An exceptional restored castle in the Umbrian hills

Castello di Procopio is an immaculately restored medieval castle situated on the borders of Umbria and Tuscany. Perched on top of a hill on Monte Tezio, the sensitive

restoration reconnects the castle with its past while also providing the best in modern luxury.

A cavernous living room, restaurant-grade kitchen and grand dining area make up one wing of the ground floor, with a palatial master suite on the floor above.

Across an open atrium are seven more suites over three floors, with a gym, hammam and spa underneath. A row of olive trees conceals a 15 x 16.5 metre swimming pool – essential in the baking Umbrian summers – framed by banks of lavender and yellow flowering broom.

All eight suites have stunning views of the Tiber Valley and surrounding rolling woodlands, and by night, the twinkling lights of Assisi and Perugia can

be seen from Procopio’s front terrace. Fireplaces in every bedroom have been restored using original details salvaged from other buildings in the area and beyond.

Seeking to restore as many of the original features as possible, the current owner enlisted the help of leading Roman architect Domenico Minchilli, who carried out a full archaeological survey to establish the castle’s original footprint. Using drawings from local

archives, he was able to identify the location of the original great hall and stables, and in their place built a living room - complete with a magnificent stone fireplace - and dining room.

As a listed monument, it was essential to retain the castle’s imperious façade, but to soften its appearance and make the atrium entrance feel more welcoming, three elegant arches were added. Walls were rebuilt and a subtly curved roof was added.

T H E I N T E R I O R

After the restoration of the external features came the difficult task of the interior renovation, which was done by award-winning interior designer,

Martyn Lawrence Bullard. Bullard, whose clients include Cher, Tommy Hilfiger and Sir Elton John,

took his inspiration from local palaces and castles. He sourced local materials, including the stone for the floors, and

employed local artisans to fix door grilles, iron work and ceiling beams, while

the carpentry was modelled on styles from nearby houses.

On the western corner of the property is a small chapel with a 17th century altar-piece and stone mantels, wood ceiling beams and flooring that were

sourced from other historic sites. The result is a stunning restoration that brings together the landscape, the local

architecture and its rich history.

The Tiber Valley is home to some of Umbria’s most beautiful and unspoilt countryside, with wild

asparagus, mushrooms and white truffle growing freely in the

wilderness. In summer, as the earthy smell from the olive groves drifts up over Procopio’s terraces, guests can swim and enjoy a glass of Chianti or dine al fresco (there

is even an exterior wood-fired oven) and enjoy the panoramic

views of hills and sky.

H I S T O R Y

Castello di Procopio was built in the 12th century, commissioned by

Emperor Frederick Barbarossa during the bloody conflict between the empire and the papacy. It became a sanctuary

for some of Italy’s most powerful figures, including members of the Medici family who sheltered here

in the 15th century. The area also has a strong cultural history. Over a thousand years ago,

a monument to a Roman goddess kept watch over the valley. Later there

was a hermitage built for Gregorian monks. During the Middle Ages, a church was built in the name of St

Peter who is said to have roamed this part of Italy in the 1st century. The dramatic landscape also

played an important role in the development of the early Renaissance

painters including Cimabue, Giotto and Simone, as they abandoned

the Byzantine style in favour of greater naturalism.

Located 12km north of Perugia, the castle is within easy reach of all major European centres, while the famous cities of Tuscany – Pisa, Florence and Siena – are all

within driving distance. The spectacular Lake Tresimino lies 10km to the west and the historic town of

Assisi, where the Basilica of San Francesco d’Assisi draws pilgrims and visitors from around the world, is a

45 minute drive to the south east.
