sewer lines ran to their travel trailer or another location on the

property it is the owner’s responsibility. Cedar Blue doesn’t run those lines.

The maintenance crew is always willing to help out when there is water or a sewer issue at your property. REMEMBER the staff is limited on what we will allow them to do. If the water or sewer is on the Cedar Blue side then maintenance will repair. Should there be any other issues and it is the property owner responsibility to repair; staff will not make any allowances for those repairs. The responsibility falls back to the property owner. Cedar Blue will do our part and we ask that all property owners do so too.

A friendly reminder: PLEASE do not dispose grease, baby wipes or feminine products into the sewer system. This clogs the

sewer line and causes lift stations to go out and need replacement.

The first half of the 2021 assessments are due in the office on Monday, February 1, 2021 at 5pm.

The office will be open to take payments. Dues are $650 per year. $325 is half.

No Public Board Meetings: January 2021 – February 2021

The Cedar Blue office remains closed to the public. The office hours of operation are Tuesday - Saturday 8am - 5pm.

To assist all property owners/guests/visitors, we politely ask, (when possible), to make a plan and call the office at

580-622-6302 or send an email to [email protected] so that Jackie and Tonya can expedite Cedar Blue

business with limited waiting time. Phone calls to the office have increased and you may experience a busy signal

when calling. There is the possibility that the office phone isn't answered before the message plays for call

back. Should this occur, leave us a detailed message and we will return the call. Please be patient. There is a drop

slot at the bottom of the door at the front entrance to the office for anyone who would like to leave

correspondence. A picnic table has been placed in the parking lot adjacent to the outdoor deck of the office on

the south side to conduct any business that requires face-to-face contact. Golf cart inspections will also continue

at that location. Face coverings are required. Bring your own as the park office will not provide them. Please

observe the Employee Only signs that are located on each stair step entrance to the covered porch area as this will

give the required social distance.
