1. Introduction to the Business

Aldanmark Pty Ltd (Aldanmark) was established in 1997 by the family directors; Alan, Daniel and Mark Gardner, beginning as a partnership and becoming incorporated in 2001. Business evolution has seen a move from construction services to engineering consulting and project management. We provide a consulting engineering “conception to completion” service with project management expertise. Our engineering team delivers high quality, innovative and cost effective designs. We offer the most up to date design and construction methodologies available and provide timely solutions to our clients. Our aims are simple; to provide the highest levels of service and to continue to build long term working relationships with our clients.

2. Key Personnel

The following staff members represent key staff for our projects. For all key personnel Aldanmark currently employs at least one other supporting staff member with similar qualifications that can assist if required. Refer to page 5 for a full list of staff and their qualifications. Dr Mark Gardner PhD BEng (Hons) MIEAust CPEng Director, Senior Engineer

Mark Gardner, as a Director and co-founder of Aldanmark Consulting Engineers brings over 20 years of experience and management skills to projects. His structural engineering experience includes precast concrete design, post tensioned concrete and steel framed structures. Mark oversees the project management of many of Aldanmark’s commercial structural and civil projects. Recently Mark was the team leader for the Launceston General Hospital DEM upgrade, the Bathurst Street Apartments and the KGV Grandstand. Mark has a Phd in Axial shortening of multistorey high rise buildings.

Daniel Gardner brings to Aldanmark seventeen years of experience in the construction industry, during which time he has progressed from a carpentry apprentice to a senior civil/structural engineer. Recent engineering projects that Daniel has headed include the refurbishment of the Bellerive Police Headquarters and also stage one and two of Transend’s Secondary Store Upgrade.

Matthew has worked in the construction industry for almost twenty years, joining Aldanmark as a civil engineer in 2004. Matt is primarily associated with commercial and industrial buildings and recently worked on the Blundstone Boots factory, Bathurst Street apartments and twin ovals project.

Project Engineer

Tim has spent the past 8 years working as an Engineer for a London firm gaining valuable international design experience ultimately becoming an associate of the firm. He has been responsible for the structural design and successfully led teams on various projects including private residential properties, educational and medical facilities and multistory tower blocks around the London 2012 Olympic Site. Tim is a Chartered Engineer and his recent Tasmanian projects include: Calvary Hospital, Scamander Bridge, Bellerive Oval Sign and Risdon Prison upgrade.

Senior Engineer and Structural Computer Simulator

Goce is a recent addition to Aldanmark and has worked in the engineering industry for eight years; joining Aldanmark in 2011. Goce has been a designer and software developer for Inducta and is highly experienced in the areas of concrete structural design. He has worked with a number of companies Australia wide assisting with the concept design and structural building models. Brendan came to Aldanmark as a graduate engineer. During the last 5 years has gained a wide range of experience in the areas of civil, structural and hydraulic engineering. He has good technical knowledge, and excellent communication skills. Brenan works with the civil department providing technical design solution. He has been working on many of Aldanmark subdivisions and larger civil projects including the New Norfolk 600 lot subdivision and the Margate Marina. Neil performs technical services within Aldanmark on larger scale commercial and industrial projects. For the last six years he has been leading the structural documentation team as well as assisting the project engineers with connection design and construction methodology. Neil recently completed the design for the Launceston General Hospital upgrade, Bathurst Street Apartment development and Bellerive Police Headquarters building. Neil oversees the preparation of structural documentation as well as assisting with project supervision during construction. Morgan provides civil and hydraulic engineering design and drafting components of Aldanmark’s commercial and industrial projects. He has been employed by Aldanmark since 2008. Prior to this he worked as a team leader for the Kingborough Council where he designed and drafted numerous large scale civil projects including the Channel Highway road reconstruction, roundabout and WSUD project. The hydraulic and civil aspects of a project will be delivered by Morgan, as well as assisting Neil with the preparation of the relevant document for tender and BA submission.

Blundstone Boots Factory Aldanmark completed structural and civil design and documentation along with project administration for the new Blundstone Boots factory located in Gormanstone Road, Moonah. The project incorporated 105m long post tensioned slabs on two levels with 16m clear spans and 6m cantilevers.

Launceston General Hospital & Carpark Redesign Aldanmark was engaged to provide structural and hydraulic design, documentation and supervision of the new department of emergency medicine. The building consists of a five storey concrete addition to the existing building, partly constructed over a lower level trafficable lane way. The project posed staging, and coordination challenges including construction adjacent to a working hospital as well as structural design issues associated with additions to existing buildings. The building is currently under construction.

North West Regional Carpark

Aldanmark participated in a design and construct team to provide a new carpark for the North West regional hospital. The clients brief was to provide the best carpark option for the area and a given budget. The location, shape and construction methodology was left to the consultant team to determine and provide options to the client. The project is also acting as a prototype for the framework of future BIM projects for the DHHS

Menzies Research Centre - Stage 1 & Stage 2 Aldanmark was engaged by Bonacci Group (Melbourne) to act as their local representative during the construction of stages 1 & 2 of the Menzies Medical Research Facility in Hobart. The role involved overseeing all engineering related issues including relevant inspections and development of erection procedures for pre-cast façade panels. Aldanmark was further engaged by JHFJV to undertake design for all temporary works for the projects.

Bathurst Street Apartments Aldanmark was engaged to provide structural, civil and hydraulic design, documentation and supervision of a new seven level apartment complex with two levels of underground car parking for 48 residential apartments. The structure consists of post tensioned concrete floors with a ground floor transfer system. The development provided additional challenges by way of a 9 meter deep excavation within 2 meters of a busy street. Timelines required project delivery to be produced within a short period of time, without compromising the standard of design and documentation. Construction commenced in July 2010 and was completed in late 2011.

KGV Grandstand Aldanmark was engaged to provide structural and hydraulic engineering design and supervision of a three storey, single tier grandstand. The building was to cater for a nominal seating capacity of 1000 patrons plus corporate areas and sporting change rooms. The structure was predominately precast concrete including lift shaft, superstructure and seating. Detailing of precast connections and propping was essential to ensure fast efficient erecting of the building whist maintaining structural integrity. The project was completed in 2009.

Campbell Street Car Park and Accommodation (Nation Building) Aldanmark was engaged by SEMF to provide Structural design and documentation services for the Nation building that included 2 stories of Car parking. The building was positioned over one area of the carpark while the other area was built into the ground. Similar challenges were faced with that of the Bathurst street carpark. In both project Aldanmark modelled the full 3D building including reinforcing so that accurate quantities could be produced for a feasibility study.

Devonport Police Headquarters Aldanmark was engaged to provide structural, civil and hydraulic design, documentation and supervision for the Devonport police headquarters addition. The building is a two storey addition and refurbishment, consisting of post tensioned slabs and steel frames. This project posed project management challenges designing around a functioning building operated by Tasmania Police.

Gateway Estate Subdivision Aldanmark have provided design and project administration services for the gateway estate subdivision which is a 600 lot subdivision in New Norfolk. Five stages are currently completed and a further two stages currently in design phase. Aldanmark has undertaken engineering design and documentation in a timely and efficient manner to enable the developer to obtain approvals from regulatory authorities so that construction can be ongoing without delays. The subdivision was designed with AutoCAD Civil 3D over a number of stages and is currently on going.

Fairway Rise Lifestyle Village Aldanmark provided the engineering design for a retirement village and aged care facility at the old Rosny Golf Course site. The development included approximately 1700m of road network inclusive of culdesacs, a new roundabout on Gordons Hill road and on-site carparking. In conjunction with this network of roads, engineering infrastructure services were also provided for retaining wall designs, stormwater, sewer, potable and fire supply water mains. Aldanmark made use of sophisticated plan production and 3D modeling tools including ARD Roads, AutoTURN Pro 3D and AutoCAD Civil 3D to produce detailed and accurate designs for the civil components of this project.

5. Design Methodology

Aldanmark has a number of 3D computer aided design tools at its disposal. With the movement towards BIM, these are becoming increasingly more valuable; however with 2D digital files we are still able to develop advanced 3D models that allow us to perform detailed calculations of structural behaviours. 3D modeling allows our engineers to predict the behaviour of structures and components with detailed connections or complex arrangements. This approach allows us to determine the detailed failure methodologies and to concentrate on rectifying these areas, thus eliminating the cost of manufacturing and testing prototypes in order develop a solution, usually to a complex problem. A 3D model which includes the actual geometry and material properties, as well as any dynamic loading that will be applied to the structure allows true behaviour to be modeled that in the past was not possible without powerful computer packages. The output from the model includes the internal actions, deflections and stresses. In-depth analysis can also be carried out such as temperature effects, dynamic properties and dynamic behaviour, fatigue and long term effects (creep).

Design Tools The main 3D modeling tools we utilize vary subject to the structural or civil problems that present themselves. In many cases we will use 2 or even 3 different packages depending together to provide solutions to all the issues that need resolution. The 4 main packages we use are; Space Gass Space frame programs predominately for steel and timber frames, however complex arrangements including concrete slabs and walls can be incorporated if these are only providing supports.

Strand 7 Finite element program for plates and detailed connections. The package allows the distorted shape to be displayed as well as identification of any areas that may experience localized stress.

Inducta Detailed concrete building package that incorporates reinforced and post tensioning design. The 3D model allows for all load paths to be established and can calculate steel and stressing rates as well as concrete volumes

Autodesk Civil 3D and Advanced Roads Advanced Road Design and Autodesk Civil 3D are used to model all land and terrain manipulation for subdivisions, road reconstructions, pipelines and dams. Changes can be made quickly and efficiently with long sections and cross sections being automatically produced. The full design can be modeled based on the natural terrain and viewed in 3D or presented in a range of options. Any minor changes to the model are dynamically updated.

Examples Over the last 6 years the majority of Aldanmark’s projects have involved some form of 3D or finite element analysis. A small selection of those include;

Grain Kiln - Strand7

The Grain Kiln is used to dry grain that will be used in producing whisky. It is 4.5m Long x 1.8m diameter and is manufactured out of stainless steel. The maximum capacity is 2T of grain.

Aluminum Window Shades - Strand7

The window shades are attached to the walls of the Nation Building. One of the main areas of the analysis was to investigate fatigue as aluminum is prone to this method of failure.

Work Box - Strand7

The steel work box was designed to safely lift personnel across the façade of the Medical Science building – Stage 2. The work box was used in the installation of the windows and also the aluminum sun shades.

Wellington Air Bridge - Space

Gass

The Wellington airbridge links the Royal Hobart Hospital to the Wellington Carpark and spans across Argyle street. This model was generated to investigate the behaviour of the bridge under static and dynamic load conditions. Complex resonance behavious was modelled to determine dynamic wind load behaviour

KGV Grandstand - Space Gass

Althought the porject consisted of precast elements and strcutural steel frames the repetitive nature of the large steel cantileved truss meant that the steel framing functions in Spacegass enabled detailed stresses and deflections in the truss to be determined. The precast concrete beams were modelled to determine loads and we analysed seperately

Residential Apartment Buildings -

Inducta

The models below were generated with a suite of software packages developed by Inducta. The software packages specialize in the design and analysis of Reinforced Concrete Buildings and Reinforced/Post-tensioned Concrete Floor Systems, walls columns and footings.

Fairway Rise - Autodesk Civil 3D Fairway rise consists of 75 dwellings and additional nursing home aged care buildings. The site topography varied across the proposed development and areas of the road formation required large cuts to provide safe roadways. Civil 3D enabled detailed design to accurately place dwellings and provide calculations of cut and fill as well as retain wall areas.

Gordon’s Hill Roundabout- Autodesk Civil 3D The introduction of a roundabout on Gordon’s Hill road was made more complicated by the steep approaches and cross falls. In order to be able to accurately model the finished design surfaces and determine bus turning paths a combination of civil 3D, Advanced roads and Autoturn Pro we utilised.

6. Incorporating Building Information Modelling (BIM)

Building Information Modeling (BIM) has been developed to provide a comprehensive method to model facilities, buildings, structures and assemblies in 3D. A Model is used not only to produce technical drawings and documents, but also to link objects within a project with relevant information. This information is then stored as a database within the electronic file shared between different stakeholders involved in the project. The value of BIM extends past the design and construction phase as the information can be used for the life cycle of the building. For example, electronically storing BIM by government bodies is considered a forward-looking method of gathering city information. BIM allows information to be very efficiently exchanged between consultants and stakeholders. This results in significant increases in productivity while reducing time and cost as conflict resolution and communication is streamlined. Software developers (Australian and International) have embraced BIM and the exchange of data between different software packages is now well established. This allows consultants to efficiently explore alternate design options allowing for a greater number of possible solutions to be explored. Over the past 18 months, Aldanmark has introduced BIM into the design, documentation and management of projects undertaken. The following points summarise the main findings of the effect of implementing BIM;

Significant value has been achieved during the time allocated to concept design as numerous alternate solutions can be very efficiently investigated and compared

Changes to one part of the model are automatically made to all elements that are affected - this approach dramatically reduces manual repetition and reduces human errors

Complex technical drawings can be produced in 3D, reducing construction and manufacturing oversights

Conflict resolution between consultants and stakeholders is streamlined

Database of information is automatically generated as all elements within the model are linked to relevant information. This information can then be used to compare cost, efficiency and environmental impact

Construction simulation and sequence can be modeled, resulting in reducing construction time and rationalisation of trades/contractors on site

7. Quality Assurance Details

The consultancy team is committed to supplying engineering and project management services of consistent quality that conform fully with company and statutory requirements and meets our client’s documented and implied expectations in terms of technical, budget and time compliance. We are dedicated to the continual review, development and improvement of all aspects of our business, in particular:

The development and improvement of the company’s services in line with client’s needs and expectations;

Future development of an efficient and effective Quality Management System which is consistent with the requirements of ISO 9001 - 2000;

The continued evaluation, training and development of our employees in order to meet the company’s quality objectives;

Utilising generally accepted industry best practices in the management of projects and all other services that we provide;

Establishing and reviewing quality objectives at all levels that are realistic, achievable, and measurable taking into account preventive action for outside influences that could prevent the achievement of the objectives;

The ongoing development of the corporate culture that incorporates constant problem solving and continuous improvement, encouraging all employees to take total pride in, and responsibility for, their work and the development of better working practices; and

Management will communicate this policy to all employees and staff in such a way that it is properly understood and followed.

8. Insurance

Aldanmark have Professional Indemnity Insurance to $8 Million and Public Liability Insurance up to $10 Million Public plus $10 million Property ($20 Million Combined). Copies of Certificates of Currency and full policy details are available on request. Aldanmark is preregistered with the Department of Treasury.
